Gwelo Street

"Gwelo Gusto!"

The south side of the train line in West Footscray is not yet as trendy as its Northern side. However, for this reason, many houses are still affordable.

Gwelo Street is located in a mostly quiet pocket two streets back from Sunshine Road. It is a pleasant, tree lined street with much rennovation and gentrication already happening.

Great for

  • Lovely homes with new families
  • Close proximity to many appealing amenities
  • Good capital growth

Not great for

  • Some thoroughfare traffic and nearby industrial landscape
  • Some rental properties unkept/in disrepair
  • Cheap townhouses on subdivided blocks

"West Footscray- Sssshh!- gentrification is 'a comin' folks!"

I have lived in West Footscray for nearly two years and already, capital growth is exceptional and the area is moving onwards and upwards in all manner of ways.

For a whole host of reasons, this is an area that young families should be settling in! Whilst a 'rogue element' of the former seedy underbelly still lingers, in time this will be driven out by a new breed of settlers with taste and style. Remnants of an industrial past linger but this gem of a suburb should not be overlooked; it will soon rise to rival its neighbours Seddon and Yarraville whilst retaining a genuine multicultural cred.

Great for

  • Good transport access to city
  • Many parks and green spaces
  • Exceptional capital growth
  • Barkly Village restaurants and food stores
  • Multi-cultural flavour
  • Less than a 15 minute train ride to the CBD
  • Many young families with children
  • Great Indian supermarkets and food

Not great for

  • Graffiti tagging
  • Proliferation of cheap town houses and high council rates
  • Traffic/trucking
  • Social problems
  • Many contaminated, old quarry sites in the area
