"Best Leumeah-Big blocks-Beaches-Lifestyle"

Leumeah is the top rated suburb in the Campbelltown council with highly regarded Leumeah public primary school. House blocks are bigger thus offering a great lifestyle for families and the suburb is just 35 min drive from the nearest outstanding beaches which offers surfing and the big waves like the Bondi beach.
What else you need (a boat may be)!
Sydney at its best!

"Leumeah-Top Leumeah Public Primary School"

Leumeah primary public school is the best thing that happened to Leumeah. Easily one of the best schools in the southwest Sydney.
Nice people.
Suburb is very peaceful and it has got sublime views.
Many parks and temples nearby.
Great public transport.

"Future is here……"

Kids in Leumeah primary school usually get great marks in 5th year NAPLAN test and the score is at par with many top schools in Sydney. The school has OC classes (icing on the cake) too.
Council has its focus on Leumeah theses days as their aspirational project Leumeah Precinct (basically knockdown and rebuild new) has already started. So, houses are selling like hot cake here as it is an investment for future. Train, beaches nearby, good people, greenery and great views from Leumeah Heights😀

Rentals in Leumeah

"Leumeah is a great leafy heaven..."

Location, School, Transport, Sports, Lifestyle, Greenery….And Many!

I am a IT professional and my family have been living here for a few years. Leumeah means ‘here I rest’ and it literally lives up to it. Let me state what I feel about it.... 

Safety: It is a non-commercial homely suburb with good vibes. Very safe, quiet and family friendly suburb. Being clean and very green, you don't feel heat like Western Sydney. There are no antisocial elements here.

School: Leumeah primary public school is the best school in the area. It has OC classes (very few schools have those classes in Sydney) and kids are very studious. Young families who value the education of kids are increasingly coming here. Leumeah also has few of the top ranked selective government high schools nearby. 

Location: Beaches in the proximity (around 30 mins drive only) so it will be worth heaps in future as people are moving close to beaches these days due to ongoing pandemic. Churches and big Temples close by. Plenty of parks for kids in Leumeah and nearby (Botanical garden in Mount Annan is a stand out feature - I would suggest driving down there to see it). Established medical facilities (great GPs and dentists) and big hospitals in the area. Surrounded by lots of good suburbs. Close to Badgerys Creek International Airport (Due to complete in 2026) so naturally poised for a great future. This is one of the future growth areas identified by the government so will appreciate a lot down the line. Leumeah's relatively new area which was supposed to be called as 'Leumeah Heights' but still gets referred to as Leumeah is a great location with outstanding views.

Shopping: Good malls nearby for regular grocery shopping along with Bunnings and Costco. Short drive to MacArthur Square Shopping Center and Narellan Town Center which are few of the best malls in Sydney. They are new, huge and quite spacious to roam around. 

People: Owner occupied mostly! Friendly, multicultural and respectful, making it a best bet for buying. No housing commission here. On my street people have maintained their houses very well indicating a healthy lifestyle and culture. Lots of white collar professionals are choosing Leumeah these days to call it a home. We made great friends very quickly here as it is away from hustle and bustle and people like to talk to each other. I remember within a few days of coming here all our neighbors greeted us warmly; a gesture very rare to find these days. While I was on an overseas trip, my neighbor mowed my front yard lawn showing a great act of camaraderie and social awareness. 

Transport: Very near to highways. Having a train station is always a luxury but having no dense housing/apartments nearby the train station is icing on the cake as it makes the suburb very peaceful AND that's Leumeah for you. The station also has lots of car parking spaces allotted. People from surrounding suburbs drive to Leumeah to park the car at the station to take trains as they don't find car parking available near to their train stations. Trains remain almost empty when they start from here so you get lots of choices where to sit while traveling to Sydney CBD. Even while traveling from Central station(Sydney CBD) to Leumeah one can get many spaces to sit which is rare for other Sydney train lines. My kids love train travel so it does matter to me to have a good room. Plenty of buses in the area too taking you to train station in 4-5 mins so it is better connected. Based on my experience of living in the North and West of Sydney, I find the MacArthur region (where Leumeah is) has better and less strained public transport. For daily commuters to Sydney CBD, this suburb can't be beaten as there is a direct line to the Sydney International Airport and the Sydney City. Once, we took a direct train line to Leumeah from Circular Quay after 31st Dec show in the night (Huge rush) and that day I realized the value of direct train line as I was packed with lot of stuff and my kids were sleepy so they slept well during the travel.

Sports: Heaven for those looking for an active lifestyle. Southwest’s biggest sports stadium (Campbelltown sports stadium(football)) is in Leumeah (next to the train station). Lots of swimming pools nearby for kids to get trained. Cricket grounds in the vicinity. Leumeah has 14 tennis courts in Wests Tennis Club (a prestigious club). 24*7 Gyms can be found in the nearest malls (3 mins drive). What else do you need? 

Overall Area: Southwest (Campbelltown and Camden LGAs) has a lot of space in existing residential zones and councils plan them very well for new houses and lands too. It also has very less traffic on the roads compared to other parts of Sydney due to very good infrastructure development. Houses are spaced quite well on bigger blocks. Here, we call a block of 400 square meters as small and we don’t count 250-300 square meters as a block, it’s just a yard space for our kids to play. There is a net population increase of 48% in the last few years in the outer Southwest (In Camden and Campbelltown LGAs) while other areas in Sydney have lost the population (This claim is backed by Government's data on Councils performance). This is a clear indication of a shift in people’s mindset. These days people are becoming increasingly choosy about lifestyle, good facilities, bigger blocks and houses, great public transport, less traffic on the roads, peacefulness, multicultural society and no antisocial elements. Southwest provides the best balance of all.

