Is Lord St getting busier now that there are so many new land estates opening in Caversham?

There does seem to be quite a bit more traffic, but it depends on the time of day. It is a bit hard to tell whether this is just general increases in population out in the Ellenbrook region though, not just the newest Caversham area. Also, there is recognition of this because the intersection on Lord and Beechboro is being upgraded.
