Harpley Street

"A street for all and rapidly increasing capital house values"

Lived here for 10 years and have seen the street grow in house value terms four fold.
It is an older suburb but our street has seen change due to housing affordability.
Older houses are either being renovated and enhanced or are demolished for more modern structures and townhouses.
Nor perfect but improving, Harpley street is only 60 metres off busy Warrigal road but is so quiet at the same time.
Has all the amenities for all life styles here and has excellent public transport(buses) which link up to nearby Mentone and Cheltenham railway stations.
Buses also go direct to Chadstone shopping centre and short drive to Southland shopping centre.
Also only 4 minute drive to excellent beaches and 30 minutes from Melbourne CBD.
A trap for handymen and gardeners is only one street to Bunnings. I get to live there at times. (sad man)

Fair review. I'd only add that the Church at the Warrigal Road end of Harpley Street is becoming more popular. It creates a lot of traffic and parking demand along Harpley Street, between Amber Court and Warrigal Road. This is causing problems with parked cars quite close to Warrigal Road, making it difficult to enter Harpley Street.

However, Harpley Street is a good street, with some huge blocks and sub-divided blocks, and at one time one property held close to a record price for Cheltenham. The 'bend' in the road creates the range of block sizes.
