Melton South

"Great area but............"

You are taken by the green when you enter the estate and it is so different and refreshing compared to all the tree less flat estates in the western suburbs.
The Pros
* It has a nice golf course and a comfortable and historic golf club that is heritage listed.
* recycled water
* Fibre to your home (fast internet & no roof antenas)
* forest
* no hoons (yet)
* houses are nice and land is cheap

The Bad
* Body Corporate fees of $1200+ pa plus high council rates on top of that to maintain the forest and the parks.
* No public transport and none in sight. Have rung all the local service providers, and the estate is not even on their radar for a few more years. The closest secondary schools are in Melton. 10km +
* Closest shops are in Melton, but your best bet is to go to Watergardens or Caroline Springs, where you have a greater variety of retail stores built this century . 25km +
* low prospect of resale to get your build price in the next 5 years. Slow land release and lots of land to go. (2500 lots ?)
* "pioneering spirit" it seems they are all wanting to be the pioneer.......just ask for the association meeting minutes at the sales office. They are not willing to give them up for a look. I wondered why? I got my hands on them, as they give you an indication of the "community spirit" or lack of.


The state goverment needs to have a good look at themselves for continuing to allow estates in fringe locations of Melbourne with no infrastructure to be allowed to be developed. This place could be great, but without the facilities it simply not good enough for young families or families with school age children.
