"Country feel in between valleys and parklands but close to the city"

I have loved living here the past year . There seems to be more and more young couples/ young families purchasing and renovating older homes (sold by retirees) due to its affordability which ultimately brings up the area value. Interested to see if the changes show in the next census. Village is great, the closer you are to it the better. Needs updating, feels a little left behind from the council.

Looking for a home in Westmeadows?

"Country feel's so close to the city - Highly underrated suburb"

If you are one of those people who love regional Victoria and want the convenience of living within 15 Km's of Melbourne CBD, Westmeadows caters to this need.

Highlighted Features:
- Beautiful & gorgeous views (Valley Park, Yuroke Creek, Broadmeadows Valley Trail/Park, Jacana Reserve etc)
- Plenty of play area's/ grounds for kids
- Dog park available
- If you live towards the Broadmeadows end, you have central access to Shopping, Public transport, Health care facilities, schools, Vic Roads, Leisure centre, Library, Police Station, huge variety of Middle Eastern Cuisine, easy access to Pascoe Vale road & M80.
- Roughly 15 minutes to Melbourne International Airport (can barely hear the Airplanes)
- Roughly30 minutes by Train into Flinders ST station
- Houses are generally spacious & the area is well maintained.

Cons:
- On occasion, hooning does happen (~10 times in the two years I have lived here)
- Shady characters hang around the train station, but the PSO's posted there do a decent job of keeping them at bay
- Broadmeadows shopping centre parking area needs a serious clean-up. Little bits of garbage are still about everywhere.

"Westmeadows next Million dollar suburb"

Lived there since 12 seen the transformation happening in the old commission area Most are privately owned now all the ratbags left years ago and it’s beautiful views of valley park crime rate very low I was safe walking around when I was 12 and my girls are safe walking around now
One of the safest places to live country feel living 20min from the CBD 7 min from Airport what more you need and the shops in westmeadows village are all fantastic and meals at pub are great

Not far from Broadmeadows Shopping Centre and train station, medical clinics and schools. It has all you need.

"Small town with a country feel"

Great place. You have the IGA, Madisons, the bakery, the cup cake shop, Paladinos Pizza, two fish and chip shops and the pub. Lets not forget about the doctors and the chemist. Great area. Has two bus going through the area. Great park land, with a lot of walking tracks. Has the Westmeadows Cricket and Football club with a Tennis club there as well, open for everyone and for all ages. Great community feel in the area. Fantastic place to be in. Hard to get into the area. Not many people want to sell. The only shame is that there are a few units going up which I believe is ruining the area. Council wants its cash I guess. (btw I'm referring to the Westmeadows part near the shopping complex)

Rentals in Westmeadows

"Tenant"

I'm a rental resident, here for 4 years. Firstly, beware of overtly positive reviews of this suburb, it's probably to drive demand and prices up. To read that Westmeadows is better than Glen Waverley and Essendon is rubbish. This is an honest account, good and bad. Living near the shopping village and primary school, walkers say hi and walking during the day is okay. Guard dogs are aplenty, which says a lot... There's a great birdlife here if you're into cockatoos and magpies, though they can be aggressive so can't relax on a walk. Geckos, lizards, hand sized moths..Yes it has a country feel, but quiet can be eerie, need to be alert and vigilant about personal safety when walking near/in the bushes, bridges and parks, as with anywhere. There's no shade in the streets in the summers. Opportunistic break ins to cars and homes, and don't risk leaving anything you're not willing to lose on doorstep. Yes, you can definitely hear and see aircraft but it's not interrupt-your-conversation loud. Haven't seen or heard druggies or drunks, though I have seen burglaries in the act and extreme speeds by hoons in family street with young children. Reported incidents to authorities, they were pretty jaded unfortunately. The school crowd seem good, though after school litter in streets always evident, have not seen blatant littering this way ever. The school itself looks better in appearance than its actual rating. I have lived in over 15 suburbs, make of the 1 star what you will.

"EXCELLENT LOCATION"

My experience with westmeadows has been excellent, love the area, close to all amenities including a 15 to 20 minute drive to the city. Has beautiful parks and shops, Will recommend to anyone

"a bit scary i guess idk"

it has good cupcakes not gonna lie but the magpies are feral as. you will die by a magpie hunting you down. my friend's cat has been swooped twice by them and one magpie death stared me down so hard i couldn't sleep for a week. also the pub is 10/10. gotta love the meadows.

They will only be doing it to protect their babies . If the doing close to home, they will stop, its only natural. And they see the cat as they are.. they hunt, kill all things.. if they are worried about the cat, keep it in, is the safest bet for all native life.

"Spectacular Suburb"

Westmeadows has beautiful parklands including shops and cafe's, gives you a village/country feeling only 15 to 20 minutes away from our beloved cbd. Ive lived here for a year now Love the people love the area will not go anywhere else :)

"Top of the town- Peaceful place that is hidden"

Ive been renting in westmeadows over a year or so, I actually love the fact it takes me 15 to 20 minutes to get to the city depending on traffic, which is not much and due to the tullamarine fwy widening, it will be even a easier commute to the city.

Ive lived in eastern suburbs *glenwaverly my whole life, since i moved to westmeadows it has opened doors to my lifestyle were traffic isnt much and the fact im actually closer to the city, gives me time to enjoy the suburb were your surrounded with beautiful nature and parklands, i love going for walk to the village were there are cafe's and shops allowing me to enjoy the joyful and happy people that live there. I love using the westfield shopping centre which is approx 5min drive.

