"Brilliant location marred by phenomenal amounts of aircraft noise!"

Truly brilliant location that's close to the airport, M5, the beaches of brighton-le-sands and three train stations (Bexley, Rockdale and Kogarah).

There's a bunch of GP's and medical centres about and St George Hospital (and St George Private) is only one suburb over in Kogarah so its actually fairly easy to find a good local GP or specialist.

There's so many parks and reserves sprinkled throughout the suburb, some with regular activities like Tai Chi you can join in on and there's some beautiful heritage homes about that make it a great suburb to go for an afternoon or evening stroll about.

Our neighbours met us with glasses of homemade lemonade when we first turned up with our delivery truck and proved to be the kind of neighbours you dream about; kept an eye on our place, happily minded the kids when we got stuck and there when we needed to borrow a cup of sugar but without feeling each of us was living in the other's pocket/yard. Our kids still call her 'nonna' (grandma).

There's genuinely good shopping at nearby Hurstville, Kogarah and Rockdale and some of the best (and cheap!) food and restaurants can be found here and in the ethnically diverse suburbs surrounding Bexley - I genuinely do miss the food!

The downfall is the phenomenal volume (both in terms of quantity and decibals) of aircraft noise from 6am to 11pm, with the occasional smattering of turbo-props or propellar aircraft outside of this. You don't realise its getting to you until you realise that you wake up seconds before that first flight goes over the top each morning ie you're waiting for the plane you know is coming, before you even hear it. The hours also mean its impossible to get 8hrs sleep unless you're the heaviest of sleepers...

The driving skill level is also surprisingly bad in Bexley and its surrounding suburbs; I stopped counting how many accidents I was nearly having after it hit double digits in the first month and in addition to these close calls and similar experiences thanks to the slew of learner vehicles that must be driving the test route for the nearby Rockdale RTA, I personally saw two vehicles go into properties (1xshop, 1xhouse) in one street alone. You really have to see it to believe its that bad!

So its one of those suburbs that could be unbelievably perfect...if it weren't for the not-so-minor detail of Australia's largest airport being 4minutes drive (30sec flying time?) from it. But if you want Sydney proximity on a budget, this may be something you're prepared to make a trade-off on....

"Hidden Gem"

I recently bought in Bexley having rented in the area for years. It's close to the city and has plenty of public transport options and has easy access to the M5. Close to St George Hospital and plenty of GP's in the suburb and surrounding suburbs. I did experience aircraft noise when renting the Arncliffe/Rockdale side of Bexley. I bought the Kogarah/Carlton side of Bexley where there is little aircraft noise. If aircraft noise worries you I would recommend you buy down towards the Kogarah/Carlton end of Bexley. There are plenty of Parks in the area and Golf Courses. It's close to Brighton Le Sands where there are loads of good Restaurants and dining options. It's easy to access the beaches in the Eastern Suburbs only being 20 minutes away. All in all a great suburb to live while still reasonably priced.

"13KMS to the CBD and Amenities a plenty"

I find the distance to the CBD as well as its accessability the most appealing about Bexley. Kograh station offer one of the last park and rides (parking station on the train station) if you prefer to not drive there are many bus routes to one of the many surrounding stations.
Bexley Park & Bexley pool are both family friendly and well maintained. The Bardwell Valley walk is great for those who are fitness focused and a bit of peaceful respite.
Not to mention Maroubra / eatern suburb beaches are 15 - 20 minutes away.
Neighbours have been wonderful and Catholic & Public Schools are within walking distance.
Very happy
P.S I moved from leichhardt so ive found the air noise to be a dream in comparison.

"Rough Diamond"

The Suburb
Bexley is a large expansive suburb surrounded by some beautiful heritage homes and established tree lined streets. Some pockets benefit from the added character of tree canopies shading streets such as Dunmore, Beaconsfield, and Caledonian Streets and so on (all interconnected by Seaforth Park)
Some properties take advantage of an elevated position offering Botany Bay or City views. The ample parks, gardens & golf courses in the area attract a wide range of fauna and birdlife as well as golfers. The suburb is within short commuting distance to the entertainment precinct of the inner west or localities surrounding the water’s edge such as Brighton Le Sands, Kogarah and so on. Bexley is around a 20-30 minutes drive to Cronulla.
Overall the suburb is relatively quiet and suited to couples and families still within commuting distance of a wide range of attractions and the CBD.