Verdict: Overall, Leumeah serves equally good for first home buyers as well as for a rental investment (vacancy rate is almost 0). Move in while you can! Or you would regret later, believe me.

A small correction @happy_@leumeah_buyer - there is a small pocket of housing commissions on Flynn Cres, which dont pose an issue and is a very small pocket, apart from this the rest is correct. Leumeah is very quiet, scores very low on crime map. I grew up here from the age of 4, all the way to High school. And did tennis training at the West Tennis club there, which still exists and have very fond memories of. Back then (47 years ago) there were still a few paddocks. It's still retained it's leafiness and quietness. It's great to see the investment going into Leumeah. I'm glad they also retained the rail sign from the old railway crossing- nice touch And Western Suburbs league club is modern and great parking!

"This is it!"

We moved here few years back and won't go anywhere else now.
Few observations:
Family friendly neighborhood, plenty of open spaces, parks for kids, etc.
Leumeah primary public school is the best (google it to believe it) in the Campbelltown LGA so good for young kids.
Nearest beach (Most scenic Bulli beach) is 40 min drive from here(what else you need).
Houses are built on big blocks of land so you are entering in a lifestyle suburb.
Leumeah has its own train station which has a direct line to Sydney international airport and a great network of buses. Google prestigious 'Leumeah precinct' project to understand the future potential of the suburb.
Great for clubbing (West League Club and Tennis Courts are in Leumeah).
Equidistant access to malls of Minto and Campbelltown so excellent for shopping, recreation, gyms and eating out.
Has been marked as one of the best places to invest in 2022/2023 by Canstar so future holds great for Leumeah.

"Best suburb in South West"

Close to everything, big spaces, excellent views and filled with good people. It will soon skyrocket in price as it is marked as best suburbs to invest in 2022 by popular Canstar website (https://www.canstar.com.au/home-loans/best-suburbs-sydney/). So, enter when you can. Excellent suburb for families and very peaceful. Leumeah primary public school is very good. Very happy with our purchase here as it maintains perfect life style.

"Awesome suburb for a family...."

Its a great suburb to raise a family. very quite and peaceful environment. Good transportation around. Very close to almost all the major shops and restaurants in campbelltown. Sizzler is a big plus near the station.

"Very happy."

I bought in Leumeah less than 2 years ago now and I love this suburb, so close to the freeway but so quiet. Easy access to everything. I live and work here and have recently learned that I can go weeks without leaving my postcode but I still leave the house every day and have a completely normal life because everything I need is right here in Leumeah and surrounding suburbs.
This area is not pretentious in any way I feel comfortable here, I feel respected as a person and I don't have to put on any facade or show to be accepted. People are friendly overall.
The sound of the cicada's crickets and Kookaburra's are strong here, I like to start the day with a smile and the Kooka's laugh in the mornings always brings a smile to my face. It is a leafy area that I live in but Leumeah is a huge suburb and has all sorts of properties from the huge land properties with big expensive houses to the Department of housing houses.
The tree's, the critters, the convenience, the weather, the people, this area is a true Aussie experience and all together mean that even if I won lotto tomorrow I would not leave my little piece of Aus right here in Leumeah.

"Easy access to services, close to trains, town & shops"

Quiet suburb close to Campbelltown City yet walking distance to train station, shops, and anything else you like. Very central, quiet, lots of bird life, kookaburra's, schools, transport. I've lived here for 10 years and would recommend it to anyone.

""Really happy with my purchase... a great suburb to live""

We moved to Leumeah 11 mths ago, I must admit I was a little worried at first as we are on one of the main streets, but all my concerns are gone.

There are a good mix of neighbours from young families, singles, people who have been in their homes for 30 years or more, renters and home owners. We have a great neighbour who is always around if we need help, never too busy to lend a hand which is great to know you have someone so close by to help if need be.

Most people are friendly and helpful, a couple who keep to themselves.
Very close to shops, local and main shopping centres: there is Leumeah Shops, Campbelltown East, Little Campbelltown, plus Campbelltown Mall, and Minto. Great having such a wide choice, even close to fast food services, which was great when we were recently renovating, able to jump in the car, grab some take away and be back in 15mins already.

Would recommend the area, really surprised and happy!

Services are also close with bus and train in walking distance, schools are also close

"Great Neighbourhood"

I lived in Leumeah for over 10 years in a rental property, then due to family reasons I moved away. When purchasing my first home I decided to look to Leumeah as it's a suburb that has everything, close to railway station, buses, shopping, schools, parks etc.

I enjoyed returning to Leumeah, a peaceful suburb, to a new street where I quickly made quick friends with my new neighbours.

I believe this is a highly economical suburb for both the renter/home buyer for both young and old, married or single. I returned as a single person to the suburb, a woman living on my own, and at no time did I ever feel unsafe.

Leumeah is a suburb which only looks more pleasing to the eye as the years go by!!

"Lovely place to be, and central to everything"

I have lived here for the last 14 years and have had very little problems with the area.From where I am I can walk to Campbelltown or to local shops which cater to most of what you need.If I could I would do a knock down rebuild of our old house because I love living here and so does my family. Life is what you make it. If you dont try to fit in you wont.As far as riots go never been one in all the time I have lived here.We have a wonderful mix of ages and races in our area, and no we dont have any dramas.
