Mornington or Bellarine Peninsula for a beach house

Like all of us someday I would like to own a beach house. Now having grown up on the Mornington Peninsula I am partial to that side of the bay however it's become so expensive.

Sorrento, Portsea, Blairgowrie all cost more than $1 million for a basic home. Even Rye and Dromana are now creeping up and Mount Martha is out of reach for most. So, that leaves the other side of the Bay.

How do, Anglesea, Lorne, Torquay compare?

You mentioned the Port Phillip Bay side of the Mornington Peninsula but had you considered the Western Port Bay side including areas like Hastings, Shoreham and Flinders. Hastings house prices are in the mid 300s to million dollar properties. Shoreham house prices are in the mid 300s to the mid 600s. Flinders house prices are in the low 300s to million dollar properties. This is an area which is just starting to receive development. Therefore the prices are of a more reasonable nature. Anglesea house prices from the mid 300s to the mid 600s, Lorne house prices are from the mid 300s to million dollar properties and Torquay house prices are from the mid 300s to the mid 400s are equally expensive as Portsea and Sorrento prices and it is so much further to travel for those who live in Melbourne.
