Beeliar, WA 6164

We have lived in Meve for 4 years and have recently built in the new area (Meve Gold) at the top of Black Swan Rise. We have young children and wanted to settle somewhere near the beach with easy access to Fremantle and the City/Freeway for work. We are very happy with our decision so far to stay in Meve. After reading some of the reviews below I thought that I should write a review based on our experiences here. We used to rent in Mosman Park prior to moving here, and decided to relocate when I stopped working to have a family. With the Port Coogee development and new Cockburn centre as well as proposed expansion to the Gatway shopping centre we felt it was an area which would grow and be a good investment for our future.

Unfortunately there is crime everywhere, and Beeliar is no exception. We are fortunate not to have fallen victim to any burglaries or car break ins but I know that they happen here as they would anywhere. There are a lot of homes west houses in the older part of the estate, but there are also lots of homes west houses in a lot of other suburbs such as Mosman Park. This has never been an issue for us and we have not had any negative experiences due to this.

We live on a lovely street where the houses are now all completed to a high standard and are owner occupied. We are lucky to have some fantastic neighbours who are always looking for each other. There are lots of young families living here and as a young mum I have found it very easy to meet other new mums and make friends. There is bub hub in the community centre on a Wednesday morning which anyone can go to and meet other parents with their little ones. There are lots of lovely bush walks and parks for the kids (some parks are better than others). Generally the estate is very well maintained, even though there is still a lot of construction. We also regularly go to Woodmans Point and Coogee Beach for a walk/swim/coffee - it takes us 5 minutes to get there and can see the ocean from our garden.

When we first moved here the IGA and shops had not been built. Since this addition the community seems to have come into its own. The little cafe, Gossip, is great. I often meet friends with children down there for a quick morning coffee and my husband and I walk our little ones down there on a weekend for breakfast. They have also started opening on Friday and Saturday nights for dinner which is wonderful. Everyone is always friendly and happy. I feel very safe walking around the area on my own with our children.

It is true that when the shops first opened there were a few break ins, however I have not been aware of any for quite a while now. I have also only seen the shop 'boarded up' once which was just after it first opened. We have made use of the Co Safe Holiday Watch where they will patrol around the area and keep an eye of your property whilst you are away, and we see a Co Safe car driving around reguarly which does give me peace of mind.

Yes Cockburn Cement is nearby, and we did look into this prior to buying a block and building. There are new filters being fitted to the kilns, and there is also talk of relocation to an industrial area in Kwinana. With the area growing so rapidly I honestly can't see Cockburn Cement being there forever, however at the moment it is and there are times when there is a smell blown from there (depending on the wind direction). However this is very infrequent and of late has not been an issue at all for us, in fact I can't remember the last time I smelt it. Again it is up to someone moving into the area to research this for themselves. As a previous reviewer mentioned the main areas which experience problems seem to be South Coogee, Munster and the older area of Beeliar (Stanford Gardens). With so much construction going on there is always dust, and that is to be expected if you move into a new estate where houses are still being built.

Anyone who is looking to move into the area must do their own research and of course, everyone has different opinions. However, I only have good things to say about the Meve Gold area and the community here. We are happy to bring up our children here, we love our home and enjoy living in this community. I am sorry that some people have had bad experiences however I do believe that crime and vandalism can happen in any area and the positives of living here far outweigh the negatives.

Have experience of 6 years living in beeliar with my family , beautiful suburb, area of friendly families with the young kids , close to the beach, bush, parks… we are grateful living in this lovely area .

The best parts of Beeliar, close to the bush, quiet, leafy, great neighbors and well-maintained yards in our area. Child friendly with school zone speed limits con the Grange and Beeliar Primary School which has great reviews. Plentiful leafy parks with playground equipment through the suburb and a great set of shops.

The set of shops include a daycare, physio, doctor/GP, chemist/pharmacy, woodfired pizza joint, newsagent/lotto, ATM, a well stocked IGA bigger, Liquorland, quaint coffee shop and fish and chip shop! There is also a community center with rooms for hire(hosted our sons 1st birthday here for $70) and large ovals with sporting events most weekends be it Aussie rules football, soccer or cricket in the off season.

