Hampstead Gardens

"Hampstead Gardens. A rapidly changing suburb"

Hampstead Gardens is a rapidly evolving suburb which is mainly due to wide spread gentrification taking place. The North Eastern corner in particular has seen significant redevelopment with approximately a quarter of all old housing stock turned into premium modern living houses with in the last three years.

The impetus behind the change is partly due the previous housing boom which triggered a price tipping point in the market where it was more economical to demolish and rebuild. Another contributing factor has been the development of Lightsview Estate and the subsequent speculators looking to neighboring suburbs for diamonds in the rough.

Curiously, this gentrification has only had a small effect on house prices as most of the redeveloped stock hasn't hit the market as yet. (Bargains to be had). The big effect I’ve seen due to gentrification has been the rapid change in the demographic. All of a sudden the bogans disappeared and the jet set moved in.

There is nothing slow about this change and I don’t see it abating soon. Other things to note if you are looking at moving into the area is it is serviced by amenities in every direction, there are parks and schools aplenty. We have two young children and we have had our pick of several child care centers.

A lot of the shops, restaurants and general conveniences have also been recently rebuilt or renovated too. The medical centre on Poole, the Green acres shopping complex upgrades, The Charminar restaurant (best curry in town!!!!) etc
