"Baldivis is only going to get better."

I have lived in Baldivis for nearly two years and am astounded at some of the negativity of people's previous comments.
This suburb is still growing, so yes, there will be constant construction spread throughout until all land and houses have been built. Isn't this obvious?

Personally I moved here because I can see the potential! I have first hand information on what is going in the new shopping centre, with some big stores beginning construction before the end of year. A whole new set of seperate shops behind Dome are now almost finished too AND construction on the new library/community centre has begun... definitely no complaints here.

While there are 'hoons' doing burnouts on the odd occassions, I would hardly think this compares to the suburbs closer to Rockingham. Theft can be a problem wherever you live - mitigate the risk and become less of a target. If you still get hit, you are just unlucky...The traffic flows well along Safety Bay Road in either direction - and people are selling because they are getting GOOD prices for their houses.

I orignally come from a country town in the Alpine Region in VIC, now that's a bushfire threat area, I've been through 2 huge bushfires in my lifetime alone there... threat of bushfires in Baldivis is a possibility but anything is possible these days, right? If you have a Fire Plan, Insurance and common sense, you will be safe.

Baldivis residents are spoilt for choice with beautiful parks and an ever expanding shopping centre. The lifestyle is fantastic - and once the developments have been completed, living here will be the envy of many!

Be patient people - it'll be worth it!

"No redeeming features"

I've worked in this area for 2 years now. A LOT of broken homes and feral kids. All but one of the primary school are rough as guts. Shopping centre is a zoo with never any parking.

"Baldivis - amazing coffee"

Baldivis is a very large suburb within the Rockingham area. It is a family focussed suburb, with heaps of schooling and child care options.
Everyone loves a good weekend café breakfast – Baldivis has all you need with the outstanding Brother of Mine and Catalanos offering amazing coffee along with all the weekend treats.
Stockland Shopping Centre has all you need, with two major supermarkets, Kmart and loads of speciality shops.
Transperth has bus routes throughout the suburb, which link to Warnbro Train Station.
There are so many little suburban parks and gardens, with duckponds galore. You definitely need to look of for mother duck and her little ones crossing the street during breeding season.

"Baldivis - such a fast growing community"

There are so many pockets of Baldivis to fit all differnt budgets, Settlers Hills is the original part there are some great little shops and the steel tree restaurant there, but as it has grown so many other pockets have grown with it, The ridge more expenssive bigger homes on bigger blocks, then there townside, The chimes, newer homes mostly smaller homes lots of first home buyers, The Chase, HIghbury park where all the streets are horse related, The dales, Avalon, Sherwood, Parkland heights, river gums... the list goes on. They are all different and prices whether renting or selling do differ so be careful to check out the are not just the suburb when looking to move to Baldivis.

There are so many schools in Baldivis but make sure you are in the right zone if you have a particular school on mind. The new shopping centre is huge its had its issues with the sink holes etc but it is a family friendly shopping centre. There are new sporting grounds opening up all the time, so many parks and ovals to choose from. If you fancy a rural Life style you can even find great big blocks in Baldivis. Something for everyone. The freeway provides easy access to the city and it is only about 15 minutes drive to Rockingham Foreshore .

Great restaurants too - Brother of Mine is a great spot and you may even bummp into a Dockers player or two there from time to time

Rentals in Baldivis

"Great suburb"

Fantastic for families. Got all the shops and food chains you need in one place. The freeway is close for professionals going to work and students driving to Curtain or Murdoch. Beaches are 15mins away. Lots of parks. Still very much a growing suburb with plenty of estates to choose from. Personally, never had any trouble in my neighbourhood.

"Baldivis, plenty of park lands and the area has undulating land and lots of greenery and trees"

Many nearby restaurants to choose from, medical centers are also nearby, plenty of parklands and the area has undulating land and lots of greenery and trees, the homes are well constructed, all the major supermarket chains are here, Bunnings, Repco, Supercheap auto and many other businesses are here now and the train station and freeway are nearby, beach is only 10 minutes away. In my opinion, Baldivis is the best value suburb to buy a house and live the Australian dream.

