"Great entry location to an increasingly expensive area of Frankston South"

Living on this road offers much more than we had expected when we first
moved in. Great variety of housing with a few unexpected gems backing onto a nature reserve providing road free paths to the beach. The value for money is excellent but the road can be busy at some times of the day. It is a popular road connecting Frankston CBD to Mt Eliza (via Kars Street). This also makes it very convenient to get anywhere by car with easy access to Nepean Hwy and Frankston Freeway. In our case the house sits below road level so the road noise hasn't been a problem from inside or the rear yard. In parts is very leafy and hilly terrain with some houses sitting on the high side of the road capturing bay views, others sitting lower in gullies like ours providing less traffic noise and some homes also on standard size flat blocks. All this makes for a variety of housing styles and prices to suit high to low budgets. There are few real hidden gems with a small number of houses backing onto Lower Sweetwater Creek Nature Reserve This a 13 hectares of remnant bushland which includes boardwalks and nature trails that lead to the beach near the location of the future Marina. Is popular with local kids on bushland adventures. It has its own Park Ranger and used widely for joggers, walkers, school nature excursions and other nature enthusiasts activities. The creek runs all year making for pleasant walks with the sound of running water that makes you feel your deep in the Australian bush unless its hot summers day and the sounds from the nearby beach can be heard. There is a strong local community group that help actively manage the bushland removing weeds and other pests that meet weekly on a Thursday.

Depending where you buy along the road it has to be one of the best placed roads for access to a wide range of facilities at an affordable price for a young family. In our case we have discovered much of what we need is within a 5 to 20 minute walk. These include the beach, the train station, Frankston CBD shops, 2 Public Primary Schools, 1 Independent Primary School, 2 Community Pre Schools, 1 Private Early Learning Child Care, Norman Avenue Local Shops (with local Butcher, Baker, Newsagent, Mini IGA /bottleshop, Cafe/restaurant, Hairdresser, Pizza, Fish and Chips), 2 football/cricket clubs, Community Vegetable Garden, 2 Council Run infant Support Centers, 2 Lawn Bowls Clubs, 4 Separate Kids Playgrounds. There is also local bus that picks up on a number of stops down the road taking passengers to Frankston CBD Shops and Train Station.

It is just a few minutes walk from the most expensive areas of Olivers Hill so long term investor prospects are good.

Lots of bird life but some native rodents and many possums due to the close proximity of Sweetwater Creek Nature Reserve.

Negatives - 1) Optus and Vodafone mobile coverage is patchy depending if your house is on the high side or low side of the road. 2) Lacks footpaths at the end of the road between Brighton Street and Humphreys Road 3) The Bus Service finishes too early for Melbourne CBD Train Commuters if you leave the city after 6pm.
