"Abbotsford 3067"

Abbotsford, Victoria is a popular and highly sought-after area, with a mix of modern apartments, heritage buildings, and spacious houses. The suburb is located just 3 km east of Melbourne's CBD, which makes it a convenient location for people who want to live close to the city while still enjoying a more suburban lifestyle.

The area is known for its vibrant and diverse community, with a wide range of shops, cafes, and restaurants that reflect the multicultural makeup of the suburb. Abbotsford is also home to several parks and recreational areas, including the Yarra River Trail, which offers a scenic walk or bike ride along the river.

The rental market in Abbotsford is relatively tight, with low vacancy rates and high demand for properties. At the time of submitting this review the median rental price for a 2-bedroom apartment in Abbotsford is around $450 per week, which is slightly higher than the Melbourne average. However, the suburb is considered to be relatively affordable compared to other inner-city areas.

The rental market in Abbotsford is also known for its high-quality properties, with many landlords and property management companies investing in renovations and upgrades to their properties. This means that renters can expect to find well-maintained and modern apartments and houses in the area.

Overall, the rental market in Abbotsford is considered to be a desirable and competitive area, with a mix of affordable and high-quality properties. With its proximity to the city, diverse community, and abundance of amenities, it's no surprise that many people are eager to call Abbotsford home.

"Peace and quiet just 3km from the CBD"

A hidden gem nestled in between the river, Freeway and Victoria St.

Abbotsford has it all. Great pubs, restaurants, cafes and nature on your doorstep, with good local schools and lots of amenity.

Public transport access is first class (train, Tram and bus) and multiple supermarkets and shops.

Downside can be proximity to Victoria St (manifesting in the occasional syringe on St and a little bit of theft) and small block sizes, but well and truly a great place to live.

"Something for everyone"

Abbotsford is one of Melbourne's most underrated suburbs. It gives you great access to everything the city has to offer, while presenting lush walking, biking and even kayaking along the mighty yarra. With some of Melbourne's best coffee roasted and poured in the heart of the suburb, it's a great choice for those who love a latte.

"Excellent for eating out!"

Abbotsford is an excellent place to go to try out new cafes and alternative cuisines. With excellent choices you will love to spend a Sunday morning reading the paper and enjoying breakfast and a coffee at one of the many gorgeous cafes.
The location is perfect, near the banks of the Yarra where you can take long walks and enjoy the recreational option of close parklands and walking tracks.
With multiple options of public transport, it is very convenient to make your way to close by shopping strips and the CBD.

"One of the best inner-city suburbs"

We love Abbotsford! Here is why:
* so close to work in the CBD - you can walk, ride, bus, tram or train - you have 2 train stations, loads of trams down Victoria St, and buses along Johnson and Hoddle St.
* fantastic cafes and bars all within walking distance
* walk/ride along the Yarra River
* walk to the Collingwood Children's Farm - great for kids, great cafe there, beautiful spot for a walk and lunch
* Abbotsford markets
* Abbotsford convent with amazing places and events like Shadow Electric
* great for young kids - so many parks, Collingwood Library is fantastic, maternal child health centre, Richmond pool, lovely community feel - quick drive to Melbourne Museum, Prahran Pool, Botanical Gardens
* so close to the hottest bars, restaurants and cafes in Fitzroy and Collingwood
* quick drive to South Yarra and out to the eastern suburbs like Camberwell
* close to the Eastern Freeway if you have family out that way, or jump on to drive down to the Peninsula for summer holidays
* the Hive has Woolworths, Aldi, Chemist Warehouse, nail salon, bank etc
* short drive to Vic Gardens for Toscanos, Brewsters Butcher, Fitness First etc
It is a great suburb for young professionals and young families. We really love it here.

"Value and Progression"

Close to everything you would want - I have loved living here over the past couple of years. Really looking forward to the years to come, Woolworths now in , Vic Gardens for other bits and peices, not far from Bridge Road shops , CBD or Brunswick/Smith Street. Just off the fitness and serenity of the river - not to mention the cows at Collingwood Childrens Farm and the markets at the convent.
My Wife loves the fact that she is home in 10 minutes on the tram from the cbd - and has choice of either tram or train. Everyone in the area is friendly and the cafe lifestyle is just making its mark - the smart move from our previous location at Richmond with greater tree lined streets and cleaner air so close to the city.

Great for

  • Close to City
  • Access all amenities
  • Walk to the MCG or City.

Not great for

  • Council a little slow on the uptake for cleaning schedule of streets

"Fantastic suburb"

The good:

- The place has a real village feel - neighbours know one another and look out for each other.
- There's a big Aldi on Victoria St and with Woolworths planned to open up next door soon there'll be a great mix of supermarkets as well as Vietnamese grocers and butcheries.
- It's just twenty minutes walk to the Paris end of the CBD, Smith and Brunswick Streets in Fitzroy, and easy access to Church Street and Bridge Rd in Richmond as well as Ikea and other amenities at Victoria Gardens.
- There's a good mix of restaurants in the immediate area ranging from cheap and cheerful to fine dining. There's also a huge range of bars and pubs ranging from the trendy to the daggy-but-delightful.
- Not to mention the Abbotsford Convent with access to fresh food markets and the Collingwood Children's farm as well.

All in all, Abbotsford offers everything you could possibly need right on your doorstep. I would highly recommend it.

The bad:

- Only one comment here: it can be a bit tricky to get ADSL+ broadband, due to the young and techy-savvy population using all of the limited available ports in the exchanges.

"Heaps to do"

I loved living in Abbotsford. Although it was quite busy and sometimes noisy, there are some fantastic facilities and it is soooo close to the city, you are pretty much living there. I loved having small children there as there was really good places for them as well; the parks, collingwood childrens farm etc. But as children got older it didn't really suit... too many drugs around and the bordering roads are just too busy.

"Great Family Suburb"

Bordered by the Yarra River, parks, walking trails and recreation facilities, Abbotsford is a hidden gem in inner city Melbourne. There are great local pubs within walking disance of any street you choose to live in and a fantastic (and ever evolving) arts/markets/childrens precint in the Abbotsford Convent and Collingwood Childrens farm down the end of St Heliers Street. This is a great suburb I am proud to call home for the last 12 months and I look forward to our 10 month old growing up here. there is a great community spirit and friendly atmosphere throughout the suburb.

"Inner City Lifestyle"

Having lived in Abbotsford for a number of years I am a really big fan of the area, despite giving it some low ratings.

Abbotsford has excellent access to anything you could want, the city, pubs, restaurants plus my personal favourites the Convent and Children's farm area. Only sacrifice to make is lack of backyard.
