"Suburban paradise"

The premium suburb of the hills.

Beautiful large houses well maintained. Excellent parks and walks, particularly around Bella Vista farms which offers sweeping views of the mountains.

Fantastic access to amenities. Metro to the Sydney CBD to be just 39 minutes, and a stone's throw from the M7. Norwest lake has developed a real buzz about it, and offers excellent upscale restaurants, bars and cafes.

Looking for a home in Bella Vista?

"Packs a punch and surprises"

With the Metro line changing the whole dynamic of this suburb plus the completion of the metro making travel directly to the City in around ~38min is very appealing. It has easy access to motorways, two major shopping centres in under 10-15min and great hospitals, it feels as if this suburb is turning into a top tier place to be in the next 10 years. People are friendly, family oriented and professional.

"Prestige suburb"

Bella Vista is a fantastic place to live. All the houses are beautiful and well maintained in this neighborhood. There are also many great parks and reserves scattered throughout. Plenty of shopping and dining options, and Castle Towers is close by. With the ongoing development of the Norwest Business Park, its top quality schools and increased public transport options (two train stations) this suburb has a lot to look forward to in capital growth.

"Beautiful Area, Very Expensive"

Bella Vista is a beautiful, green & leafy suburb in the Hills Shire. It's very safe and convenient. Popular with professionals and families. Gorgeous houses and gardens.

The public schools in the area are all top notch, with Matthew Pearce Public of course being highly regarded as it consistently tops the state (always in the top 5 NSW schools for the last few years.)

"Great suburb and very safe"

A quiet and safe suburb. Grew up in this suburb. Great schools nearby - both public and private (except Model Farms, they have a very low ranking). They also have two stations nearby - the Norwest and Bella Vista metro.

"The Premier suburb of the Hills"

Beautiful Views indeed, with all the amenities nearby and 2 train stations (Norwest and Bella Vista. ) A lovely place to raise a family. Top class selection of schools. Walking around the neighborhood, the streets and gardens are gorgeous and well maintained. The houses here tend to be large, on generous blocks. It is the most prestigious suburb of the Hills.

"Green and very clean look!"

Being living here for about 8 years. It’s a very clean and beautifully maintained suburb. Always looks pretty. Two train stations, disciplined schools, hospital and lot of medical centres, dentists and one can find all types of restaurants with a walk to the lake. Above all one can see open sky views .

"A suburb with BIG HOUSES!"

Bella Vista is a very family friendly environment with lots of parks and great schools for families to send their children to. 2 new train stations are being built in the suburb and there is plenty of other forms of public e.g. buses. This suburb has very large houses that are on the more expensive side of the scale. I would definitely encourage families to buy here!!!

"Large houses and poor transport"

Objectively overpriced for location and connectivity. Seems that the Hillsong congregation is the primary attraction. Look elsewhere for value.

Bella Vista is close to every Amenities! With Lots of Schooling Options, Nice Houses & Great Shopping Options! This is my 5th Preference to live in Sydney!

"Bella Vista Waters fantastic community to live in"

We built a home in 'Bella Vista Waters' approx. 6 years ago, moving from Bella Vista and are still extremely happy with living here. The neighbourhood has grown into a wondrful community with Food & Wine Festivals, street Christmas parties, ladies luncheons and many more community activities for all age groups. We have great shopping centres close by and excellent restaurants on our door step. Easy access to the M7 & M2. Bella Vista Waters a wonderful place to live.

"Bella Vista Waters, Best in the Hills District!"

Bella Vista Waters, the best in the Hills district. Brought a block of land back in 2002. Built an architect design homes with a reasonable budget. Best investment ever made. Love living here, and will continue to live here.

"Expensive to buy but really nice to live"

I've lived in Bella Vista since 2006. Fairly new area that keeps developing, therefore has modern look and feel, for a suburbia. New construction still going on, both residential and commercial, mostly of contemporary minimalist look. Both older and younger areas are leafy and clean. Brand new huge private hospital/medical centre with emergency facilities, 3 small shopping centres. New businesses open every day, bringing excellent services of all kinds to the area.

"Bella Vista - a go-ahead commercial centre!"

33 kilometres east of Sydney’s CBD in the Hills Shire and part of the Hills District is the suburb of Bella Vista. It has a population of about 6,300 with nearly 30% of these being under 18.

Historically the most famous resident of the area was Elizabeth Macarthur who sold part of her holdings to the Pearce family who named their property Bella Vista – most likely because it had beautiful views. The family did not sell the property till 1950.The farmhouse and buildings have since been bought by the Baulkham Hills Shire Council who intends to restore them and open them to the public.

The area, up until the 1990’s was mainly small farms. Now there are more residential areas and a thriving business area. It is quickly becoming the main business area for the Hills District. The largest business area is the internationally renowned Norwest Business Park which has retail, commercial, industrial and hotel developments. The Hillsong Church is also located in Norwest.

It is situated close to the end of the M2 Motorway making travel to the city reasonably easy, even if commuters need to get up very early! Buses are the only public transport available.

"Nice suburb but far from the city"

Bella Vista lies in North Western Sydney close to Baulkham Hills. It is a very new suburb and has a lot of new houses. The suburb itself is a complex maze of streets and houses, where most of the houses actually look the same so if your street directory is not updated and you do not have a global positioning system, you are actually highly likely to get lost in there. It is very close to the likes of Norwest so living here would have it’s advantages if you work there or worship there. Having to drive or commute to the city everyday means you better get used to waking up at 6am.
