Looking for a home in Sunshine West?

"Has to be some of the best value housing in the west"

I bought a 2 bedroom home here on a large block in 2023. I'm a year into the renovation and it's going well. I find the area mostly pretty quiet. There's a decent shopping area in Glengala road and it's not far from Coles Ardeer. Very easy access to the M80. Sunshine social is a good spot to have a meal or drinks with friends. I'm glad I moved here and see myself staying here in the long term.

"Close to city, many options for schools"

I have lived more than 5 years in this suburb. This suburb is a good place for first home owners if you work in Melbourne CBD and have young kids. The suburb is close to both Ardeer station and Sunshine station ( less than 20 mins by train to the City loop). Your kids have many school options from both public and Catholic schools . Recently, Sunshine college, Sunshine West campus has been upgraded with more than 30 million funding from the government. St Paul primary school and Marian colleges are very good Catholic schools too. Unlike other western suburbs, Sunshine West is greenery with many houses having well-maintained gardens.

Very peaceful area with handy amount of parks and local facilities, home to decent schools, coviniently located to public transport and high ways accessing to the CBD and other regional cities.

"Awesome Suburb"

Sunshine West is 13KMs away or 19mins away via train to CBD. Great place with decent schools and local cafes. I've just moved here a month ago from Point Cook and I can say that this is the best decision ever. Tons of buses going around the neighborhood which Point Cook or new suburb is lacking.

"Touching inner melbourne"

Sunshine west has really outperfomed expectations as a very vibrant, sophisticated suburb. Only 13km to the city, Sunshine west is gentrifying fast! With road and infrastructure projects, developments, the new 37 million dollar state of the art 7-12 Sunshine college being constructed located just off Wright St, and trendy cafes. Sunshine is destined to become a major Hub and will be in demand. Theres also no crime in this suburb as I have been a resident for 35 years.
THE MELBOURNE AIRPORT RAIL LINK due to commence 2022 and a new Super station being planned. Theres many reasons to love sunshine west.

"In it for the long haul"

We bought 18 months ago with the intention of eventually moving down from Sydney. What people from Melbourne don't realise is that while they think Sunshine is bad, compared to what you get in Sydney in terms of proximity to the CBD and land prices, it's an absolute bargain. As more and more families from Sydney move to Melbourne because they cannot afford a house in Sydney, the 'ferals' as someone has referred to them will be forced out by higher rents or move out because they're selling on and 'upgrading' further away. The same thing happened in Sydney 15 years ago. People questioned why anyone would buy in the inner west (before it became the hot bed it's become) and now those early adopters are the ones laughing. As house prices in Footscray, West Footscray continue to rise, so too will Sunshine and Sunshine West. Lots of people like older houses too, and as soon as you go past Sunshine, it's all home world. It might take another 10 years, but Sunshine West will become a great place for young professionals and families - the ever increasing apartment development in the area will bring more people and more culture to the area - and all this does is increase the desirability of the area.

"Much to offer"

We built and moved to sunshine west (Callaway park) recently after renting for several years in Pascoe Vale. When I was living in Pascoe VaIe it used to take me 1hour and 15 to reach my work place because of trams and low speed zones. Since we moved to sunshine west the western ring road make the morning drive to the city fast and less stressful. It only take 20 minutes or worst case scenario 40 mins when there is heavy traffic on west gate. In terms of Public transport there are two stations close by with in 2km distance one at Ardeer V line and another at Sunshine, even totenham station is not that far. It is the best decision we have made. Our neighbours are friendly. There are retires as well as young families. The only problem is there are no good public or private school close to the area which doesn't worry us at the moment

"Mujeeb"

Best place to live in at affordable prices.
Close to city and easy access to airport. Easy access to travel around any part of Melbourne. Good schools & parks, big regional train station, cycling and walking track, lots of medical center's around. Sunshine & Sunshine West is a place, people who love sports and friendly neighborhood.
Brimbank council is just awesome.

"Am I crazy to buy in Callaway Park estate?"

I am thinking of building our family home in Callaway Park (a pretty much sold out Australand development just off the western ring road). On appearance its lovely, lots of 2 story homes. But then I tell people its in Sunshine West and they look at me as if I am crazy. But then, its a 12 minute drive to the city if there is no traffic.

Am I crazy? Am I moving into a place where I will get robbed, bashed or have my car stolen? Is the train station an unthinkable place I should never commute from? Or is this the beginning of the gentrification of sunshine west and I am simply over-reacting?

