"Affordable, diverse and full of character"

I’ve proudly lived in Riverstone for 2 years in the new housing estate and I have found it to be a peaceful, convenient, character-filled, charming place to live. In 2023 it’s affordable, with has plenty of potential with both heritage cottages and modern builds, tree-lined streets and reserves, close proximity to transport (Metro and Sydney Rail) and various town centres (Riverstone, Rouse Hill, Box Hill) and gentrifying population. It’s filled with families and young professionals, tradies, is LGBT-friendly and filled with people of varying ethic decent. Most of whom I’ve found to be respectful, house-proud and down-to-earth - with a community-focused mentality. There’s also the locals and young first-homebuyers in the established area who are friendly, unpretentious, hard-working, and inclusive. There’s gyms, supermarkets, medical centres and schools nearby, while also retaining that quiet country-vibe. It’s close to everything and suburban, but still has a close-knit village of yesteryear vibe. It may not be as polished in some regards as other suburbs, but it’s certainly transforming week-by-week,
I’m always impressed by improvements being made. It may have been underestimated in the past, but I can imagine it being an increasingly popular consideration for both new homebuyers and renovators.

Looking for a home in Riverstone?

"Nice and diverse suburb"

Riverstone has been my home since last 10 years and there is nothing I can complain about. Close proximity to train station, metro and rouse hill town centre is bonus. Nice development going around the suburb. Townhouse and houses prices are skyrocketing at the moment. It as a feel of laid back life but full of attention. If you want to grow up your family this is the suburb you are looking for.
Famous school like norwest Christian college and riverstone public school just at doorstep.

"Quiet place"

I moved to Riverstone recently. Very convenient with train station 20 minutes walking distance from the new estate. Boxhill town center is coming up so that will be short drive from my home. Garfield road is planned to be widened with extral lane added on both sides. Good schools, bank, IGA, cafes, petrol stations and fast food restaurants at Riverstone. Nice place to live for any family.

I moved to Riverstone 7 months ago from Newcastle we are in the new estate here I love the feel here it's lovely quiet and peaceful and one major thing I have noticed is how friendly the people are here and the shop owners thru make U feel welcome especially if your new here

"Welldeveloped , Freindly suburb for growing families"

Riverstone is a well developed and friendly suburb. You will find the bigger property within your budget with a better land size than many other suburbs. The suburb is one of the well-developed suburbs. It has all the options near the station. The library, Anytime Fitness gym, IGA, Grower's Market, Child Care, Swimming pools, Sweet shops, KFC, Subway, CBA Bank, Post office - all just near to the station. The place is growing with new developments coming in. In a few years, the land price will increase like anything as the council only has to spend on the new development. Riverstone is a quiet place. The public school and catholic schools are the best in the area. Nor-west Christian high school is among the good high school in the region. The Catholic church is nearby the station as well. It's a beautiful, friendly community offering lots of growth potential. Almost 80% of the population travel every day to the City for work on the direct train from Riverstone which takes around 55 mins to City circle.

Rentals in Riverstone

"Best place in Sydney to raise family and settlement"

Riverstone is a growing quite suburb in the north west of Sydney. The property prices are slowly rising. The suburb has all the stores and cafes just near the station. The library is just outside the Riverstone station. Indian shops and parlor are just few mins walk from station. You name it and it has it all. Currently, it's going to go through the upgrade to the town centre. The place offers gym, lots of parking space and all these just near station. Playschools are few mins away from the station. Swimming pool is also nearby. The suburb is old that's why currently its a mix of crowd you will see. But believe me it's really safe and sound. If you are looking to buy or build house in budget. Riverstone is for you. Before you know it the place is going to rise like anything in terms of school, high school and anything. Everything is nearby, IKEA, Costco, Bunnings, rouse hill town centre and even metro options just 7mins drive to the metro.

"Awesome place to live with plenty of potential.. See this suburb boom!"

Just rented for 6 months before buying here. Perfectly positioned on either sides wherever you want to go ; Windsor Road or Marsden Park. Excellent private schools nearby. 3 min drive to train station plenty of parking, not like Tallawong ( overcrowded and over appreciated). Footpaths and Park are being made possibly soon and place is selling like hot cakes. Lately shopping is around 10 mins away, Woolies,Coles, Costsco,IKEA and Rouse Hill Shopping Centre.

