Diamond Bay Road

"Expensive but Lovely"

I have spent a good deal of time on Diamond Bay Road, and the title sums it up. Expensive, but lovely. The view of the bay/cliffs is breathtaking, and moments from your door. A gorgeous coastal walk wraps all the way around. And because of its tucked away location, you'll only find a few locals there. There is a fairly regular bus service to bondi junction which can take a long time during peak hour but is otherwise quite reliable. The local shops are only a moments walk away, where you can find a convenience store and enjoy a coffee. All the beaching/eating out/going out you can handle in bondi junction and the city. View the fireworks from just about anywhere along the way. Eastern suburb living at its finest.
That being said, expect it to come with a hefty price tag. $500 + for a tiny, tiny unit with no balcony and often, no car space. If you're a single, or a couple with the money, I highly recommend this breezy premium location. For a family which is budget conscious, can I suggest that the lovely location is not worth cramming into a tin can for.

"Quiet Street, Big Houses- but make sure you have a car!"

I lived on Avon Close in Asquith for many years. It's quiet, safe and peaceful, and the perfect place for a family that needs room to grow. Lovely parks nearby and the local primary school is only a five minute walk up the road. However, transport is atrocious. The train station is a hilly 15 minute walk, and don't expect trains more than 2-3 times an hour. No bus service nearby to speak of- there was a 10:15 am bus to hornsby that came once a day, although i speak of it in the past tense because many times it has never bothered to turn up! The commute to the city (if you work in the city) is therefore rather painful. Particularly if you have to change trains and wait around in hornsby for 20+ minutes for a train that goes to Asquith.
As for shopping/night life, not great. Asquith Coles is horrendously expensive and should be avoided. Hornsby shopping is a 5-7 minute drive, which was good for groceries but I found the clothes selection to be limited and generic. I far prefer the 'old side' of Hornsby, which has really good value for movies at the Odeon, and some very good value for money restaurants. The Japanese and Pizza places are pretty good. Rails restaurant is fantastic (we still visit, even though we now live in Lane Cove). I still (unless you count the RSL!) I wouldn't count it much of a nightlife though.

Mowbray Road West

"“Unbeatable value for money on the lower north shore”"

We live on Mowbray Road near Ralston Street, and have found it to be surprisingly quiet and leafy. We are moments to chatswood (3-4 minute drive), moments to Lane cove village (3-4 minute drive), a five-minute walk to convenience stores and the fabulous Great Northern, where buses to the city/bondi junction/northern beaches depart regularly. In the event we miss those, we are a 10 minute walk to Artarmon station. There is a lovely park moments away on Helen Street, and the gorgeous lane cove national park very close by. The location is very central, convenient and pleasant. The only thing I will say is that finding a park on Mowbray Road is a considerable challenge (we have a lock up garage, but our guests have complained)! However, parking is available on the cross streets. Also, although our unit is very quiet, I can imagine that some people's may be louder. If you are thinking about buying here, look for something away from the street, and well insulated. Other than that, you can't beat the value. We love it here. Anyone who pays $50-100 thousand more to live in Chatswood or St Leonards must be absolutely out of their minds!