The city and airport are well and truely good drivable distances, I've lived half the distance to Brisbane's CBD with more travel time vs Baldivis to Perth. It's not Baldivis that picks your lifestyle, obviously watching TV in Baldivis vs watching TV in Perth City is your own lifestyle choice.

I tend to agree. Spent 5 years there waiting for some sense of community or development, decent shops, restaurants etc but gave up 5 years ago and moved to Melbourne. Ex-pat so it wasnt hard. Baldivis lacks culture, transport, arts, entertainment. What you do get is an affordable house and thats not a bad thing. Good bunnings in Rockingham tho.. that'll keep ya entertained all weekend.

"Baldivis - A Beautiful Place to Live"

The best benefit of living in Baldivis compared to other suburbs is that there are NO snakes, NO hideous spiders and NO scorpions, NOT that I have seen in the many years I have lived here. Friends in Cockburn and Bibra Lake see them all the time posting photos on Facebook etc ie snakes on roof, scorpions in shower - yuk!
Baldivis has an excellent transport network and infrastructure. There are various primary schools and High Schools. My son attends Baldivis Secondary College which is a modern architectural school with lovely kids. The teachers in Year 8 provide very good communication and care about the students learning. My daughter attended Tranby College (now studying Law at Uni) and loved this school. There is no bullying as far as I am aware and always come home happy. We have everything we need (except a new Recreation Centre without pools - 😬) however beaches are 10 mins drive and Wake Park and Water Slides nearby. We have a nice, modern mall with plenty of restaurants. Baldivis is a stunning area and infrastructure continues to grow. Baldivis has plenty of friendly people from all nationalities and set amongst some really beautiful affordable homes. Baldivis is also set amongst large established trees and parks, not clearfelled like many new suburbs.

"I love Baldivis!"

I have lived in Baldivis for five years now. Baldivis is a fantastic location to Perth! We are Wakeboard enthusiasts so the Wake Park is only a 6 minute drive, though you also have access to the new waterslide park that has recently opened, horse riding, beaches, easy access of 15 mins to Malls and Cinemas, Restaurants. The sunset coast beaches are about a 10 minute drive including Penguin Island. Baldivis central township hosts some 40+ restaurants in the area alone with a pretty good mall, library, all fast food restaurants you could imagine and various cafes.

Adventure World is only 20 mins drive. The High Schools are pretty good and various options for primary schools. There are plenty of parks, lakes, tennis courts and the bus is 10 mins drive to Warnbro station and 35 mins into the city. You only really need one car to live here. It is a 40 min drive to Perth CBD.

The residents of Baldivis are friendly and my family feel very safe here, no issues with crime or other.

Baldivis is Perth's best kept secret IMO and will likely in the very near future be Perth's top hot spot!

"Nicest place I’ve lived so far!"

I’ve lived all over Oz and find Perth and Baldivis the best. The heat and beaches here are great, not like Melborne and the Gold Coast, them places are too busy and I find Queensland weather far too humid. For my family and girls Perth and Baldivis has been the best move so far, and I’ve lived in a few other suburbs in Perth too. Baldivis just has it all now, it’s grown so much and is such a trendy place. My girls are happy here and my husband and I have made a lot of friends. It’s got everything close by without being too hecktic and stuck in the middle. 5 stars from us.

"Getting better and better evey year!"

I’ve lived in Baldivis for 7 years now and watched it grow, and I must say it’s becoming on of the best suburbs in Perth.

I’m the last few years we’ve gotten an amazing library, a few trendy restaurants, classy bars, a shopping centre that has tripled in size.... and if you’re looking for a gym, don’t worry we have several lol.... and just a couple of years ago we got a cable wake park with new king size water inflatable water section coming this year.

The suburb has grown to twice the size and has plenty of parks and greenery for kids of all age.... we’re just waiting on a super skate park and we’ll be full equipment.

