Bushfire threat in Wodonga.

we are thinking of moving to Wodonga,in particular we have our eye on a property just near the CBD. What are the bushfire risks here and just in Wodonga in general? Has Wodonga ever been seriously threatend by any serious bushfires over the years? Is the CBD the safest area to live if there is such a serious bushfire in the future?

Wodonga, like many areas in Australia, faces bushfire risks, especially during hot and dry seasons. While Wodonga has experienced bushfire threats in the past, the CBD may offer relatively safer conditions during emergencies due to proximity to urban infrastructure. However, it's essential to research specific bushfire risk levels for your chosen property, consult local authorities, and implement bushfire preparedness measures regardless of location.

It would have to be end of days for a bushfire to threaten Wodonga CBD. There have been serious bushfire threats in outer suburbs like Baranduda, but they have been controlled. Like anywhere, the closer you are to bushland the bigger the hazard

Hi Andrew, Thank you for your enquiry regarding investing in property on the Border. Albury/Wodonga has recently been ranked by the Real Estate Institutes of Victoria and NSW as one of the top 10 hot spots for investment activity. Currently we are experiencing high volume demand from investors and owner occupiers for affordable properties with high yielding returns. Our vacancy rate for rental properties is currently 0.01% which makes it a great time to be a landlord in Albury.

Albury/ Wodonga experiences four seasons of weather. We are desirable located only 3.5 hrs from Melbourne, 3.5 hours to Canberra and 5.5 hours to Sydney. Albury airport has Virgin & Qantas fly in daily and the train runs from Melb to Albury twice daily and then on to Sydney. We have been very lucky to have avoided natural disasters in recent years unlike many parts of the country. Albury has not experienced any major flooding or bush fires recently. We have strong employment and easy access to healthcare, education- primary, secondary & two universities. A large defence force base, Mars Petfoods and other infrastructure keeps the demand for rental properties strong.

Also we are starting to experience real capital growth in some suburbs. Please feel free to contact me for a more detailed property report on local suburbs and property prices.

Kind Regards,

Donna Duncan
