Mowbray

"Great , safe, learning community"

Mowbray is the home of UTAS and AMC. So many smart and intelligent people-it is also multicultural. Great rental returns as unfortunately on-campus accommodation is TOO expensive meaning great investment houses under $300K.
Excellent proximity to CBD and local shopping precinct--all bus or walking distance.
Pick the right street and great neighbors. Adams street for instance we are generating nearly 9% ROI for our rental. This street is stones through to a top 10 independent school (Grammar) and a top 2% University as well as the AMC.
Over the coming years the 'bogans' and 'bludgers' will move on as rental prices increase due to demand and an improvement in the rental stock. This will mean it will become a hot and trendy spot for students, international visitors and families who want to convenience of CBD living without the price.

"Good apart from 1 house"

A nice street, cheap housing, great for 1st families.
Would be higher ranking if residents at 21 moved out--they have uncontrollable kids, and idiot friends

Adams Street

"Adams street great returns"

We have a rental property currently returning 8.61% could do more with converting another house space into a self-contained flat-which would push ROI to nearly 10%

Great for

  • Great rental returns- if properly tenanted through a rental agency
  • Close to AMC/UTAS with cheaper room rates and features than oncampus rooms and poor quality rentals in same block as uni--this is 2 blocks away and feels like a home
  • Close to No1. Tasmanian school --LCGS, short 5 min. walk to UTAS and shopping centres
  • Excellent neighbours all look out for each other
  • Neighbours look out for each other

Not great for

  • Houses don't come onto market often
  • Houses don't come up for sale often
