Less than 10 minutes from Parramatta, South Granville is a family-oriented suburb home to a diverse community. There are a couple of good schools around. There are lots of open spaces around with the Duck River track, Ray Marshall Reserve and Auburn Botanic Gardens nearby being popular spots for locals to socialise and unwind. Granville is serviced by buses and the T1 and T2 train lines, making it easy to go around Sydney.
While there isn't a wide variety of restaurants (yet), it's a short drive to the good quality restaurants and cafes of Parramatta and Auburn. Granville does however have some of the best Lebanese around, and grocery shopping at the local Woolies and nearby Stockland Merrylands (Coles, Aldi) or Guildford IGA are more than sufficient.
I have been living here for years and I love how central this place is. Significant rejuvenation is going on at the moment and I see a lot of potential in the area as it continues to grow.

Property prices are going up in both suburbs. According to Domain, median price is slightly higher in South Granville (as of Apr 2021), but that's also because you tend to find larger lots in South Granville. Though I wouldn't necessarily equate more expensive with better, as prices depend more on location and demand. Rent prices are comparable between both suburbs, and living costs are about the same.
Since Granville is a little closer to Parramatta I'd say it's better for those who don't have a car and rely on walking, biking or public transport to get there.
"Cost effective housing for families"
For those looking for value for money when it comes to housing, South Granville can potentially be the solution to your answer. South Granville is located in the west of Sydney and it takes about forty minutes to drive to the city via the M4 motorway. This suburb is self-contained and has it's own local shops, butchers and convenience store. It is also an easy drive away from Woolworth's that is located in Granville. The houses in South Granville are mainly made of fibro, weatherboard and brick.
If you head further south, you will find many warehouses and commercial buildings. Additionally, the closest train station for South Granville will be Granville station. Most residents of South Granville will drive to Granville station and park their cars there before catching a train to the city. There are not too many buses that service this area. Due to these factors, rent and house prices are not as costly as those in the inner city suburbs.
