"Paradise"

A lot of these one star reviews are actually from locals not wanting the population to grow, Agnes and 1770 are actually really beautiful places to live. Reminds us of Byron Bay about 25 years ago. Midges are only bad near low swamp areas. The locals are actually really nice (including us LOL) there are a few rotten eggs, but you just ignore them. Very supportive and helpful community, 5 stars to Agnes Water!

Looking for a home in Agnes Water?

"I've had better. Much better."

Beautiful beaches and scenery-
And that's about it.
The midgies and insects are off the charts, it's hotter than hell fire, the locals are old school and don't seem to appreciate positive personality or helpful opinions about how they can improve and the dining is extreeeemely limited. Also it's isolated and about an hr and a half to even access a hospital or any nightlife. No one even mentions when it does rain you're stuck out for days if not weeks, it's so isolated. Sold up and left, best thing we ever did.
A great place to visit. Then there's better places to be.
Anyone posting about how great it is to live there variably has investments in property and interest in market continuation.

"NOT A NICE PLACE"

Please don't move here, it is one of the worst towns along the coast, locals will not accept you but the ferals will with open arms.
No jobs, No atmosphere, No class, No future. Look elsewhere and stay sane.

"Beautiful on the outside, ugly on the inside"

My family lived in Agnes Water for two years and it is something we regret more than anything. We moved from Sydney looking for a lifestyle change. It is in a beautiful location with lovely beaches but the people are terrible in every way. Just like the other review here says. Bogan doesn't begin to describe it. Homophobic, racist, intolerant, you name it. My child was bullied mercilessly at the Christian school there. The teachers didn't care. His grades dropped and he was miserable. Since moving to Byron our family is so much happier and we are back to normal. You would think that a small town like that would be friendly and welcoming but its the opposite. Everyone decent moves on. Visit for a holiday, sure, but don't stay too long.

PS - Why are people rating this town for professionals? There are no professional employment opportunities in the town. There are no offices. I think a lot of these positive reviews may be businesses trying to get tourists. The town is struggling on that front and understandably.

Don't Buy Here its a bad idea, Property is going backwards. It's another welfare town with all the trimmings.

"Agnes Water - Beware of the locals"

What people don't tell you about this town of Agnes Water is that if you are not a local then you may as well be invisible. The locals are so rude. Absolutely rude. If you come to live here then you had better be buying your own house and owning your own business within the town or else no one wants to get to know you. The only people who will treat you with a nice friendly wave are the non-locals. The local Christian College is an absolutely bully school where the principal lets it happen. Teachers turn a blind eye. Don't believe me. Check out how many school uniforms are on the buy swap sell page there. Good luck if you move here. The beaches are beautiful and the non-locals are lovely but they all move on sooner or later.

interesting experience... I've been visiting Agnes regularly since January 19 with a view to move, and my experience could not be any different. Garnt Rapely from PRD is an absolute gem of a fulla. He has introduced me to many potential homes and pressured me in to none. Heidi from the caravan park cafe not only pumps out the best coffee in town, she has been exceptionally friendly and offered much advise around where to move. I am not a local yet, though I do feel like one, because despite my intermittent visits, I am always welcomed with a smile of recognition as well as my name whenever I pop in for some coffee and brekky. That's impressive if you ask me, though not quite as impressive as Heidi's partners brekky burrito, add avo...

"Surf meets the Reef and the Start of Tropical QLD - Picture Perfect!"

Some of the best beaches in Qld are one of the best features of Agnes & 1770, with mostly untouched and uninhabited places to escape all along this great stretch of coastline.
Where else in Oz can you go for a surf, then jump in your boat to a variety of estuaries, or even the Great Barrier Reef, and have a very friendly group of locals to hang out with! From previous review, the Ranches Estate does have areas where you'll encounter lots of sandflies, however there are also a few great blocks around, where you wont, and that have amazing views. Good selection of 4-10 acre blocks a few minutes from town, at reasonable prices, and if you are seekig a bit more space, then 40 acre blocks start just under 10 minutes away from the surf in Round Hill & Captain Creek. The area offers a very wide variety of vegetation, soil types, views and landscapes, so something for everyone. 1770 has to be one of the most scenic, largely unknown little seaside towns in Oz, and hopefully it stay that way for ever! The nearby city of Gladstone is experienceing massive growth in Industry, so it is expected that Agnes & 1770 will follow suit, being the 'best bit of coast' in Central Qld!

So obviously an agent. No integrity whatsoever - that's what you can actually expect.
I don't know what growth is being referred to but it is stagnant. Or how it could possibly be recommended for professionals when there are no professional jobs in the town. Don't believe the sales pitch.

""Living in Agnes Water""

I have lived here for 7 years. The locals are extremely friendly and the tourists are always in holiday mode! The weather is perfect every day and the neigbourhood is safe. Surf, fishing diving is always great. No crocs or stingers or humidity as in further Qld. Agnes is peaceful almost like a retreat which city people sometimes need to escape or move to, to smell the roses and slow the pace down so to speak. Agnes will go a long way real estate wise, and we are also due for another boom. Town living is low maintenance, acreage wise...."Bicentennial Drive" is the most sought after being the closest acreages to the town and beaches ect. The "Cove Estate" is also great if you dont mind the drive. The "RANCHES ESTATE" however is cursed with SANDFLIES.. it is on the mangrove side of town. (guaranteed your relatives will not visit twice)! RE: Always ask the real estate agent if the property is in "THE RANCHES ESTATE" if it is run a mile - with your AEROGUARD!!! "Captain Creek" is a good 15 minute drive out of town,mostly large acreages. Agnes Water has the most wonderful wildlife and no traffic lights or roundabouts, love it! awesome place to live. Oh and The Tavern has the best meals in town!

Your negative comments regarding the Ranches Estate are totally untrue and you really have no idea what you are talking about. There is a lot of area in the Ranches Estate and it is definatly not cursed with sandflies, in summer, on days with strong northerly winds the whole of Agnes, and the Cove Estate and in town and 1770 gets sandflies.... when you have lived here a little longer you will work this out, its just part and parcel of this beautiful town.

I get that you're a real estate agent in Agnes Water but be honest. Professionals? No pests? Nightlife? Resale? Right now Domain says a 2 bdrm property is sitting on the market for 435 days. What public transport? Internet access? Talk it up, sure...but there has to be a modicum of truth in there.
