"Inner Eastern suburbs of Melbourne located between Ashburton and Burwood"

As Melbourne’s population grows, demand for family homes continues to trend upward, making houses evermore scarce, remembering the city isn’t building more family homes in inner and middle-ring suburbs.

Ashwood is benefiting from the ripple effect of price growth in neighbouring suburbs, such as Ashburton and Glen Iris, as well as its access to amenities.

It has big homes on large blocks, and a prevalence of period architecture that creates attractive streetscapes and a village atmosphere.

You’ve got Chadstone shopping centre not far away, Ashwood shops, Ashburton shops, a 24/7 Woolworths and in terms of public transport there’s Jordanville station and Holmesglen station within a couple of minute’s drive or about a 10-minute walk, and Alamein station about the same distance away.

You can get to Camberwell in 15 minutes, the city in 20 minutes or The Glen in Glen Waverley in 20 minutes.

Having all those at your doorstep is a recipe for success if you are still searching for the right suburb.

Looking for a home in Ashwood?

"WHERE IS ASHWOOD, THEY ASKED?"

Ashwood. I tend to get that blank look when I utter the suburb where I live. Then I have to go on to explain a little further that Ashwood is right next to Chadstone and Ashburton. They would go "Ahhh". Well let me tell you about Ashwood.

Ashwood is a suburb in Melbourne, Victoria, Australia, 14 km south-east from Melbourne's central business district. Its local government area is the City of Monash. Ashwood was named after the suburbs of Burwood and Ashburton, because it is located between the two. Ashwood shopping centre is located on Warrigal Road and includes a 24 hour Woolworths supermarket to the south of High Street Road which is superbly convenient for those who works the graveyard shifts. Chadstone Shopping Centre, the biggest shopping mall in Australia and in the Southern Hemisphere is only approximately 8 minutes away.

Ashwood Reserve on Gardiners Creek includes hockey facilities for the Waverley Hockey Club and the grounds for the Harlequin Rugby Club. A bicycle trail through this reserve links it to Gardiners Reserve to the north. Electra Reserve to the east includes a dog club, croquet facilities and a senior citizens hall. Salisbury Reserve to the south has a scout hall and play equipment.

Ashwood High School is a government secondary college located on High Street Road where my son has recently graduated from. Adjoining the college is Parkhill Primary School, on Parkhill Drive which is a government-run primary school. Ashwood School, located on Montpellier Road caters for students aged 5 to 18 years old with mild intellectual disabilities. My little boy currently goes this amazing school. There is also the Ashwood Memorial Kindergarten is located nearby on Arthur Street and Ashwood Central Pre School is located on Yooralla Street.

The primary north-south roads are Warrigal Road and Huntingdale Road, while High Street Road is the primary east-west road. The nearest railway stations to Ashwood are Holmesglen to the west and Jordanville to the east, from the north western area of Ashwood the Ashburton railway station is the most readily accessible. Several bus routes connect the suburb to surrounding areas.

"Melbourne's best kept secret"

As a working professional with a large family,I lived in Camberwell for 7 years, Kew for 4 and Ashwood for 2. I would have to say hands down Ashwood is the best place I've lived in Melbourne.

Ashwood has the lowest crime rate amongst the 3 of those suburbs, and in my own opinion is by far the nicest place to live. There is a fantastic community spirit, it has an amazing location with trains close by (unlike most of Camberwell and all of Kew) and if you are lucky enough to live need Gardiners Creek trail, its like living in the bush but only 14kms from the city. In Kew / Camberwell, the 'community' is very snobbish and tends to live behind their iron gates. The first month we moved to Ashwood, we were invited to a street party, a Christmas street bbq and a NYE party. There was nothing like this in Kew / Camberwell despite living there for many more years.

Ashwood is often an unheard of suburb despite being close to the city. With the very expensive suburbs of Glen Waverley / Mount Waverley on one side, and Glen Iris / East Malvern / Ashburton on the other, I simply can't think of a better 'value' suburb. Yes, house prices have risen a lot recently because of this, but you can still buy a 800sqm block for around $1.4m. This is unheard of in those other suburbs I mention.

This is a very green, family friendly, safe suburb to live in. Ashwood High has also recently had major $5m spending upgrades and a new Principal who previously transformed Sunbury College. Many parents now opt to send their kids to the local high school instead of private schools.

