You can never say never. It is highly remote that the Hepburn Shire would rezone this area light industrial - .000001% perhaps. It is currently zoned Commercial C1Z. If you go to the Hepburn Shire website and look up the ordinance for this zone you will see the allowed uses. If you are still unsure contact the Hepburn Shire's Planning Department.