"The heritage Riverstone- most livable town"

We had brought land and built a house in Riverstone. An ideal location for all people in the house including teenagers and parents who can't drive. Train station is just 15 mins walk. Bus stop is just 3 mins walk from house. Has a catholic church which has daily mass and its only 20 mins walk from house. A quiet, friendly atmosphere. Move to Riverstone if you like all facilities and avoid congestion. Its in the middle of all existing and upcoming projects and short drive or public transport access to Tallawong station, North West public hospital towards Rouse hill and Ikea and costco towards Marsden park. Major developments in place for current marketplace shopping centre and it will attract supermarket giants with ample parking. You can find mostly everything here like RSL club, swimming pool, library, Medical centre, KFC, Subway, Any time fitness gym,Australia post, public and catholic schools, Pub, churches, price 4 less pharmacy, IGA , petrol stations, police station , bank and ATM etc.

"The next big thing for renovators"

Sydney’s best kept secret is Riverstone, and it will surely end up being one of those boutique suburbs with an assortment of cute cottages and wide tree lined streets when a new generation brings some of these beautiful gems back to life. Like a number of other working class suburbs that have made this leap to cutie ville, it will shine once the new town centre is built and the final stages of the North West growth plan is delivered. The outskirts has a range of new affordable homes, but the 400 to 800 Metre ring around the town centre has so much potential. Great local pool, Rail & Buses and short drive to major retail outlets, and less than an hour to the city off peak.

Only negatives:

Current shops & mall, all overdue to be upgraded into a modern precinct.
Garfield Road overdue for its upgrade.
Limited parking at the railway station.

"Convenient, safe and homely suburb"

We moved to Riverstone over two years ago and we love it here. We were looking for a green leafy suburb with a country feel but which was also convenient to get to the city as both me and my wife work there. we were also looking for houses that were reasonably priced and offered decent lot sizes. After looking at a bunch of suburbs in the vicinity, Schofields/Stanhope Gardens/Rouse Hill/Kellyville Ridge we settled on Riverstone as it offered all of this and so much more.

Its a fantastic, safe and homely suburb with access to choice of schools/ shopping and its own railway station. It's great for people who want access to facilities but don't want the congestion. Rouse Hill mall is just a short drive away so good shopping and restaurants are very accessible. Also since Riverstone is right next to Marsden Park its very convenient to get to big-box shopping like Ikea/Costco/Bunnings etc. People a very nice and our neighbours are great. Its a gem of a suburb which flies under the radar. We are very gald that we brough here. It is by no means perfect but its surely getting there.

What's good-
Choice of day care facilities
Choice of schools public/private/semi-private
Access to good shopping and restaurants is just a short drive away.
Access to big box shopping (Ikea/Costco/Bunnings)
Access to train line (commercial/ upcomming metro line)
Wonderful neighbours

What needs work-
Public transport needs to be improved. Need more bus services to get to the train station.
The shopping village near the station needs more shops.

"Very happy we bought here."

My wife and I are both professionally employed and have lived in Riverstone for 10 years now and are very happy. Its a friendly and helpful community which is a mix of retirees, families and new renters. The urban spread has at last caught up to Riverstone resulting in good property value growth resulting in a significant number of investors looking to buy in the area. Our place has increased in value by 165% which is on the school side.

The negative reviews on this site are not accurate especially regarding the Department of Housing occupants and "yobbos" in the area which has improved to an unoticable level due to the department selling off many of the houses, and not renewing leases for many long time occupants. Regarding the negative south side comments on here the only negative I can think of is the north side (the side with the grubby industrial estate) residents use the south side streets to dangerously speed their way a shortcut around the rail crossing intersection, this is of course a minor complaint.

Its quite special having a great mix of friendly neibours who are always happy to chat and be there to help if you need it. I have travelled for work all over the Sydney basin for 15 years and have never seen another place in suburbia that has that small country town spirit, its actually quite special.

Overall a great place for families with some quality private and catholic schools. I would reccomend the area to anyone!

Hi sp1, good insight. I am thinking to purchase property in riverstone, stil on the good side of the rail. I am just worried about the flood, like just happen in 2015. How bad was it really hit riverstone? And the new giant developer that want to build mix industrial area in the paddick site of riverstone which could create more flood.