There are only 2 types people commenting on Sunshine West in this website: real residents who describe it as filth, and real estate developers who claim its paradise on earth.

Would love to hear real residents thoughts on what I am about to do.

I've been living here 14 years. I have a family and kids go to school, i believe I've made the right decision as my kids made life long friends from kinda to primary school and us parents know each other well and go for out for coffee often.

as an update, I let the land go in Callaway Park, and bought out in Mickleham. After seeing the fortress like supermarket across the road, the asian brothel and smashed bus stop windows - no way was I building there.

"This place is getting better and better - we are loving it"

When we just move to this place about 6 months ago, we do not really like this place because of the noise and the ongoing development. After staying and exploring around this suburb, we felt that this is quite a nice place as the basic amenities are close by. We feel that they are lots of potential for this suburb to grow provided Brimbank is keeping to their promise to upgrade and redevelopment this area to be a more promising suburb within the next few years.

"I like it"

I like it here... Some people may not like it for whatever reason but this is where i live and they should really get out if they dont like it. My husband and i have lived here for a while now and we respect that it is a little rough around the edges but there are worse places in Melbourne. Our neighours are great!! there is a European lady next door and a young family on the other side.

Anyway my 2 cents worth!! Come on Sunshine you are great!!

Reading the last couple of reviews really gave me a chuckle.

As a long term resident of Sunshine West I would strongly suggest any decent person looking for a bargain to look elsewhere.

Before buying here, actualy spend some time to take in the sights. If you are game enough sit at the bus terminal (opposite the centrelink)
you may well witness illegal behaviour and dealings, but dont call for help as the police station is sadly grossly understaffed.

It would not surprise me if the more recent posts here were from local realestate agents trying to pump up this ghetto which has been on an obviuos downward spiral since 2002. Things are now set to get worse in the coming years with current government policy.

Sunshine west is NOT a place to raise young children. Someone please get me out of here.

Hi Tony - it would only take you a few seconds to see the data on prices in this area - it has been far from a downward spiral price wise! - it's a no brainer that this close to the city Sunshine West represents amazing value - although I'm sure across the board we may see some stagnation for a year or two - all the better for those about to get into the market! Who knows what the future may hold, and no, I'm not a real estate agent - take a wander along the creek that runs through the park at the end of my street (Warmington) - it's absolutely beautiful. Or maybe sell up and move if it doesn't suit you, why moan and complain - if you're not happy, take charge of your life Tony!

Tony!...... Mate Sunshine is the best suburbs to live in @ affordable prices. Close to city, easy access to airport, good quality schools and parks. What else residents expect? Good neighbors, good council and so on.....
Yet people may disagree about Sunshine area it got an impression that its rough area, crime, druggies etc., but frankly speaking its nothing like that. Since 4 years everything is changed in Sunshine & Sunshine-west area. Good & big regional train station, quality parks, schools, sporting fields specially crickets grounds & nets. Anyway I am not a real estate agent.
Not enough police?
What does it mean? Mate we are living in Melbourne, number 1 most liveable city in the world & Sunshine is just 12 K's to CBD.

Just because it's within close proximity to Melbourne CBD doesn't mean it's safe or a nice place to live.
There's a very good reason why it's so affordable, yet close to the CBD.

"Nice big blocks"

Hi we were new to Melbourne 4 years ago and could only afford to buy in Sunshine West. We just looked at the value for money really.

We are now 4 years along and had our first baby here and absolutely enjoy the suburb. Our Neighbours are really nice and always say hi when passing by. We have a massive block and are now consdering sub-dividing it as we have seen that a number of developers are starting to do that.

Overall we rate this suburb and it has paid us dividends in many ways!! At only 10 Km from the city this is pure value.

"Sunshine West heading in the right direction"

We bought in Sunshine West 4 years ago and have been very happy with our purchase. We were hesitant at first but once we moved in we loved it!! Neighbours are very friendly and helpful. The blocks are big so our kid can play and we have easy access to the Ring Road and the City!! At only 10kms from the city and still very affordable i dont think you can go wrong here. We are now looking for an investment property here.

Bobbs I am sincerly happy for you if you somehow managed to find a nice street in this suburb. For the masses who live and run small business here it has been a very different story with no hope in sight. Things are getting worse by the day. This is very obvious to myself and locals i have known for many years.

"Great investment, beautiful HOME!"