There is a large lake with a fountain that has baby ducks in springtime and large Koi that swim in the shallows waiting for a morsel of bread. There is plenty of parking and direct access via Beeliar Drive out to the Freeway or down to the beach via Coogee.

The Beeliar wetlands nearby with Thomson and Kogolup lake provide a plethora of native birdlife to enjoy in the big trees that litter the suburb. If you want to view them in their natural habitat, simply take a bush walk through one of the many road accesses into the Conservation park that is managed by DBCA.

There are beautiful lakes with all sorts of wild life to enjoy walking through with maintained paths and signage. Our son loves exploring the bushland and seeing the animals/birdlife. The close streets and narrow roads in the housing areas ensure people slow down naturally which we have found is reassuring with our young family.

There is a tight knit community that ensure sporting events and local community events on the oval continue throughout the year. We have done improvements to our house that was built in 1994 over the last 12 months with plans to stay here long term. There is plenty of people walking dogs and people exercising frequently that use the street to access the local bushland so there is always a friendly face to wave at.

Yes, there is some negatives in that the cement plant smells when they burn off the shell grit to make the lime for cement. Our experience of this has been infrequent at best over near the bushland/school. We find that due to the large leafy trees in the suburb we don't have to run our aircon nearly as much as we did when we lived in one of the newer estates with no established large trees.

I've selfishly recommended this suburb to my friends and family to increase the number of friendly neighbors that we already have.

Beeliar is perfectly positioned between the beach and the freeway! With quality build homes and loads of amenities this suburb is an absolute gem! It has exceptional local primary schools and early education centers. Beeliar is also home to lots of local flora and fauna.

Lived in beeliar in meve Gold near the shops for 6years never had a problem. Cockburn counsil keeps all the parks, lake and roads in great condition. Ideal family spot parks always full of kids also has huge oval. Has a pizza, fish and chips and a Cafe which are all pretty decent and an Iga that's open to 9 every night including Sunday. Used to have a problem with Cockburn cement but since bag filter where fitted don't get the dust any more.

I lived there for a year, it was a horrible experience. So many people with modified cars are roaming the streets all day and night, tyre marks screeching sounds are always there to prove it.
The suburb is surrounded by industrial areas in all direction, making it regular for heavy trucks to pass by and pollute the streets with their loads of sand or construction materials. ( a brick fell on my car from one of them)

Cockburn cement, non stop pollution all year around, including the weekend. I do not believe that people and the council are ignoring this issue, you can smell it on daily basis and its a disgusting smell that will enter your house if you leave your windows open. And there is always white residue that builds up on cars from the factory. (fyi, I was 8km away from the factory)


We also had one break in, a smashed window but they didn't manage to steal anything because we heard it in time.

It's obvious to me that the positive feedback on previous posts are from people who still live in the area, which is fair enough but in a nutshell here's my opinion of Beeliar now that Ive sold. NEVER AGAIN! Great new shops on Beeliar drive is the only positive, Negatives and the reality Beeliar is the gateway to the Kwinana industrial area, major traffic jams in the mornings due to commuters using the suburbs of Beeliar as a short cut to Kwinana, trail bikes hooning around, crazy drivers burning rubber, drivers throwing rubbish out their windows, break ins around the area, people walking their dogs with no respect for houses with beautiful lawns, allowing their dogs to pee and dump on your lawn, neighbours with thumping music to all hours of the night swearing and carrying on! What ever you do go and buy a high pressure cleaner because your going to need it! The dust you'll get from Cockburn Cement is Excessive.Welcome to Beeliar and enjoy your stay!