The flood mainly impacted on old preperties built in the flood plain over 50 years ago, some even older. The flooding did not come over the rail line and has not since ive lived here. The last major flood was in the mid 90s and Blacktown council has a full area map available showing the flood zoned properties. My place is 76 years old and has never been affected by flood which is on Elizabeth Street. There is also no approvals for work in the flood plain paddocks at the moment.

The flood you mention in 2015 also led to flash flooding in Seven Hills, Toongabbie, Kellyville and Baulkham hills. Its easy, dont buy a property in the 1:100 or greater flood risk areas, check the council floodmap.

"Nothing Special"

Me and my wife moved to Riverstone (The good side of Garfield Rd, the Vineyard side) about 18 months ago for my work re - location from the Central Coast to Parramatta. We rented a brand new two bedroom townhouse for a reasonable price. I have been looking to buy around the area for some time now but I cannot beleive the dramatic price increases I have seen in the past year within the area. You are basically paying a similar price to live in suburbs such as Rouse Hill, Kellyville Ridge, The Ponds etc which lets face it are much more desirable and respected areas to live. Riverstone is almost identical to living in Gosford on the Central coast. The area is unsafe at night and sometimes even during the night, there are constantly "bogans" walking up and down the main streets and the amount of unemployed teenagers is unbeleivable. They say it is a great place to buy for an investment however most of the old run down properties in the area are listed for the mid to high 400's when there are brand new 4 bedroom house and lnd packages going up in the area only just cracking the 500k mark! I think the listing in the property magazine as the best suburb to buy in was the worst thing to happen to the area and completely changed the market value of properties. It will take a long time before the area is transformed and is on the same level as surrounding areas. We have decided to move back to the Central coast, for less $$$ you can rent / buy a fantastic house with some land that you can actually use. Sydney is getting more and more rediculous and I cant beleive people live around these areas and travel up to 5 hours a day just to support living here.

This is really useful! We are looking to buy either in Riverstone or Gosford area because we can't afford anywhere else. We were favouring Riverstone because it does seem a better investment. but mostly because the travel time to get to North Ryde and Artarmon (where we each work) is much less than from Gosford. We just feel the travel from Gosford might be really depressing to do everyday. Also having looked at the Gosford area yesterday we were a bit scared by the people we saw on the streets, but it sounds like you're saying Riverstone is more scary than Gosford??!
Are there areas of Riverstone that are ok or are you saying that even in the 'good' areas it's still bad?

"Riverstone great to invest in-was listed in real estate magazine as place to buy!"

Young families or people looking to have a family should move here as it is still cheap, great trransport and it is quiet. Really quiet. Like walking thru a place before a tornado coming!People keep to themselves and do their own thing and there is no materialistic crap like neighboring suburbs. Good potential for capital growth too as undervalued. Can buy huge block so much cheaper than neighboring suburbs, why cramp your kids up on a 450sqm block! Now I recommend near the schools to buy as it is cheaper and it makes sense. The area is changing and being sold off. Don't buy on the industrial area side as u will make more money on the school side later. Btw the local housing commission which is predominately westie indigenous/immigrants keep to themselves and I have found most to be very polite. I have even had them knocking on my door asking if they could have the old cupboard I may have put out. This never would have happened when we lived on the beaches.they may not work but I have not seen much more negative than what we saw on the north shore-it is just minus the mercedes!

"Great place to live, will be even better with the future developments"

My wife and I bought in Riverstone as an investment, rented out our property for a year but due to other circumstances decided to move into the property and have never looked back! Its a quite suburb and great place to bring up kids but still so close to Major Shopping Centre (Rouse Hill), M7 only 10mins away, Train station which is great as I work in Parramatta. Riverstone is an up and coming area and with the area due to be re-developed in the near future things can only get better.

"Most Improved"

Having been in the area for a couple of years now it has been good to see the steady improvements in community feel and reduction in social issues. Compared to surrounding areas Riverstone has a lot to offer and more importantly, a good amount of growth still left. Hopefully, the housing commission families will continue to engage well within the community and being the first suburb to have the NBN switched on will be very exciting.

"House proud and affordable hidden suburb."