We purchased in Sunshine West in 2006 (picked up a BARGAIN in need of some minor elbow grease - now it's worth twice what we paid less than 5 years later, good timing and a bit of luck!?!!) - it seems our other reviewer (Melissa) has had awful tenant luck, as the renters near us all appear to be respectable families from my limited broader neighbourly experience (one 'occasionally' loud one down the street I must admit, we were all 'younger' once), but then I rented inner city and then Coburg area prior to making the mortgage jump and the usual peaceful serenity in Sunshine West is bliss when compared to the noisy inner city, however, we do have mostly home owners more immediately placed around us, maybe that makes a difference? All extremely lovely people. I strongly concur with the far nicer review as our neighbours do actually roll our bin on for us, so I had a good giggle when I read that far more apt review of our happy home!!! We have friendly chats and regularly smile and wave to all of our neighbours! Sorry re your bad luck Melissa, maybe if you actually lived here you would have a better appreciation of this wonderful, multicultural, laid back suburb, some great eats and cafe's now opening up to too, if you're a foody and like to cook you can't beat our local mix of fresh produce shops.

Yes, I'm sure Sunshine West is not 'perfect', and sure, I've occasionally seen the odd 'character' about (I regularly saw the odd 'character' about in Coburg and Abbotsford too, I just couldn't afford to buy near those 'characters'!)...and there's still a bargain to be found here for sure, very solid ex govvie houses, big blocks, and super quick via road our train to the inner city....yet a magical, peaceful massive parkland right near your doorstep (dog friendly too). So, please do jump in if you're looking to get started, we're about to purchase our first investment home now too, as we didn't over stretch ourselves for our first home, we can now afford to invest in another humble abode - just wish me luck in the tenants department!

So, better luck with your tenants next time Melissa, that's a huge pain and cost too, but you will get bad tenants in a wide variety of suburbs I'm sure, not only the 'lower socio-economic' (or bargain!) areas. I'm not sure what you originally paid for your house, but all the data I've seen shows we are right on a very normal investment cycle in this area doubling every 7 to 10 years, or in our case even sooner if you get a good buy.

Give the West a go, we did, and we love it!!!!

sunshine west is a hole and always will be a hole, i dont know where about in sunshine west you live but there is nothing good about the place, the shops are always geting broken into, the bus stops are all way getting the windows smash, coles supermarket was held up with machetes last month,and the year before the supermarket was sprayed with shot gun shell, almost every street has a house with cars on the front lawn and a would say the a good amount of the people in the area dont work. i brought here 7 years ago and i have been watching this place sink since ive been here, i get along great with every person in my street and they all say the same thing, sunshine west is a hole, the only thing its good for is driving past

Ahhh poor Craig, yet another person to add to the glass half empty club - surely if you 'get along great' with 'every person in your street' then that's a pretty good start in terms of being in a good neighbourhood? Yes I agree it would be crap to live near one of those bus shelters that keep getting smashed, you would think they would come up with a better design that required no glass!! ....I'm sure they'll get there....and not sure what you mean 'almost every street has a house with cars on the lawn'...you could cover a hell of a lot of Aussie suburbs with that description! Robberies/violence, a very sad part of life, but they do happen in shops all over the place - it's not exclusive to Sunshine....I suspect some people are just much happier sadly looking at their half an empty glass.....!!

"Absolute Filth"

Sunshine West has become a horrible place in 2011.

It looked like a good prospect a few years ago, however rental properties full of feral people now dominate the suburb.

This situation has continually worsened beyond belief over the past 12 months.

We bought in Sunshine West in 1999 hoping it would yield significant growth for our investment property. I can honestly say that this suburb has performed very poorly compared to all investment properties we have had since that time. The reasons for this are now clear.

Sunshine West has become a filthy suburb. There are many other options within surrounding suburbs with a much better demographic. Please look into all your options.

As an investment it looks great on the map and appears well located upon your first inspection.

We mistakenly waited 10 plus years for this area to improve but it seems Sunshine West has become a haven for criminal and violent behavior since then.

This will take decades (read 3 or 4 property cycles) before it rectifies itself or for the area to become of any value. The sad thing is the situation seems to be getting worse by the day.


The guy who rents out the house next to our rental just told us he inspected his rental and most of the walls were kicked in and has decided to cut his losses.



Please do your home work before investing your money in this filth.

"Invest now and reap the rewards"

An up and coming area with plenty of potential. This pocket of Sunshine is perfect for the young family. It is close to the local shops, public transport and local parks. The neighbours are friendly, the type that take the time to roll your bin in for you.