The nightlife may not be great (only the Flinders hotel which is OK as a family venue) but the shopping is great (high street, Chadstone, Homemaker Centre etc). Transport is great (Holmesglen is still Zone 1 and a 20min ride to the city). Education facilities are great (Deakin, Ashwood High). Outdoor life is great (many 'hidden' ovals and green spaces along Gardiners Creek and a bike path all the way to the city)

Its clear quite a few people are 'waking up' to this small pocket of a suburb, based simply on the number of new houses being built on the generous blocks. Hopefully not too many people get clued into what a great hidden suburb this is, to keep it the way it is.

"Not the best experience."

My general experience of the people here has been somewhat poor. Many are snobbish and no real community vibe. Having said that, it is close to the CBD and is generally not an ugly suburb. That's where it ends for me.

out of curiosity, where have you lived, within the middle/inner ring of Melbourne, that has a better community spirit? My experience is at complete odds with yours, and feel there is an amazing community vibe in Ashwood.

"Great suburb with increasing demand"

Nice and quiet suburb, with easy access to the city.
Prices has been going up steadily over the last years, and seems to keep going up as the properties here are in increasing demand, evident by the interest of younger people moving in.
This will be an up and coming suburb for time to come I reckon, great place!

Rentals in Ashwood

"An Emerging Suburb"

Well I have just come across Ashwood and I think its one of the great potential/emerging suburbs in the SE of Melbourne. The suburbs like Glen Waverley and Mount Waverley in one side of it have gone through the roof price wise, the other side of Warrigal Road you have Ashburton and also Glen Iris. Malvern East along Warrigal Road and The Boulevard where the Golf Course is about 5 minutes drive up Warrigal Road from High Street in Ashwood. The location of Ashwood is fantastic.

Ashwood has a Woolies on the corner of High Street and Warrigal Road as the main shopping precinct, but this is where I reckon Ashwood has big potential, you have the Ashwood shopping strip along Warrigal Road and then you have the Ashburton shopping strip just 5 minutes away, and if you need to get to a bigger shopping centre, you can go about 7 or 8 minutes up Warrigal road to Chadstone or go 10 minutes east to The Glen and the restaurants along Kingsway in Glen Waverley.

From a distance point of view Ashwood is approximately 14kms from the Melbourne CBD. So getting into town is easy, you can pick anyway from the Monash Freeway or the down Burwood Highway heading into town, if you want you can go down High Street and follow it all the way down through St Kilda Road. Its just easy to get into town. There are train stations in the area as well in Ashburton and again down near Holmesglen TAFE. There are nice schools in the area as well.

I have been looking at property prices in the area and you can get property for decent prices (for now anyway) and usually the blocks are pretty big too, I've seen blocks around 800sqm. Ashwood finally passed the $1 million median price range for houses according a recent stat I saw.

Overall it seems to be a suburb that would attract younger families looking to buy an older home or probably looking to build a dream home with close access to just about everything. Overall I reckon it would be a good place to live.

"A convenient and lovely place to live"

I rented in Ashwood for 3-4 years. One big pro is the location; it's close to Princes Hwy and Monash Fwy, Chadstone is right nearby, as is Holmesglen station and, of course, Holmesglen TAFE. There are a lot of Asian groceries and restaurants in the area which is a plus. It's a fairly quiet area too; no nightlife to speak of, although the Matthew Flinders pub is nearby. It's not the most safe area - I live well off the main road and have never had issues, but my friend who used to live on Warrigal Rd got her place broken into, so think twice about getting a place on a main street. The one other thing to be cautious of is that there are some housing commission places in the area; we were unlucky enough to live in a block of four units, one of which was a housing commission unit (which we didn't realise until some terrible bogan neighbours moved in with whom we had trouble), and apparently there are some housing commission places around the station and Power Street, I'm not sure exactly where. I've been told that people have heard gunshots coming from there and saw in the news recently that a man was shot to death in some commission housing in Ashwood. I would say that most of Ashwood is pretty safe, but just make sure you're not moving into the housing commission area!

If the only criticism was that I made a mistake with Power Avenue, that's fair enough and I corrected myself. It's not "bullshit" that I didn't know the exact name of that road; I've never had to use it, only ever travelled past it and seen it at a glance. I consider the main road through the area Warrigal Road, which I use frequently. I don't know the percentage of Ashwood that is housing commission, I haven't seen any statistics from the Dept of Housing. I've only relayed what I've seen and heard while I've been in the area.