We bought here just after we were married because it was affordable but were pleased to find a lovely hidden suburb where the vast majority of people are house proud, keeping their lawns and streets tidy. A few hoons here and there but for the most part a peaceful suburb. To eat out well you need to go somewhere else but there are local takeaway that are good like chinese and pizza. For woolies, coles, target and proper shops then Rouse Hill and Windsor are only 10 minutes away, but Riverstone has a good little arcade with Franklins, a butcher, bakery, deli, fruit & veg shop, chemist & newsagent. Riverstone is on a train line as well which is a rarity in the north west - suburbs just down the road like Kellyville, Stanhope Gardens etc cost $200,000 more to buy a house with no public transport. We weren't sure about Riverstone when we first moved here i.e we thought that in the long term we would like to buy somewhere like Baulkham Hills however now that we have been here a few years we wouldn't want to live anywhere else. Plus the area is about to boom when Vineyard gets developed. The development plans had a new primary school on the corner of Hamilton & Crown St, plus a new kindie to Yr 12 school in Vineyard. If you want the "good" side of Riverstone, it is best to buy north of Garfield Rd. Inverness St and the surrounds are the worst streets here, full of housing commission.

"Good and affordable Rivo town - where everybody should come to live here"

Well , there's almost nowhere I can find a peaceful, quiet, people friendly, but the most importantly, an affordable area to live in Sydney now. After done my intensive research and visited to those areas, Riverstone , Riverstone West and Schofields West are on my favorite lists where I can find an affordable place to live as well as to meet future property growth. Those areas are convenient for shopping(Rouse Hill shopping centre, Aldi store, Franklins), transport(Riverstone, new Schofields train station to city, bus interchange to city, M7 to city etc.), sports(Greg Norman's Golf course in Colebee, future NSW football headquarter in Riverstone West), and communication( faster National Broadband Network in Riverstone), employment(potential future development site in Riverstone West, Marsden Park etc.). It has a lot of good things, so I definitely will recommend and invite my friend to come visit and check those areas out.

"Two sides of the town, with lots of work to do on one of those sides."

I have lived here in Riverstone for two years now and I see it as having two separate natures, one is with hard working families and retirees doing the best they can with lots of spirit to let fly, and the other which as usuall is such a small minority that bring the whole place down. The problems are not major they are just not policed correctly and ignored allowing a small number to stay out of control. Really you could close down a few streets here and the place would be magic.
The police presence in a situation like this is ignorant as coming from elsewhere where police were more pro-active people feel safe. I work and live here and can not remember seeing them walking the beet.
I hope that with the new development things will improve and better policing of a minority would be my first approach.
All in all though for myself and the cost savings we have made coming here mean we are in a much better position than before and would not turn back at all.

Blee it is a better investment to buy on the school side not the industrial side long term as not only will you get more for your buck but as the housing commission sells off the values will go up. Eden brae is selling new houses on tiny lots near the housing commission so that will in the short term lift up that area as new families will move in and demand more of that area as well as well as from local schools.

"A really nice, peaceful suburb....if on the right side of Riverstone."

One side (away from the housing commision part) is great. Quiet, peaceful and a really good area for families or retirees.
The other side, as mentioned by another reviewer does have its redneck yobbo element which unfortunately brings the whole reputation down. The sooner the small group that cause these problems move away, the better.
I rated the Retail and Fitness catgories high due to Riverstone's close proximity to some large shopping centres, villages.
With the new housing and infrastructure developments occuring in the near future, Riverstone should be an even better place to live.......however....Traffic will more than likely begin to become a problem.

"Clean it Up!"

I lived in riverstone for 2 years. Drug dealers rented next door, they threatened me an my pregnant wife. The cops did nothing even though we complained numerous times. Riverstone could be a nice place, but westie yobbos bring it down. A large part of riverstone is housing comission and these people would walk past our place on their way to the shops have domestic disputes in the middle of the street. On a hot afternoon the stench of the nackery only a minute up the road would fill the air, and the streets up near the schools on a saturday and sunday morning would be littered with trash and graffiti from the scum who would go on a drunken rampage of destruction from the night before.
Riverstone is quite convieniant to many place in the western suburbs, but thats all it has going for it at the moment, apparentley it is up for rezoning and large development, we couldnt stand the place to wait that long. As my title says, they need to get rid of the westie yobbo trash before it could be considered for a family friendly suburb.
