Glendalough

"Disregard previous review"

I'd just like to point out that the previous review isn't founded on any hard data. I don't know much about Glendalough but I know the crime rate isn't high. In fact it's one of the lowest in Perth.

You can do the research for yourself by using www.police.wa.gov.au

Using an entire year to sample I'll compare with Mosman Park.. for anyone that knows a fairly wealthy suburb.

Lets start with Mosman park, it had the following crimes reported:

27 Assault
71 Burglary (Dwelling)
22 Burglary (Other)
10 Graffiti
3 Robbery
24 Steal Motor Vehicle

Glendalough had these:
19 Assault
34 Burglary (Dwelling)
1 Burdlary (Other)
6 Graffiti
5 Robbery
11 Steal Motor Vehicle.

That's sampled from January 2009 - December 2009, directly from police records.

To give a fair comparison, a suburb with bad crime figures looks like this:

217 Assault
238 Burglary (Dwelling)
72 Burlglary (Other)
266 Graffiti
21 Robbery
68 Steal Motor Vehicle

That's gosnells for anyone interested. Glendalough didn't even hit 100 crimes in total, and had half the crime of one of the wealthiest suburbs in Perth metro.

I don't need to make biased sweeping statements, the figures talk for me.

Though the last review was correct it does offer excellent rental returns. There's posts in the forums that detail it's one of the best suburbs in perth to buy an investment property.

Statistics can be corrupted by many things. For example, you should look at the population of Gosnells (17,275) compared with Glendalough (2,729) and that may explain to you the discrepancy - If fact, if extrapolate Glendalough's crime numbers based on population, you find that it is on par or worse than Gosnells . Perhaps you need to do a bit more research into statistics before you listen to and rely upon "the figures" and criticise others for making "biased sweeping statements". I think the fact that I live in the suburb means that I a right to comment on the suburb and the crime is bad. Perhaps people should disregard your statement?

If you looked at those statistics.. and I'm not saying I would because they're almost half a decade old (Census 2006).. you'd find that on a scale of crimes per hundred, Glendalough had 4.5 and Gosnells more then double at 9.2.

Out of curiosity do you rent or own?

Whether I rent or own is irrelevant (although I its fairly obvious from my original comment).

How do you calculate your figures JustSayin? (Below are the numbers I get)

Gosnells= 882 Crimes / 17275 x 100 = 5.1 per 100
Glendalough= 76 Crimes / 2729 x 100 = 2.8 per 100

These statistics also don't take into consideration that Gosnells is appalling for Graffiti. If you look at Assaults, Burglaries, robberies and Motor vehicle thefts without Graffiti the numbers are;

Gosnells= 616 Crimes / 17275 x 100 = 3.57 per 100
Glendalough= 70 Crimes / 2729 x 100 = 2.57 per 100

This indicates to me that Glendalough isnt a whole lot safer than Gosnells.

Use crime and population data from the same year you quoted; populations change.

True, Gosnells did/does have high graffiti. Glendalough doesn't, the most reported in one year for the last five years has been nine. How is this bad...

You ask why Low Graffiti is bad thing? Gosnells high rate of Graffiti distorts the crime per person figures. If you take Graffiti out of the statistics, it shows that the crime rates are similar in both suburbs.

You have almost the same chance of getting your car stolen, your home broken into or bashed in Glendalough as you do in Gosnells but you are less likely to see Graffiti damage in Glendalough.

It is also worth noting that most graffiti is done to public property so to convert figures to a per-person-statistic is misleading and another example of why statistics need to be carefully interpreted before drawing conclusions.

"Wembley"

Love wembley.. safe.. green.. close enough to the city to be convinient, far enough away not to get the crime or noise. Lawley baker is a hidden treasure.. and the indian place across the road is divine!

Herdsman Parade

"First home buyers oasis"

Firstly, I don't work in real estate, never have, probably never will, I just bought a place in Herdsman because it suited my needs. It's the first place my wife and I have owned, and we bought in the first home buyers rush. One of the big reasons we bought was price, and location, I work north, my wife works south, we needed somewhere in the middle.

I can't begin to tell you how awesome our experience has been but I'll give it a try. The area is so beautiful, seriously, the lake out the back is perfect for walking, picnics, cycling, or studying if it's your thing. When you're done with that I recommend you visit the organic cafe, it's hiding in between number 47 - 49. Highly recommend the muffins and a coffee on a saturday morning! On the subject of food the gourmet pizza shop in the complex where herdsman meets John Sanders, is brilliant. There's also a doctor down there, and it's the old GP style clinic. One doctor, who remembers the last time you came in, and he's a really friendly guy.

Our neighbors are great, we had dinner with them a few of them tonight actually, and everyone has been really friendly. There's a lot of new home owners moving in to the area for the same reason we did. We live in a strata, and it's worked out great for us, council is very friendly and receptive.

Not too sure on the standard of schools as we don't have kids, but they're all very close. Just as the public transport and the city is. Depending on where you want to go you may have to get the bus to the train station first, but it's no big drama.

There's not many "retail" shops, but the city isn't far away and I prefer to be a little further away from the shops. The nightlife isn't huge either, the herdsman is decent and theres several bottleshops, all with decent selection. Again I didn't want to be near the nightlife, just close enough that if I wanted to go I could.

We're in the City of Stirling, which has been fairly good, one of the better around anyway. I was impressed with their recycling system, you don't sort anything, just drop it in the bin, and it's sorted at the centre so everybody recycles without evening knowing it.

Internet access is fine, both wired and 3G broadband work well, get great mobile reception, and pay TV isn't a problem.

What else.. Traffic isn't too bad.. I'm yet to find a situation where I have to wait for an extended period of time. I would highly recommend this street to anyone, for singles or couples the apartment blocks are good, for families with children the houses across the road are great, there's even a retirement village.