To say 'Virtually the whole of Ashwood is a housing commision suburb!!' is ridiculous. On the left hand side of High St Rd, heading away from the city (e.g. side with Ashwood High) there is no housing commission at all. There are a few commission houses still left around Power Ave and Jingella, but most of Jingella is being sold and re-developed into large, new and expensive houses. There are 4 houses being rebuilt in that street alone right now.

Long ago, housing commission units were built on small blocks of land, on one side of High Street in the suburbs of both Ashburton and Ashwood. On the right side of High Street Road (Hilly side) and High Street respectively, traveling towards Glen Iris (or the City), there are NO Housing Commission units and the blocks are almost twice as large with much bigger houses, like any other suburb.
I have been a resident in Glen Iris, Ashburton and Ashwood for over 40 years.

"Roughie amongst the diamonds: A suburb on the up"

Ashwood is very small suburb in area, named after its neighbours 'ASHburton' and 'BurWOOD'. It shares the same post code as Ashburton in the City of Boroondara. Ashwood is in the City of Monash. Ashwood is in a sought after south-eastern region of Melbourne and is close to major freeways (Monash, Eastern) and shopping centres (Chadstone, The Glen). Large parcels of land have typically housed delapidated brick homes, rented by students and low-income families. Commission housing along the train line in Chadstone meant the suburb was less desirable than other neighbouring suburbs like Ashburton, Mount Waverley, Burwood and Glen Waverley - all of which are now premium suburbs with fantastic large homes and good schools and facilities.

Ashwood offers great potential for capital appreciation in the coming years as the trend of demolishing old homes, and building new ones continues. Ashwood itself is green, and quiet and the neighbours are all very friendly. On the weekends the netball courts are abuzz with young girls playing netball with their friends as their parents watch on and socialise. Every 3rd Sunday of the month, there's the Ashwood Farmer's Market on the main cricket oval, with local produce including herbs, cheeses, meats and chocolates. Residents can all feel the positive change in the area and feel lucky to be in such a great area of Melbourne. Be sure to have a full-breakfast at 'Stocksville Cafe' when you visit Ashwood - delicious!

"Very Potential for Investment"

I think Ashwood is one of most potential suburb in south-east, close to everything you need and you have never found enough property in the market!!!

"I want this place"

My uncle is currently living in here. It's all Brilliant about family living, relaxing and being a short distance from Chadstone shopping Centre , with public transport, schools and beautiful parks. Safe quiet neighborhood with mainly middle and upper class residents.
Moreover, this area is very good on resales value, as not too much on the market. I'm currently want to buy one here, but hard to get one.

"A Great Family Area with Everything You need close by"

Ashwood is a great suburb and is only getting better. Many of the old places are being pulled down and being replaced with new and modern housing. There are gorgeous parks nearby, it is close to transport, shops schools and universities. We are currently living in Cleveland Road, Ashwood which has its own shops (milk bar, chemist, cafe, indian restaurant, soon to be thai restaurant, bottle shop and a beautician). The people in the street are friendly and more and more families are moving into the street. Cleveland road is a walk away from Ashwood College and Parkhill Primary School. There are also some great childcare centres (Bloom on High Street Road Ashwood is excellent) and a very reputable kindergarten in Ashwood. There is a large safeway in Ashwood which is currently being renovated and will be finished soon and will be fantastic. There is now a farmers market on the every third sunday of each month in Aswhood. I have no hesitation in recommending Ashwood especially to growing families.

"An area with just about everything"

This is a great suburb out of the city. It is not far from Chadstone so you can get just about anything you need close by. There are also a good selection of local shops. The shops provide everything you might want within walking distance including milk bars video shops a bakery and takeaway.
There are some nice restaurants in the area so you can get out for a meal without having to venture too far.
The area is well serviced by public transport so it isn’t difficult to get into the city to work or have a good night out.
Adjacent Glen Iris, Ashburton has a lot going for it including a wonderful family friendly feel.
For the families there are some great schools and kindergartens close by and some child care. It is so much easier having childcare in the area.
For those with older kids, Deakin University isn’t too far away.
Parks, sporting facilities and medical facilities (for the rolled ankles as a result of being so active) are all close by.