Transport
Public transport in Bexley is very good.
Bexley North get their own train station, Bexley South residents utilise Rockdale or Kogarah stations. Rockdale to the CBD takes 17-25 minutes travel time, with trains departing almost every 5 minutes during peak periods. Rockdale station is also a major interchange for Bus commuters.

Also on offer are good links to motorways (Eg: M5), close proximity to the airport and easy commuting distance to the inner west precinct (think Newtown, Marrickville, Tempe etc)

Shopping
Bexley North has a multitude of street shops, cafes and the recently renovated Bexley North hotel. Forest Road in Bexley also has a range of street shops including IGA, several bakeries, a hair salon amongst other variety stores including the Bexley hotel. Both locales are well connected to larger shopping centres such as Rockdale Plaza, Bunning’s, Marrickville Metro and Hurstville Shopping centre. The recently opened IKEA in Tempe is a 10-15 minute drive away & the largest store in the southern hemisphere. The Nearby Rockdale town centre has an assortment of culturally mixed stores within the King Street mall area off Princes Highway. Rockdale has a lot of potential, recognised by the local council who are embarking on a master plan to upgrade the area and facilities for residents. Bexley also has good access to a range of nearby childcare facilities, hospitals, swimming pool, gyms and schools.

Property Prices
Bexley North has a slightly higher price point although potential buyers might opt for Southern Bexley areas to take advantage of cheaper property and the convenience of Rockdale station which buyers often overlook. Bexley North offers a better range of strip shops but South Bexley is situated closer to the water’s edge for fishing and other water sports.

People
Bexley is largely a mix of different cultures and backgrounds with recent evidence of urban gentrification.
Generally speaking the community has a friendly neighbourhood feel

Negatives
Some areas receive aircraft noise with the airport being in close proximity
Rockdale, whilst having a lot of potential would benefit from a stronger focus developing the area & facilities to accommodate the community better (think supermarket, cafes, restaurants and specialist shops) - even though this has partially commenced as part of the council initiative Master plan.
This also includes the Seven Ways area outside the Rockdale station which would also benefit with an upgrade and improved selection of shops and café’s along the main strip (Eg: the old Meraklis tailor shop that occupies a large corner with parking needs to be transformed as it has been vacant for a long time)
Forest Road Bexley is underutilised and would reap rewards from additional shops and cafes opening up to serve the community.

"A Beautiful Oasis"

Nestled in the Inner West, Bexley is a beautiful little suburb with wide streets and grand homes with parklands surrounding it's boundaries. A olympic size swimming pool and the ability to get to the city and the beaches within 15 minutes is truly advantageous.

As educated buyers are now realising the potential of Bexley, prices are on the upward scale. The block sizes vary however many new superior dwellings are being built in the area to take advantage of the high position and views to Botany Bay and the Sydney CBD.

Treesnleaves
Treesnleaves Great review, all true however I will warn that some of the suburb is affected by the flight path.
Aeroplanes can be noisy in some streets.

roccs777 Hi Adam,
What streets would you say are most effected and how much worse than leichhardt is it. i.e. if liechhardt scores a 7 for air noise what would bexley be.

Thanks

Treesnleaves
Treesnleaves hi roccs777,

If you Google “Sydney flight path map” and zoom up on Bexley you will see the streets affected, there are way too many for me to list you are likely to encounter some kind of aircraft noise in any Bexley street at an estimate the flight path covers about 90% of the suburb.
I am unfamiliar with the extent of noise in and around Leichardt so I cannot compare, but what I will say is that there are streets in Bexley whereby if you are standing in your front yard speaking to somebody and a plane flies over, you will not be able to hear each other speak at all.

Hope this helps

Adam

"Beautiful suburb destroyed by airplane noise"

Great suburb with some beautiful houses in wonderful streets.
Close to major highways, getting to the city and airport is a breeze.
Nice surrounding suburbs offering nice cafes and restaurants.
Unfortunately the noise of airplanes flying over this suburb destroys all the great things that this suburb has to offer.
I attended an auction a few Saturdays ago and the auctioneer had to stop every few seconds due to the airplanes flying right over this beautiful house.
The noise is deafening in some areas.
Unless they decide to close down the East/West runway or build a second Airport this beautiful suburb will suffer.
It’s a shame!

