peace and quite
friendly neighbours
schooling
town center is close but still a nice distance away (5 min drive)
35 mins to melb, 45 mins to ballarat, 45 mins Gellong
cost of living
tabcorp park

the bad
there are a few hoons but not as bad as caroline springs
parks and gardens need time to establish
needs another big retailer here there is Kmart but we need a big w or similar (I dont think this will take long as some smaller chains are starting up ie super cheap auto)
