Being approximately 246 hectares or 607 acres situated on Greville Road is an opportunity to purchase this uniquely productive grazing property in a reliable rainfall, private area of the south west of West Australia. The property itself is almost 100% cleared and is currently set up for and used as cattle grazing however sheep could be grazed. Cereal cropping could be an option, especially hay production.
The land itself is productive mainly gravel loam soil types in the past supporting jarrah and marri plus an odd flood gum. The developed pasture being a mixture of several clover varieties along with two or three rye grass types, all in all providing a good balance for the current beef production. The topography is very gentle undulations making management an easy chore.
At present there are approximately 107 heifers along with 60 mated third calver cows due on the 1st March with a calving period of 8 weeks. (NOTE THESE CATTLE COULD BE AVAILABLE TO THE SUCCESSFUL BUYER AT AN AGREED NEGOTIATED VALUE). In the past up to 140 breeders have been carried.
The water supply comes from two smaller dams with one key dam that pumps to a header tank that feeds the 9 troughs including one in the cattle yards. There is potential to develop further water sites in some other parts of the property.
The fencing is almost all new throughout, consisting of a complete ‘as new' high netting and barb wire on steel posts boundary fence on all sides, including a barb belly wire. The property is divided into 8 paddocks with internal fencing being netting on steel, swinging steel gates, barbs including barb belly wire. There is a central lane way through the middle of the property to make livestock handling easily workable.
The quality all steel cattle yards that can hold up to 200 head are also designed for management efficiency. The good conditioned all steel shed is approximately 24m x 10m with extra high roof is enclosed on 3 sides and can hold up to 278 round bales.
'Winderland' represents an opportunity to purchase a well improved property in a generally reliable rainfall area situated 14-15 km south east of Yornup on Greville Road.
