"Lovely to raise a family"

After renting in Essendon for too many years, I am so pleased to have made the move to purchase in Taylors Lakes. We love the wide streets, fresh air, birdlife, safety and parks. Kids are so happy at school. The community feels are amazing. Nice people. Easy commute to city, Williamstown beach, Mt Macedon and Lygon St. We’ve been enjoying walking to the mall and lounging on a recliner watching a movie at Hoyts. Watergardens Woolies usually blast 80s/90s music in the evenings, which is fun. Really enjoy raising kids here. Best decision.

Looking for a home in Taylors Lakes?

"Gem of the West - Beautiful homes, leafy streets, friendly neighbors, and peaceful living."

Have lived in this area for over a decade. We live on Cambridge Crescent Taylors Lakes. It is a quiet, friendly neighborhood, with many young families. The streets are lined with leafy green trees and people are usually out walking their dogs or enjoying the landscape. We are close to everything you need and easy access to Calder Freeway. It doesnt feel like your typical western suburb living here. There are some spectacular homes in this area. Sansom Court Taylors Lakes is a picturesque court that I have always had my eye on, with beautiful custom homes. Taylors Lakes is a great suburb to raise a family.

"One of Melbounres Best Western Suburbes"

Having visited family in this suburb for over 25 years I found the area to always be clean, well present homes, kids out playing , plenty of parks, close to major shopping center, train stations, schools and day care. There isn't anything this suburb doesn't offer.

"Gem in the west"

I would say this is the best suburb in Melbourne's west. Clean and leafy area with large blocks of lands and beautiful homes. It's a family friendly community with great neighbours and great schools and super quiet. Commuting to city only takes 30 minutes no matter driving or by train. Plenty of shopping with Watergardens at your doorstep.

"Location, Location, Location - " Beautiful Style Homes in a green leafy suburb"

It's so quiet!! Beautiful looking homes, clean leafy suburb. Friendly people. The community frequently gets out to enjoy their suburb either by walking their dogs, or just walking around with their loved ones! It has a real walk with pride feel about it! Beautiful wide streets, big blocks. parks, walking/jogging tracks. elite schools, watergardens SC, train station within minutes . What's not to love! Come visit this Gem!

Is it safe for a young family especially st night ? How are streets like in general ?

Many young families live in this top suburb. I feel safe when I walk around in the summer season and during daylight savings. I see many young families doing same. Winter season well to be honest I'm not really walking around the neighbourhood as it gets dark by 5:45pm. The streets are leafy, wide and quiet - no hoons. Come see it for yourself - I love living in Taylors Lakes (McCubbin Estate).

"A real gem in the Western Suburb"

- Close to most facilities, lots of good schools around, very good private and public transport access to Melbourne's CBD and the surrounds, most houses on large blocks and with street appeal, lots of open spaces/parks/playground..... and take note the Lakes Reserve now has Victoria's first ever Hot Shots Court and more improvements to come in the Lakes Reserve :-)
- Moving here a few years ago, the only thing I could wish for was a better internet connection....and guess what now it's NBN ready! :-)

"Outstanding neighbourhood and everything's close by . . . including the CBD"

Lived in Taylors Lakes for about 5 years before moving out, loved the place to bits. There just isn't any fault to it, a lot of greenery, distinguished and kind neighbours, low crime rates, quiet, and clean. It has a very homely and yet professional feel to the place. The council looks after the suburb really well.
Only problem is the pricing. You need to have an above average income to live here (single person).

"GREAT PLACE TO LIVE"

Taylors Lakes is located very close to public transport, including Watergarden train station.
It has a number of good public and private school to raise children.
The Watergarden shopping centre has all stores and restaurant you would possibly need.
The area is very safe and most homes are occupied by home-owners.
The area is currently growing rapidly with young families and has so much potential.

