I am looking to buy rather than sell... but my budget would be the lowest end of Balmain and Balmain East... Buying for investment... Have been in the market for months, mainly in Newtown, Erskinville, Leicchardt and Annandale... But Balmain is so gorgeous.. You are right, things have now really slowed down leading up to Xmas, i will prob. have to wait til Jan 2012. Is Balmain East more highly prized than Balmain in general you think?

Balmain East is more expensive when the market hots up again just be ruthless on at $900k offer $780 regards

There are various degrees of distress all over Sydney, true you more than likely not get it at $780 however you make your ,money when you buy, and by looking in a specific price range you get a good idea of what places are worth for the mere fact you see 10 or 20 to the agents 1 or 2, so see one your like asking $950k offer low if you end up buying it for $840 and you know your values you have made money when you buy, spread your net wider write down what important ie north facing back yard, car space, quiet street, etc etc and go as far as Rozelle but not over the main road cheers
