"CLEAN, SAFE, ACCESSIBLE, AFFORDABLE"

Close to CBD, very good for professionals who travel daily for work. Nice quiet and clean suburban feel. A lot of school for young families as well.

Looking for a home in Albanvale?

"Ticks all the boxes"

I have lived here in Albanvale for over 20 years and I have to say that it really does meet all the criteria for a great suburb. It is extremely close to both the Tullamarine Airport and Melbourne CBD, with both only about 25 minutes away. It has a local primary school and a massive adjacent reserve, Diamond Avenue Reserve. Thus, it is well suited for married couples with school aged children. There is easy access to most major arterial roads and highways - ie, Western Ring Rd, Calder, Tulla, and Hume. While it doesn't have its own train station, there are 3 train stations located in St Albans, an adjacent suburb, all of which are at most a 5 minute drive. It has a local town centre, Brimbank Central, with Aldi, Coles and Woolworths to get all your important shopping done. There is also Watergardens shopping centre, about 7 or 8 minutes, and Highpoint, about 15 minutes away, for the more fashion minded. Overall, the suburb is aesthetically appealling with mostly tree lined streets. Green spaces and parks are plentiful. It has a relatively low crime rate. It should be getting NBN soon. And for the price of housing, you couldn't ask for more.

"Quiet suburb with everything you need."

Albanvale is a great little suburb 20km west of the CBD. A quick half an hour drive will get you to the city, and if driving isn't your thing, it's close to St Albans Railway Station, Keilor Plains Railway Station, Ginifer Railway Station, and Watergardens Railway Station. The main local shopping centre, Brimbank Central, has all major supermarket chains, Woolies, Coles and Aldi, although no big labels and variety of clothing labels not the greatest. However, a quick drive to Watergardens or Highpoint will sort that out. Generally, it is a safe and quiet suburb, some loud cars at night, but only very rarely. Unlike some neighbouring suburbs, Albanvale is quite green, with nice big street trees and access to public reserves and parks. In addition, the local primary school has undergone significant upgrades, with removal of all demountables - very new looking school. All in all a great suburb for young people and families.

"Quiet family suburb a short commute from the CBD"

Albanvale is a great suburb for families to grow in. Albanvale and the surrounding suburbs are dotted with parks, playgrounds, and sporting facilities for the kids, with schools like Cairn Lea Park Primary, Deer Park Primary & High, Albanvale Primary, and Gilson College within easy reach. For shopping, residents have easy access to Brimbank Central, with Watergardens a short drive away if a large shopping center is the call of the day. With modest housing prices in the area, Albanvale is ideal for new home owners looking to start a family.

With less than 6,000 residents and an average property price of $250,000, Albanvale makes a great location for families and professionals seeking life in a relatively small suburb but within easy reach of Melbourne's CBD. Bordered by Burnside, Kings Park, Deer Park, Cairnlea and St Albans, Albanvale is located just 19km from the city and boasts a primary school and college for those with children. Sports enthusiasts can join the Albanvale Football Club and naturists will enjoy Kororoit Creek and the Kororoit Creek trail.