"Peaceful and great location"

Bexley has many child-friendly parks and ovals within 1-5minutes walk. The suburb is perfectly located close to the M5 for travel to the city. Just 5 - 10 minute drive is Brighton Le Sands with lots restaurants and cafes. If you love the National Parks like I do its only 20-30 minute drive to Cronulla Beach or Audley National Park. Shopping is fantastic in Bexley and surrounding suburbs which are only 5 minutes away (Kogarah, Rockdale, Hurstville. What can I say???? Location location location

"Living and knowing my part of town"

Bexley is located in the St.George / Sutherland shire.
It holds a mix of anglo and non-anglo australian backgrounds.
I have lived here for over 12 years and its been a pretty good place to stay in.
My neighbours are quiet and friendly.
I havent seen alot of trouble since ive been here.
Since these years i havent noticed much disruptions to my lifestyle.

When i first moved in i noticed the airplanes coming through.
At first i didnt like it because wasnt used to it.
But i understood well its very close to the Sydney Airport.

I originally was from Earlwood (from what i remember 20 years ago-the days when no planes ever crossed that part of the skies)

But as ive seen as of late planes are running all over the place (not just Earlwood, but even Surry Hills !! and many other places) so it really isnt making too much difference.

So it seems that things do change over time.
Wont be surprised more changes when 2nd airport gets going.
But wont wait for that, things will change regarding air traffic routes (it has to - more planes etc..).
Take it from me, ive seen the changes over the last 12 years (in my surburb) as well as the
suburbs i never thought would see them crossing over.

So really dont need to pull your hair out on these issues if you know what im saying :)

Bexley's position satisfies itself with close connections to major roads and motorways that
will get you to any place you need to go.

Especially the main roads (Forest Road, Bexley Road, Stoney Creek Road) that virtually takes you straight there.

Bexley is surrounded by various railway routes that will send you east/west/north/south.
Bexley sits in middle and is encompassed by Bexley North, Kogarah, Arncliffe and Hurstville
railway lines. You also have 2 other railway stations that are close by (eg Carlton and Allawah
stations)

Bexley has lots of parks, and is surrounded i think by at least 2 main golf courses.

Just down the road from me is Bexley Public swimming pool (6 min walk) where it draws a decent
crowd (eg families and singles). Theres ample parking.

Where i live im surrounded by many many child care centres, so theres no problems
there.

As for shopping it has its own shopping village as well as only 5 minutes drive to Hurstville shopping centre and 5-10 minutes to Rockdale shopping centre and shops on the main road (Princess Hwy)

Just up the road from me is a well established food/grocery supermarket.
Theyve been there pre my entry into the suburb.
Their prices are pretty decent.
Theres also an IGA ? food/grocery supermarket in Forest road. 10 mins walk from me.

Bexley is close to the waters (eg Botany Bay) eg: Brighton Le Sands, Dolls Point, Ramsgate
and few other suburbs in the area.

So plenty of nighting , or eating out if you chose to do so.

Its so quick to get to Cronulla or Kurnell ( eg: Forest Road, Rocky Point Rd all the way through), and the run to Bondi is decent as well (Forest Road, Airport drive or General Holmes drive or Motorway).

So you have many main alternatives to get you there.

Driving from my street there takes approx 8-10 minutes drive on a decent run.

Fast fooding is too easy for me, i have Red Rooster (5 mins walk), Macdonalds (5 mins walk), Kentucky (10 mins), Dominos/Eagle Boys Pizza/chinese food (5 mins walk)

I can rave on but i think this should be enough meat to chew on.
My ratings are honest as to according to my opinion only.

Hope my review has satisfied your thoughts regarding Bexley.

Regards,

Bexley Neighbour.

Treesnleaves Congratulations on an outstanding review! you are honest and you point out the good points and the not so good points. you rarely see anybody mention anything negative about the suburb they live in as almost all people like to defend there own investment and decision to live there.
Great job!
