When you have a moment drive down Rio Vista Way and check out the neighbourhood. The proximity of this Way to all services is great. There is a little pocket in the street that has its own little park and what a great little park it is there are only 6 houses that front this park. So if a home comes on the market in this pocket take a look and be surprised.

Gumlow could be seen as one of those suburbs that no one knows about, and the residents out that way would like to keep it like that. You don't go there unless you live there. The blocks out there are sweet, mostly 25 acre blocks and the serenity is marvelous. You would not beleive how close Gumlow is to the shops, Cowboys staium and willows shoppingtown. Take Becks road and then onto Allambie Lane and then ..... (sorry can't tell you anymore its a secret). Great place and so close to everything.

Elbery is closer to everything than people think, it is close to the shops and schools and the start of the acreage holdings of Kelso, the homes in there are around 15 years old and there are some great properties through the street, including one particular renovation that i have seen unfold over the past year. People seem to rather build onto thier current homes rather than move and i know of several people that have just renovated in the street, to make their home what they want to stay for the long time, not just visit. Friendly street and a place i would l in tomorrow if my wife would let me move back to acreage. take a drive to Elberry today and see what i am talking about.

Colt court is one of those streets that has the large quality built home and no 16 colt court will be no exception with a new owner moving on very soon to build their dream home. The whole estate that surrounds Colt is full of quality homes on the 2000 sq metre plus blocks where home owners have built on these larger blocks so they have room for their families to grow. If you have the chance to buy into the Rossmead estate then go ahead and do it, you will not regret it, With the quality of the Riverparks estate being built next door you can't go wrong.

When you drive to the end of Phoenix Parade you come to a set of security gates, unless you live in the estate you will not gain entry. If you are lucky enough to live in the estate then you have access to the large lap pool, gym and large common room with bar and kitchen that you have the use of should you wish to hold a function. The Willows golf club is a short hit away. If you own a rental property in the estate then you should be receiving top rent for your home. Homes will appreciate in value well here so if you have the opportunity to buy then go for it. Short walk to the Cowboys stadium. Very nice end of Kirwan.

The Riverparks Estate is one of the newest estates being built by Devine Limited, the concept of the estate is marvelous with a future shopping area planned for the near future so all residents have easy access to it is gold. The parkland is all around the estate with walking tracks. The Ross River dam is a stones throw, so if you are into skiing or general boating this is the place to be. The Dam is well stocked with some great fish. A large new shopping centre is being built at the exisiting site of the Upper Ross Shops. The Upper Ross Hotel's Louisiana Chicken is 'DEVINE', so call in have a beer and a great meal.

Chelsea Place is one of those streets that most people drive down just to have a look at million dollar homes, located on the old Townsville Drivein site most townsvillians would have visited the street at one time or another, located a short walk to the Cowboys Stadium and a short drive to all shops and amenities. The blocks are all around the 1/2 an acre mark and the homes start from around $700,000 as one rescent sale denotes. A great street to live.

I have sold several houses in this street over the years and have found they always attract a lot of attention, including one of my own investment homes, we advertised it in the property guide of the Townsville Bulletin and had 75 interested parties(?) come through and sold the home to a solder in Afganistan who saw it on the internet. Should have saved my pennies on the adds. It just shows the number of people that wanted to live in the area. There is a fair variety of people in this street and in fact the area, the AV Tav has certainly brought new life to the area for those that enjoy a beer and a great meal.

I recently sold a house in Nevada to a lovely couple from out of town, from the moment they drove into the street, they loved the street and loved the house just as much and bought it on the spot. The proximity to all the great things in life are self evident. Good streets such as this and the surrrounding area don't come on the market very often but when they do they are snapped up.

Valencia Street, if one of those older Streets of Kirwan, that has the quality highsets as the majority in this quiet established area. Many owners have spent good money renovating their homes over the years and good prices are always achieved, located close to shopping centre and schools. Can't go wrong in this street.

Unless you have driven down Porter you would not know it existed. There is a good mix of the top end homes and the more affordable ones. The location is gold as it has its own park fronting Greenwood Drive. Homes sell quick in this street as it i much sought after.

Moffat street, is one of those streets, that is quiet and friendly, you dont come into the street unless you live there and its proximity to the Av Tav, the Kirwan Tav, the Avenues Shopping centre and all other amenties is gold, houses that come up for sale in the off shoot streets of Preston, Grasmere and Brecon also sell very quick.
