Lexton Drive

"great friendly street, close to everything"

Hi all, I think Lexton dve is one of the best streets in langwarrin for the following reasons. It is a nice wide tree lined street with foot paths on both sides, it runs through the little boggy creek reserve which has good walking paths through it and is full of NATIVE flora and fauna, only a ten min walk to local shopping centre, all the neighbours are friendly , woodlands primary school and childcare centre is just off lexton dve 5 min walk. apart from one small stretch the rest of the street has u/ground power, there is a good mix of housing with blocks from around 600sqm to 950sqm most of the residents are quite house proud and keep there gardens looking neat & tidy the majority of homes are owner ocupied with families being the predominant demographic, it really is a great street to live in.

"Good value for money although pindara estate overpriced."

Having spent all my life in east and sth eastern suburbs, for me langwarrin is positioned quite well. Roughly 1/2 way between Frankston & Cranbourne with the facilities and infrastructure they offer without the stigma. pindara is ,in my opinion, overpriced. Far better value in woodlands or langwarrin park. Only one entry and one exit from pindara (dangerous) and creates congestion with narrow streets inside this rabbit warren.. It seems to me that the only people whom believe they are achieving reasonable capital gain are the residents of pindara, recent sales STRONGLY suggest otherwise when compared to other estates in terms of % of capital gain. Before purchasing in Langwarrin we researched extensively. Pindara is a bit like sandhurst very little capital gain (compared) to other parts. My very firm advice to anyone looking at langwarrin to buy is this. Langwarrin is a fantastic place to live with great schools,child care and reasonably good shopping. The community atmosphere is fantastic but look at either langwarrin park or woodlands estates, By all means look at pindara just to give you an idea. But by all means buy a home in langwarrin it truly is a great place to live.

I strongly disagree. We have doubled our money in the past 5 years so your firm advice with regards to capital gain is flawed. And estate where the homes are on larger blocks and a strong convenant is in force will result in higher $$$. This is the case with Springhill and also Pindara.
Pindara maybe moreso becuase of the convenience of being opposite Gateway Shopping Centre.
You don't need to polute through a car to pick up milk or bread unlike other areas. This, and it's close proximities to schools, buses, church etc makes Pindara an ideal estate. Add to that all the ovals and parkland available to residents in Pindara.
And the idea of only a single entry into the estate stops through traffic coming through making it safer. We have never had any congestion, not in morning nor afternoon peak so not sure where you get that information from........have you lived in Pindara? I guess not!!!
Although I do agree that Langwarrin is a good place to live.

Having lived in Langwarrin for the past 15 years and having had two properties in the "Woodlands Estate" and one in "Langwarrin Park", I now live in the Pindara Estate. I don't know what "research" you have done but Pindara has outperformed ALL of Langwarrin for capital growth over the past 5 years. The fact it has one entry/exit point is fantastic as only locals who live in the estate use it. Why is it dangerous? There are emergency exit points facing Lorraine Avenue if you need to get out and cannot through the main entrance. You obivioulsy have not lived in Pindara so stop wasting everybody's time and move to Cranbourne if you think it is overpriced! Langwarrin is a great place to live and Pindara makes that even more special.

It appears you a suffering a severe case of sour grapes. It would certainly seem from your review of Langwarrin, that you really would like to live in the "Pindara Estate", but can't afford to, so instead you take the tact of 'well if I can't afford to live there, it must be over priced'. Your advice of minimal capital gain is both rubbish and disappointing. Being in the real estate business myself, I think I and my colleages would know, and as far as the 'one exit and entry' you mention, I'd love to hear how this is 'dangerous?'. I have to agree with the previous two comments, and on top of what they have pointed out, it stops knobs like you trying to cut through to McClelland Drive (therefore making it busier, and more dangerous). So off you go, on your bike to Cranbourne or better still, The Pines.