"Great suburb - a secret gem"

Taylors Lakes is a great family friendly suburb, with parks, lakes, sporting clubs (soccer, afl, basketball), dancing groups, shopping and restaurants tucked into one suburb! It takes me about five minutes to reach the freeway, great distance from the city with both public transport as well as road paths on offer to the CBd. Station street holds a variety of different restaurants from Switch to La Porchetta and Hogs Breath Cafe. Highly recommend this suburb to those wanted a suburban life close to the CBd. Very safe and communal suburb

"Should be Taylors Lake"

Taylors Lakes is quite a quiet area to live in, although the amount of traffic has dramatically increased and with the numerous amounts of roadworks about Watergardens and Bunnings, things can get hectic during the peak hour times. Although there is Watergradens shopping centre and all the homemaker centres, there is not much else in the way of shopping. A visitor to the area said that there must be heaps of sick people in the area due to the amount of medical centres. Eating out is always a drama as there are not that many outstanding eateries.

A very multicultural area with a mixture of young and old families about. My kids enjoy playing outside, but living in a court helps. There are many local transport facilities which cater to the needs (if and when needed). Schools and childcare centres are in abundance as is the choice for local sporting for young kids eg Taylors Lakes footy and tennis club, ten pin bowling, etc. Would like to see a Taylors Lakes soccer club though.

Overall a quiet place to live with many facilities at hand.

"Peak Hour Travel by Car to the City is a nightmare"

The peak hour traffic has gotten worse along the Calder Freeway and Western Ring Road heading towards the city. Good place to stay for homemakers or retirees.

"Most things are here!"

I have been living in Taylors Lakes for the past 8 years and have seen it evolve. It was empty land a decade ago. Now it has a train station, huge shopping complex, semi- private school and not to mention great looking houses with beautiful leafy trees.

Taylors Lakes is just 22-25 kms from the city with great connecting roads. Can get to Melbourne Uni / Elizabeth St, within 20 mins with no traffic lights (once the Kingsway bypass is built). Only downside I can see is that it doesn't yet have a hospital but for a medium of 529K (REIV figures) what more can you ask for!!

"Great family suburb"

I have a roof restoration company and work all around melbourne. I have recently done several jobs in the taylors lake area. With many of these jobs i work well into the late afternoon and in Taylors Lakes I noted their were so many people out and about in the evening walking dogs and children in the street playing. Having a young family this was of great appeal. The houses were all quiet nice and the people i did jobs for raved about the suburb.

"Friendly neighbourhood and developing suburb 20 mins from the city"

Taylors lakes is an excellent place to live, work and grow up. Although it seems like a quiet suburb away from the CBD, it is only 20 mins from the city, owing to easy access to the freeway and Watergardens Station. The suburb is fast developing with increasing amenities such as Watergardens Shopping Centre, Taylors Lakes Shopping Centre and eateries, and is well linked by an excellent bus service which circles the whole of Taylors Lakes. What makes this suburb stand out, are the friendly neighbours and excellent community. Most of the residents are long-term, which is a testament to the stability of the area. The premier streets appear to be Wellesley and Verona Drives. These streets are highly sought after, given the wide streets and multiple amenities (postal box, milk bar, parks and bus service), and because they lead directly to the freeway, without being on the freeway itself. However what is bad about these streets is that there is little movement, given the convenient location in which these residents live. The other smaller courts are also excellent, owing to their secluded and quiet locations. I have lived in this area of 5 years and never want to move. It is definitely the best suburb in the West and yet so close to the city!

It's close to Watergardens which now has an excellent restaurant strip! Great schools, friendly neighbours. Excellent park on Chichester drive the kids love it there. Ideal suburb for families.

"Perceval Crescent, Taylors Lakes"

Lived there for 10 years, and my parents are still living there now. Large houses, clean street and safe. Located just a short distance from watergardens shopping centre with hundreds of stores and hoyts cinamas. Perfect suburb for families.

WIth over 16,000 residents, Taylors Lakes is a heavily populated area located over 20km north west of Melbourne. It boasts great bus and train links to neighbouring suburbs as well as the CBD and is therefore ideal for professionals working in the city. Families would also enjoy living here as there are many facilities available including shopping centres, cinemas, parks and gardens, sports grounds and football, cricket and tennis clubs. There are schools and kindergartens in Taylors Lakes, where the average cost of housing is $435,000.