A few more smaller local shopping areas have recently opened housing more posh places to eat and drink. One of our new coffee shops has just been placed in the top 25 places to eat in WA by The Good Food Guide. You won’t be stuck for Doctors, Dentists or hairdressers either.

The suburb as a whole has become quite a trendy place to live, it’s not been developed tacky and has quite some contoure and appeal. Not flat and boring like some suburbs.

I’m the last few years we’ve had a few more new school and collages built, giving plenty of room for a suburb built for families.

With Baldivis being so close to the freeway and only 10 minutes from the beach we’re happy to stay. When we fancy a day out other cool suburbs like Mandurah and FreI are only 20-30 minutes away. Being south of Perth is handy too, specially if you like the great south, it means you’re the right side of Perth to make the journey shorter. We often take trips to Bunbury and Busselton in the summer....and camp lots of places in between. Baldivis seems like the perfect location that’s just a little bit away from the hussle and bussell, but not to far away from everything you need.

We’re here for life and very happy. It been the best choice for my family and I by a mile.

"Great place with many upcoming new facilities"

Lived in Baldivis (suburbia) for 11 years now and love it. I've enjoyed watching Baldivis grow and enjoying all the new business growth to the area at the shopping centre, bars, restaurants, home business and other facilities. Great to see more and more infrastructure going in with new roads, upgrades etc. Understandably the demand on the area is high with the massive growth of the area in the past 5 -7 years.
Great to see the council having security patrol the area and with some community support I think could help stamp out any inappropriate behavior ie occasional hoons, crime etc
Looking forward to NBN rolling out in the area in hope it will bring fast internet.

Would love to see the community work together more with their neighbours and immediate area instead of the constant facebook whinging.

"Baldivis"

Baldivis has great amenities like cafes, restaurants, gym, Masters, supermarket and various other shops. It is proposed Stockland is going to expand considerably in 2015. http://www.baldivisleasing.com.au. New stores opening are Beacon Lighting (late 2013) and Repco (December 2013) and a housewares/furniture store (TBA). Baldivis is waiting on a post office and police station.

We are currently building a house in Baldivis and can't wait to move there, we love the area and the people are very friendly!. The majority of residents are Aussie, Brit /European and Kiwis.

There are limited bus routes available in Baldivis but seems to be improving due to the massive growth.

We have chosen Baldivis to build a house and base our family/children because of the lifestyle, sense of community, many other families and the beautiful homes, as well as plentiful Parks/Playgrounds for the kids. We love the "feel" of Baldivis, it is a stunning area, especially Barra Barra Park which has large manmade lakes, fountains, tennis courts and playground. Baldivis developers have cleverly kept a lot of the original trees in the area rather than wiping them out.

Beaches are only 10-15 mins drive away ie: Safety Bay and Secret Harbour, along with plenty of areas to explore.

For the teens, there is a Paintball and Cable Ski establishment. Residents were opposed to the idea of a skateboard park, which is a shame because I do see a lot of teens tearing down the hills at massive speeds on their skateboards, which is very dangerous. A skateboard park would deter this and be beneficial for teens if combined with a playground area. Adults who supervise their own children at the playground are always within the vicinity eliminating any cause for concern.

The travel to the city is only 35 mins by train and the Warnbro station has undergone an upgrade with bus facilities and improved parking.

Baldivis Secondary College will cater to most school years from 2015, only catering for Years 7-9 in 2014. Tranby College has a waiting list.

Land is selling incredibly quickly as media reports Baldivis is the fastest growing suburb in Perth. Median Price has soared in August 2013.

My bet is Baldivis will be the town of the future!

