"If you've got the money, spend it."

A nice upper class suburb right by the ocean. Very quiet, friendly residents and plenty of shops just around the corner. The only poblem is teenagers doing god knows what in the parks. A sign of things to come in the next 10 years.

Great for

  • Beautiful parks & beach walking paths and boardwalk
  • Very quiet & very safe
  • Walking distance to beach, shops, medical, cafes, pub, childcare

Not great for

  • Anti-Social Teenagers

"Perfect for First Home Buyers"

If you're a you 20 something or a first time home buyer this is the perfect place to start. Nice area, a good old fashioned suburbia. Stay away from the main roads or the Juveniles will start banging your fence at night and smashing bottles. Kids need a good belting other than that a great suburb to start in.

  • Bored youth/irresponsible parents
  • State Housing

Very good suburb to live, especially Somerly.
Don't know where you are on about? I live right on a main road and have never had any experience of that.

I haven't heard of anything like that around here. If there was anything, how come main roads are the places to avoid?
By the way, state housing is only 10% of the total housing in Clarkson.

Haha true if you lived close to the high school in the past few years. Clarkson is pretty good these days though.

"Go ferral or Go home."

I'd avoid this suburb like the plague. Starting to become an old runned down area patrolled by bogans. If you want the Ratway of the North you've got it.

"Middle Class estate with a bright future."

I've lived in Butler since 2004, and I have to say it's very good suburb. The locals aren't as friendly as they used to be, but what do you expect when you've been nnvaded by Brits and South Africans. Was one of the best suburbs from 2003-2007, but has gone significantly south since 08. Biggest problem is spoilt brats on trail bikes and hoons that come out after midnight. Butler will be the new Clarkson in ten years, so I'd recommend for locals to jump the boarder to Jindalee or move further North where the mall will be completed in the next 5-10 years.

  • Friendly family orientated
  • Great community activities
  • Fantastic lakes and parks

Not great for

  • Hoons
  • Trail Bikes
  • Lack of couple things to do at night, have to head off to Joondalup etc.
  • Too many Homeswest housing

So have you rang the appropriate authorities to make your complaint about the trail bikes? The Wanneroo Shire is very responsive to complaints the rangers will deal with it. As for Jindalee its over rated nothing to offer, no shops parks crummy beach so maybe it may be time for you to move on..if you can't see what's going to happen in a positive way.

So is it a 'very good' suburb? For anyone looking into living at Butler your statement seems to be a contradiction in itself and not really very helpful. I've never known 'Brits and South Africans to be unfriendly, and don't think it fair to base your opinion of a place on the nationality of the people that live there.
Also, for your information Clarkson has a very positive rating, as believe it or not it's a lovely place to live and has plenty of positive comments left.
Everywhere has 'pockets' of undesirables but that's just the way things are and it's the same everywhere you go.
Overall, Butler is a nice place to live, and can only improve with the new rail extension in 2014.

jamess13 funny you say that. We are South Africans but had to leave Butler because of the low class disrespectful mass breeding AUSTRALIANS that lived next door to us with absolutely NO respect for anyone else in the suburb!
