Should I buy my first home in Bertram or Wellard?

im looking to buy my first home and have had a look around bertram and wellard in perth wa. the houses are good in price and seemed quiet but wondering if there is more to it than that.

a couple of things i want to know about are as follows:

1. quality of education (primary and highschool)
2. crime rate in bertram and wellard
3. if internet connection is any good
4. community services (childcare, GPs, police stations)