"Replacing Rockingham as 'The Bronx'"

A suburb which had fantastic potential, but thanks to cheap house and land is fast (and faster) becoming unnatractive. HUNDREDS of idiots riding off road motorbikes through vacant land/blocks. 4WD's and hotted up cars hooning and cutting up parks and verges at ALL HOURS of the night!!!
Graffiti is on the increase (moved here over 2 years ago and struggled to find ANY).
The stocklands shopping centre is apparently 'going to be the biggest shopping centre in the southern hemisphere' - and yet thats exactly what Stocklands said about Cockburn Gateways, which hasn't expanded an inch since it was built. We got a Masters hardware store. That'll be about it.
Warnbro train station carpark is PACKED by 6.30am, so if you like to catch the train to work after that time forget about getting parking there. There is a few bus services through Baldivis but far from impressive.
Roadworks and construction EVERYWHERE!!! IIt's unnatractive and looks terrible.

When I first viewed this page before I moved to Baldivis the ranking was 95/100. Now its 80. I'm betting it will continue to fall.

I read the other day in one of the Rockingham newspapers they want to put a Police station in Baldivis due to the continual increase in crime. Police have said that is not on the cards anytime in the near future. Things look great :/

No wonder the median house price in perth is on the up and Baldivis is stagnant. SO many houses for sale in this suburb - gee i wonder why.

Can't wait for mine to be one of them.

Sounds a little melodramatic to call it the bronx? Crime targets people in this level of income and housing stock because they have nice cars, houses and belongings, but don't have enough money to get security installed. As for the shops, if all the shops planned for the area were put in before there was population to support them, they would all close down and the town centre would look like a wasteland. Roadworks are to be expected when the suburb is so constantly expanding. I think your expectations are ridiculous.

A massive area near the existing shopping centre is up for commercial sale, closing date May 2013 so I am confident shopping centre will grow big. Warnbro Train Stn is under going upgrade with some additional 400 parks and bus bay, on a positive, you are likely to get a seat on the train in the morning in peak hour traffic heading into the city. The next priority with the Council is a Police station based in Baldivis. The areas that were just mounds of dirt/underdeveloped with hoons now have houses, so couldn't imagine this type of hooning will last long...

"Rural and City Living At It's Best"

We Live in the Rural area of Baldivis and have seen many changes over the years, The New Baldivis shopping centre is growing and will continue too, the opening of Folly road was a godsend and so much easier for property owner's to get to the local shops, The freeway makes getting into the city a lot quicker and the extension to the south is fantastic, close to Rockingham and the beautiful beaches, restaurants, and Cinemas, When the extension of Mundijong Road opens it will be much quicker to get to Rockingham .
Living on a Rural property here is so peaceful and we enjoy fantastic sunsets in Summer and misty morning's in winter neighbours are great it's lovely sitting outside on a balmy summer night with good friends, family having a drink and bar b que no nightlife as in clubs which In my opinion is good less trouble in the neighbourhood but there is the Chase Bar and Grill which do good meals and family Friendly even though we live on large acreage we are still close to all the amenity's that city life has to offer so for us we have the best of both worlds

"Good for young families, retirees..."

Baldivis definitely seems to really have a community spirit and friendly atmosphere. I like the semi-rural setting. It's also fairly quiet, clean, and has quite a few leafy parks.

There are many parks and play areas for the kids dotted throughout Settlers Hills/Tuart Ridge and a skate park for teens is going to be installed soon as well. From our house, the kids have a choice of five playgrounds within a ten minute walk. The schools seem pretty good. Our daughter loves her school and we're content with it as well. There's a public secondary school under construction near Rivergums. There's BBQ areas and walking trails.

There's the Stockland shops close by and anything that can't be found there can be picked up easily in Rockingham or Mandurah.

The only negatives I'd say is that some people might find it a bit of a commute to the CBD, but I know people who don't mind it. There's also occasionally hoons on the roads, but every neighborhood has them to some extent and they are not as prevalent here as in other places we've lived.

We really like it here. It's a lovely area. Well worth checking out...

I'm editing it to take one star off the "safe and sound" because a group of young people stole the solar Christmas decorations out of our front garden last night at 1 am. We could hear them making a ruckus outside, but by the time we got to the door, they were gone.

