Arthurs' is located approximately 12km West from Tenterfield in the Sunnyside area and comprises 117.2ha (289.6ac) approx. on 1 freehold title.
Topography is level to undulating country easily traversed by four-wheel drive. Height above sea level ranges from 790 to 800 metres. The whole of the area consists of granite soils. These range from finer type soils to coarser granite and some rock outcrops. There is a small amount of timber along the southern side with mainly red gum and yellow box.
Water is provided via an electric pump on Sunnyside Creek to a holding tank and gravity fed to a troughing system to the paddocks. This is complimented by six catchment dams and an average annual rainfall of 750mm.
There are 15 main paddocks and fencing consists of mostly steel posts and 7 wires, 4 plain and 3 barb wires. Carrying capacity is estimated at 30 breeding cattle and followers on an annual basis.
Structural improvements include an old 2 bedroom cottage with electricity connected; a steel cone silo; 2 stand shearing shed; storage/hay shed; shelter shed; old dairy; timber and steel sheep yards and steel panel cattle yards with 2 holding yards and veterinary crush and loading ramp.
