Are East Maitland, Metford, Tenambit and Beresfield safe areas to live?

I am relocating to Newcastle and note that these areas have very cheap housing. Just wondering if that is because they are out of the main city or whether they are not desirable or safe areas to live

You may have already moved to the area, but to answer your question, the house prices reflect the fact that they are all 20-25 mins out of the city and its suburbs. East Maitland is also quite of mix of housing - some older, but these are often on bigger blocks and are being bought up, modernised and sold on at quite a profit, so a lot more investment coming into the area, plus new areas of building nearby too. The newly expanded Stockland at Greenhills (still part of East Maitland) is close at hand to all these suburbs and the schools are all pretty good too. Metford has a lot of new building - half is older and the other half newer. Lots of building around Tenambit with new suburbs of Chisholm and Harvest (the back of Thornton) being built and vacant land, so they have display homes to view and also Morpeth and Raworth (in similar area) have modern housing estates and vacant land. Its a good area to settle in and very affordable too when compared to Newcastle.
