Reviews of Blight Street, Ridleyton

"Ever evolving into an inner metropolitan residential location."

Blight Street, (Ridleyton) runs North / South, from Torrens Road at the North and Paget Street at the South. The street also continues North across Torrens Road into Devon Park.

The Ridleyton portion of the street is divided in the middle by Hawker Street, with a significant change in housing styles on each side of Hawker Street.

Blight Street to the north of Hawker Street comprises mainly of Housing Trust or ex Housing trust post war homes and units. This portion of the street also contains speed limiting devices. Housing in this portion of the street is of reasonable to poor in terms of presentation, the few privately owned homes in this portion of the street are well maintained. This portion of the street is also home to the Croydon Bowling Club (Lawn Bowls).

As a real estate speculator, I would expect significant redevelopment of this portion of the street in coming years.
Blight Street to the south of Hawker Street comprises of privately owned homes of mixed character, generally in good condition, 2 groups of SA Housing Trust units (set back off the road with minimal frontage to the street), an estate of Caj Amadio built homes designed primarily for affordable inner metro living. This estate is well maintained and has experienced significant capital gain over the past few years as the evolution of the street and suburb in General.

The site of the former Cold Storage warehouse located on Blight Street has recently been redeveloped into an estate (John Ridley Estate) of approximately 45 homes which commenced construction in 2007, some allotments within this development are still vacant, however their development is ongoing and imminent.

Development of this estate and the recent construction of new homes in adjacent Ryan Place, Paget Street and Hawker Streets has led to the increase in median price of homes not only in Blight Street but Ridleyton as a whole.

Blight Street has easy access to transport corridors of Torrens Road / South Road and Port Roads.

Hawker Street also provides direct access to Memorial Drive, North Adelaide / Adelaide which (depending on traffic) is between 5 and 15 minutes by car, approx 4-5km.

Access to the Port Adelaide -> Adelaide train line which runs within 500m of the street is unfortunately poor as stations are not placed conveniently for Ridleyton Residents.

The local MP an advocate for the extension of the Glenelg Tram from the Entertainment Centre onwards West is understanding of the need for this future extension of the light rail service to include the possibility of an additional light rail stop closer to Ridleyon.

Blight Street is within easy access of the local IGA Foodland shopping centre, which includes a bakery, pharmacy and café. While sufficient for essential needs the shopping centre is basic, run down and in need of redevelopment.

Major shopping is somewhat limited as Centro Arndale offers far from a cosmopolitan experience and North Adelaide lacks major retail chains. Adelaide City (Rundle Mall) or West Lakes shopping centre provide the best options.

Mobile phone reception is fine, while overhead wiring is still in place in the street, there is Foxtel Cable available (internet and pay tv).

While the Street has and is evolving a new working class of young couples, singles and young families is moving in. As prices rise the older demographic and lower socioeconomic tenants and owners are moving out. This migration will be limited as a number of SA Housing Trust homes and units will always likely remain.