The local shops are 5min walk from were i am which i use on a daily basis, really enjoy the resturants and cafe's, the suburb actually gives you a country feel with old hertiage churches, bridges and houses made from bluestone and timer. The people that live there are mostly families and retired people, this area can not be compared to glenwaverly, westmeadows is a better suburb in all aspects. i wish i actually grew up around westmeadows and surrounding suburbs, but would rather prefer westmeadows.
Last month i purchased my first home in westmeadows cant wait :))

"The secret gem of the north."

Westmeadows is such a peaceful suburb, love going for walks and visiting the shopping strip. LOOVEEE the cupcake store and the cafe is nice.

"One of the best nothern suburbs !!!!!"

The area is excellent. It has a shopping strip, which accommodate the needs of living including medical clinc and pharmaceutical. It has beautiful heritage buildings, including church,community halls, communty centres and bridge crossing's, most of the buildings are dated back to late 1800s.

Westmeadows has over 20 shops ranging from clothing, cafes, bars, service station, mechanic shop, bakery, a (IGA) and many more shops. Westmeadows also has sporting facilities, massive parkland's with high volume of nature (trees and wildlife) there are running,walking and bike tracks.

The area is approximately 15mins away from the city via freeway. There is too much essentials of westmeadows, the list will go on and on. I have lived here with my children and spouse for over a year, it is the best choice i have made so far.

"Decent meadows"

This area in regards to it's culture is quite interesting. Crime seems to have decreased in Westmeadows and surrounding areas, however the neighbourhood still has numerous problems.

Property is affordable. The area is constantly being updated. The internet, the property, the parks and recreational areas are exceptional considering the affordability of living in this area. However, after a few months of living here, you may began to notice several problems. Neighbours tend to be quite loud and obnoxious especially late at night, however I can only speak for myself. Hooning and street kids are quite are just plain annoying. As with me, you may move into one of the updated areas only to find you are living next to public housing, which tends to attract some of the worse people.

If you are smart, I'm sure you could make living in this area work. If your not an average low income earner, this area is not worth moving into, no matter how attractive the price may seem. It's very hard to explain how a place could be both quite and loud

We are looking at buying a property in westmeadows that may well have public housing in the neighborhood.
We're not overly concerned (we've both lived near public housing before) but we're curious to know how the noise, hoon, crime situation is at the moment? i.e. are there regular break ins etc or just noisy teenagers?

I've lived in Westmeadows my whole life and there are mainly break ins and minor crimes if you live in a decent area but an area in the older parts are feral with drug dealers and occasional shooting but there's a bad part to every suburb

The area is very quiet compared to other suburbs. Ive been here since the 70s and it has been a excellent suburb. A Police officer which lives on my street explained to me that westmeadows is actually better than gladstone, greenvale and surronding suburbs due to lower crime rate in westmeadows, westmeadows is known for its quietness and its peace. It has very low crime rate look it up on google people.

are most of the public housings located around valley park, just opposite the Baptcare fascility?I just found out 41% of the housing in the new estate are allocated for public housing.

"Stunning area - under-valued!"

Love love love it! Live in Westfield Bvd and my backyard view feels like I am living somewhere on the valley! The view is amazing.. The house prices are so affordable and the neighbours are all nice and welcoming.
Used to live in Essendon and came down here for a quieter destination. The Church is breathtaking!!!

Hey JasonJ,
To be honest, I thought it would be very loud before purchasing. I hardly hear the planes, and have never been able to point out a loud event and I have been there since June last year.. I think the flight path isn't directly over my house or the surrounding streets. I am originally from Oak Park, and I would say that it is as minimal as Essendon Fields.

Nothing to worry about :)

"Blue chip suburb amenities at your fingertips!"

What a fantastic place to live! Lovely neighbourhood, with great access to everything including the airport, city, Westfield, DFO, Keilor Rd cafes, lots of great schools, parks, you name it, we have it. Many of the homes in our street are being renovated, as more and more families realise how underrated this area is and move in. Absolutely love living here.

"Westmeadows - a lovely piece of heaven"

I have lived in Westmeadows for over 10 years, and it is very beautiful with lovely parks. A great location with a shopping village, bus stop, restaurants and pub nearby. Great location as its very close to the city but you feel like you are living in the country how perfect.

I lived in westmeadows since I was 12 now 54 and it was tough living there as a kid but now especially around Erinbank Crescent and the courts were all brought through housing commission 90% were brought rest rented now 95% are private owned and are being done up and I tell you I brought a house there in 2005 its is so peaceful and big land anything over 600sq metres you can develop out two on also and my dad been living in Same area since 1979 and never been broken into and cars never been touched

"Best kept secret, location, location!!"

Best kept secret. Close to all amenities- schools, shops and transport and only 15 kms from the city. Very easy access to the freeway and city. Culture over the last 10- 15 years has changed considerably- very ideal for young couples and families

"Very quiet and safe neighborhood"

A very quiet pocket in Westmeadows that backs onto Willowbrook Reserve. Great sporting facilities, tennis courts on our back door as well as Westmeadows Football oval. Great area for children to grow up in. Never had any problems of any kind, love this area! So close to airport, only 14km to city, freeway easy access, shopping centres close by and lots of lovely trees.

No noice I been living in westmeadows all my life beautiful area the chances to the commission area has so much improved 99% of the homes are privately owned my dad brought from commission in 1979 his done the house up and the homes on big land also he never been broken into and cars in court never been broken in to