Petty crime aside, we still like it here. We've been in Baldivis for almost ten months and barring winning the lotto, we wouldn't live elsewhere. The kids really love this neighborhood and their school. I find it close enough to Rockingham for shops etc. and restaurants like Rustico and the Italian Job. Aside from small annoyances (like bored troublemakers thieving Christmas decorations), it is still somewhere we like living...even though we won't be putting anymore solar decorations in the front yard.

I have lived in Baldivis for almost a year now, and so have my neighbours. Very friendly and great area for kids to grow up. New schools in the Rivergums estate over the next few years. shopping centre building up quickly.
Only thing lacking is public transport. but also the lack of nightlife keeps the suburb quiet and safe.

I'm sorry but I had to comment on this...I have lived around the area for long enough to see all the bushland actually cut down to make way for the urban sprawl. There is barely any bushland left to warrant a "threat" for bushfires. Great place to live, although strange that it is advertised as getting back amongst the rural setting when it is nearly all gone.

I totally agree Thomsett(fires??? what is there to burn!) Having spent 30 years living in Serpentine, we drive through Baldivis and have seen the changes over the years. Its hard to drive down Baldivis Rd now and not see some of the beautiful old trees that have now been cut down. What once was JJ Millers place is now a sea of houses. As much as I hate the urban sprawl I will say that Baldivis is a lovely area. The shopping centre is fantastic and close for us Serpentine residents. If I had to live on a small block (which I never will) Baldivis is where we would go.

"Family friendly area"

Settlers Hills is really a fantastic place to live,the estate is well looked after with a real community feel,plenty of park areas for the children to play safely.Nice bbq areas to meet up with friends.Two great schools with another soon to be built. Stocklands is the local shopping centre,with a new tavern,that is family friendly with great food.Also on the estate is a deli,hairdressers and the superb Steel Tree restaurant where you can meet for a coffee or a gourmet meal.Truly a fantastic place to live!

"So far very good and it will only get better.."

I have moved into the Rivergums estate and over the last 9 months it has been a pleasure to live there.

The leafy entrance on the boulevard, the great parks around the neighborhood are a great feature. The neighbours are very friendly and we all help each other out wherever possible.

Great to see that the new pub/TAB has opened up and the medical centre will be open in a couple of months so we will have all the necessary amenties available within walkng distance. Public tranport is a breeze with connecting bus to the train station 3 mins away. Baldivis already has a couple of great schools and with a new primary and high school planned for the area, there will be an abundant choice of education.

As usual there is some traffic in the area at peak times but this has been alleviated with the new Perth/Bunbury freeway so traffic is a minimal and non-existant on the weekends.

I have lived both North and South of the river and the Rockingham/ Peel area near the ocean is a fantastic place to bring up kids. As it is still developing , all the mod cons are being implemented which will see the values and lifestyle elevate consistently over the next decade or so..The local government is always looking at improving facilities and with a growing suburb like Baldivis, there will always be scope to introduce new technologies and infrastructure.

I am so glad I chose to buy here in BALDIVIS and I will treasure the great neighborhood that I live in.

"Great place for Families, children are safe in a community that cares!"

After living on Felton Parkway in Baldivis for 5 year I can honestly say this is the best place in the world to bring up kids. The parks are fantastic with safe and well maintained play equipment, cycle paths and barbecue facilities to boot. The neighbours are friendly and sociable and are keen to get to know each other but not live in each others pockets. Children in this community have the freedom of a time gone by where they can play with neighborhood kids and everyone looks out for each other.

There is plenty of opportunity for the fitness concious to walk, jog or cycle the paths around the settlers hills estate or play half court basketball. There is always sommething happening at the fantastic Olde Worlde cricket oval complete with pavilion in summer an outdoor cinema is set up there too.

With a private primary and highschool and a well respected public school also located in the estate itself and a local shopping precinct in the estate as well as a bigger community one just outside complete with a coles and other variety store there is no need to go out of the area for anything.

This is truly a fantastic place to live only minutes from the Beautiful and family friendly Rockingham and Warnbro beaches and 30min on the train to the city. The gateway to the south west with its forests and wineries and more beaches and all that has to offer as well.
