Fantastic suburb. Nice houses, nice people, safe. Good walking tracks, parks. Great access to major roads, beaches, shops. School is amazing too. Highly recommend.

"Beautiful family living suburb"

I have been in Aspendale Gardens for last 7 years, nice and quiet environment, close to beach and schools, people are so nice, I enjoyed walking around each corner of the suburb!

"Nice Suburb for families!"

Nice Suburb for families. Safe and nice living for families with kids. Surrounded with great private schools and good public schools , Aspendale garden primary school is an IB world school. Less than 10 mins driving to Mordialloc Station, beaches, shoppings, cafes , Costco Moorabbin & DFO etc. Lots of ride tracks . Houses are comparably nice and new. Friendly neighbourhood .

"Thoughts from a fairly new resident"

Looks like TheHunted is quite passionate about Cheltenham, lol.

We've been in Aspendale Gardens for 2 years, and are quite happy here. We really like the proximity to walking/bicycle tracks, the family feel this place has, and that it's a hop skip and jump from mordialloc, connecting freeways (Frankston fwy and east link), and is close to amenities and services like gp's, hospitals (Monash, sandringham and Frankston). We weren't sure which side of wells rd to buy, either older houses but closer to the AG shops and school, or the newer side. We went over to the newer side and are happy :)
Yes, wetlands it is, but what impact have we noticed in our day to day living? Not much. I am sure it has rats, like everywhere in earth, but I have never seen one here in two years. We have seen a mouse on a walking path though, if that counts?! Some areas can be susceptible to water pooling with heavy rain. Insurance does not cover this, but it appears that this is that case for most suburbs now, in light of the Brisbane flooding a few years ago, and now insurance companies have revised their flood underwriting to avoid paying out, no matter where you are. If anything, I see that Aspendale gardens has been well set up with locks and canal type things to combat potential issues from wetland areas arising. It's probably one of yes get areas to be in in the event of excess downpour. We moved in on a weekend of torrential downpour and no issues.
AG is a "P site", which means if you are intending to build or reno, you may need specialist engineering/building input. This is because it is a wetlands area, and specialist knowledge sometimes needs to be utilised when building to make sure the design and material are suitable for the ground its on. Not a big deal. Many part of Melbourne are on special ground, and it's common practice.
What else? I work in the cbd and the express train journey is 33minutes from Mordi to flinders. There is a bus to an from Mordi which runs twice an hour (Carrum to Hampton). We have kids and dogs, and are a professional couple, and we only just said tonight that if we won the lotto tonight, we think we'd stay put. We are happy here. There are under hoons along wells rd, and police cameras patrol it regularly. This is not unique to AG though, hoons are everywhere. The positives far outweigh the negatives (hoons and no post office), but if you're not sure, as some of the locals in the local shopping area :) That'll give you a good ideal and feel for the place.

"Amazing Community Spirit"

Aspendale Gardens is a truly unique suburb of Melbourne that has a great community spirit and offers a safe and secure environment for all ages and stages. With the Shopping Centre, Primary School and Community centre at it's heart, you'll always find the locals coming together, whether its over a coffee, at school pick up, doing fitness training in the park or just utilising the many miles of walking paths.

"Great family suburb"

I moved to Aspendale Gardens, and found it to be a great safe family atmosphere.

The endless network of parks is amazing and gives you a true feel of serenity.

We used to live in Cheltenham - which was also a great suburb. While it was far better located, and had better facilities, we found it much cheaper to buy in aspendale gardens instead. We also had a little bit of airport noise near Benkel avenue (right near the airport).

We love being able to live in a big spacious house, and being a relatively short train ride from the city (and I can get parking at the station), and being so close to great beaches.

Feels like we are on holiday every day...

Rob i see your still telling lies about Cheltenham. For those interested its a fantastic suburb that has everything you want and yes its safe!!! You say Cheltenham has plane noise well sorry mate you're in for a surprise there as the planes and helicopters fly across the Epsom estate and go over Aspendale Gardens to follow the beach down the bay so your still going to hear them maybe more so depending on where you are. And depending on where you have purchased you'll also be exposed to mossies, smells from the factories, smells from the back of Mordi creek, hoons and a lack of close by shopping options and if you didn't feel safe in Cheltenham i'd hate to see how'd you'd feel walking along the streets of Chelsea and your new local beaches get every undesirable under the sun visiting during summer they come straight down Springy Rd and don't venture far from there, try it this summer and you'll see. One star for Cheltenham really!!! It has great shopping with both DFO and Southland near by, is minutes to some of the bays best beaches, 5 minutes from some of the best schools in the State, 30 minutes from the city and has numerous parks, play centres and swim schools and if you have kids its great. Your opinion Rob and its your right to express it but if you keep slagging off Cheltenham its passionate inhabitants are always going to come out and defend it.

Rob I'm not 100% on this you may have to check it out for yourself but i'm pretty sure some insurance companies have declared Aspendale Gardens as a flood risk along with Aspendale, Edithvale, Chelsea, Bonbeach and Patterson Lakes if you google Aspendale Gardens flood risk suburb you can view an article on it so be prepared to either have a massive increase in your home insurance bill or to not be able to get coverage for flood at all do your homework as to where you buy and if its at risk. Seems unfair to me i'd be taking it further with your insurance company as i personally don't believe those suburbs are at high risk at present.

Great suburb close to everything and one of the best value bayside suburbs, Excellent for walking tracks, Close to beach, Good Schools and convienient Shopping.

"A good area for families"

Aspendale Gardens is good area for families. There is reasonable public transport coverage making it easy for commuters to get to the city.
There are some good schools around the area as well as Kindergartens and childcare which is convenient for workers.
The area has a nice vibe to it, which isn't surprising given its closeness to safe beaches, plenty of sporting clubs and surf life saving. The shops around the corner provide most of what you need but its not far to Southland or Frankston.
I think a good sign of a good area is its parks and Aspendale Gardens has some good ones including some wetlands close by.
Bike and walking trails make this a great area for those that like to get active. Walk or ride down to the beach and have a dip.
It’s not an area for those that want a good night out, more for families.
