"Coxs Rd off Mid Hartley Rd"

Not to be confused with Coxs River Road which is off the Great Western Highway.
Leads to a private wee little valley surrounded by the spurs of The Great Diving Range. The bottom of the Blue Mountains looking up at the last village of the Blue Mountains which is Mount Victoria

Bronte Rd

"Bronte Road - A LONG ROAD! From Bondi Junction all the way down to Bronte Beach"

Top end of Bronte Road; shops, retail, groceries, gyms, junction for trains and buses. Busy, messy, smelly, noisy.

Bottom terminus of Bronte Road at the beach; the opposite, no shops, no retail, no groceries, you can work out at the park though, and do yoga. Also no messy, smelly, noisy bustle.
But there is; beach, greenery, trees, gardens, cafes a plenty, bus service every 15 mins, no noise except on hot weekend beach days with cars cruising for a spot.
Fresh air, sea breezes, the sound of the surf crashing to lull you to sleep, fantastic coffee, great food. Sun, sand and serenity.
The only reason to leave is to get your groceries and a new pair of thongs.

Great for

  • QUIET SMALL VILLAGE FEEL
  • AMAZING VIEWS, SEA BREEZES AND CAFES
  • THE KIDS CAN WALK TO SCHOOL / SAFE

Not great for

  • WEEKENDS A BIT CRAZY WITH PARKING, but if you live her you just stroll to beach
  • NEEDS A TAKE AWAY DELI
  • NEEDS A MINI SUPERMARKET FOR ESSENTIALS

"Kanimbla or Little Hartley off Coxs River Road is the most serene place in NSW within 2 hrs of Sydney"

KANIMBLA / LITTLE HARTLEY; How you wish your suburb was; everyone is friendly, waves a hand as your car drives past - even if they don't know who you are, yet, as everyone gets to meet everyone after a while.
Needed a builder - house reno urgent - no problem, builder over fence on a job happy to quote, and reasonable, and stuck to budget, and time, and did a great job, thanks PB
From the day we moved in our neighbours were looking out for us. Hot water stopped working, no problem, closest neighbour happened to be an ex-electrician and popped over right away and fixed it - for nothing! Insisted, thanks WM
Invited to a lunch with all of the surrounding neighbours so we could meet everyone, thanks J&C
Needed fence fixed, no problem, neighbour fixed for reasonable rates, thanks FC
Needed a handy man (higher level skill than city husband) No problem, he fixed everything while we weren't even there.
Needed a plumber - no problem, neighbour let him in for us, thanks WM
Needed alpacas put in the yard for shearing as couldn't be there, no problem - friendly neighbour got it done, thanks C&J
Alpaca died and needed a burial - no problem, neighbour behind us did the job with his tractor, thanks CJ
I only hope I can live long enough to repay all my neighbour's good deeds.
Oh, and apart from the people who have morals, and values and you could trust with your life, there's
Nature, oh those cliffs lit up at sunset, and cockatoos and parrots, the sound of the bush at night, the space, the clean air, our own water from our own roof, heating from our own timber, hot water from our timber boiler, veges from the garden, fruit from the orchard.
Then there's the facilities; few and select but fabulous; the Nursery, Tea House, Wood fired pizza, Old Colonial building with a great ploughman's lunch out the back, Handy local store with hardware - wine - and manure - all in the one place!

Great for

  • 2 HOURS NW FROM SYDNEY
  • CHEAPER THAN 2 HOURS SOUTH

Not great for

  • PREPARE YOUR LAND TO REMOVE FUEL FOR FIRE RISK
  • SCHOOLS A BIT OF A HIKE
  • QUIET - I LIKE IT BUT SOME DONT

"Neighbours actually talk to you, help you, offer to lend you their stuff...happily!"

Close to; Blackheath and Leura arts, cafes, delis. The only place left 2 hours from Sydney where you can buy acreage and a spacious home! I dont understand why anyone would buy in Bowral when you can live in this paradise. The gob smacking escarpment views will take your breath away, especially at sunset. This area is unique, a valley with views to the villages of the Blue Mountains. A modern base (helicopter for transport if needed) hospital close by in Lithgow for those unexpected emergencies. Great high school/ private schools in the villages or Mount Victoria Public School. Locally enjoy the great selection of plants at the nursery and the adjoining tea house has fantastic scones. The local restaurant does an amazing ploughman's lunch by the fire or alfresco looking at the horse paddocks in summer. The only problem I have is leaving the place, when I have to.

Great for

  • 2 hours from Sydney
  • 45 mins from Bathurst
  • Peace and quiet, friendly locals

Not great for

  • Bush fire risk if you are deep into the bush, choose a semi-cleared block
  • Where's the public transport? - need a car
  • Having to leave to visit the big smoke