I have now lived in Beeliar for 1 year. I have lived far South of Perth, and have lived far North and also near the city. Beeliar has been by far the worst experience I have personally had. Our cars have been vandalised as have 4 different cars down our street and then another few cars 2 streets down from us. My partner and brother caught the people who did it, and contacted police with names as the neighbours knew the kids who vandalised our cars. There were 4 of us who gave statements about the kids vandalising our cars and then 2 who gave statements on the kids throwing bottles at their properties. We contacted the police and they did not even bother turning up. There are signs up stating "report suspicious behaviour" which is what we did, but nothing was done.
The guy who used to live 2 doors down from us had his home broken into 3 times whilst being away and then decided to move. The guy across the road have put cameras all around his property as his cars was broken into and people tried to get away with them but did not succeed. During this week my father woke up and disturbed a guy trying to break into our laundry door. He was talking to someone else who was on the other side of the fence.They knew people were home as our cars were outside and the one window was partly opened. I feel unsafe in Beeliar like I cannot stay home alone. I cannot wait to move into a suburb where I will feel safe again. There are certain cars that always do burn outs and speed down the roads. Cockburn Cement has a very strong smell that is very bad as soon as you step outside. This is just my personal experience, but I would not be suggesting this to anyone. The only upsides I see is that it has good parks, schools are easily accessible and it's close to shops.

We love living in Beeliar Meve, it has a great community spirit with local concerts and park movies every year, great playground and gym equipment open to all, beautiful parks for walking and safe and real community feel about it. It's got great access to the freeway on one side and then Fremantle and beautiful beaches on the other.

We have lived in Meve for almost two years now and love the location and community feel. It's proximity to the beach is often underestimated by people who do not live in the area. Port Coogee is a mere 5 - 10 minutes drive away. Many of our friends also live here which is great as having friends close by for our kids to play with is a god send. The overall community feel is friendly and most people in our street know each other and keep an eye out which seems to be quite rare these days.

There is also a good mix of old and young which is also adds to the community feel of the area. Every suburb has its crime and hoons, this area is no different. I have no issue walking down the street to the local shops in this suburb whereas some other suburbs I wouldn't even contemplate it.

If you are thinking of buying in the area then come and have a look for yourself. Be quick though the blocks are starting to sell and prices will go up once Port Coogee takes off.

We have lived in Beeliar for just over 4 months and love it. Its proximity to the beach, city, Freo and bush convinced us it was the place to buy. On top of that, the views from the top of the estate are brilliant. Cockburn cement wont be around the corner forever!!!

Beeliar Meve Estate is a lovely suburb that has plenty of character that will make you want to buy a property at first glance.

I thought I would pass comment on Beeliar, we bought there about 2 yrs ago, and are thinking about buying a bigger house in the same estate, Meve. Our experience has been a lovely, family friendly area. It's great for walks, and has trails mapped out in the estate that you can follow. Usually around 3pm onwards the walkers are all out and about. Everyone is generally quite friendly.

The day care centre there is fantastic and our little girl is thriving there. The shops are fresh and modern, with a brill little cafe.

I have heard about a couple of break ins, but I agree with the previous comments, that happens everywhere. We original rented in Mosman Park and i think every second house in our street had been broken into at some point.

Personally, our family loves it here, there 's a nice sense of community and the views at the top of the estate are lovely and we are five minutes from the beach. There area is more about families, than young couples, but so far its been great for us.

I was disappointed to see a couple of scathing reviews, of what can only be described as sour grapes from recent posts of past sellers from Beeliar, who clearly wanted more for their home than it was actually worth.
I would like to clear up some facts about Beeliar. We have lived extremely happily in the estate for over three years and have watched the estate grow and prosper. It is probably one of the best kept secrets in the Southern Suburbs. It's close to the Freeway, Freo, the city and the sea. Yet far enough away to have the peace of the countryside. Firstly, it is a fantastic area to live in, quiet, tranquil, with gorgeous bush walks just seconds from your home. There is a vibrant community centre, with an active community group dedicated to promoting the area and developing a sense of belonging. The football pitches always have some great events or activities going on, as well as children's play areas. Having a toddler myself, I am happy to say we have near experienced wild roaming dogs or unruly behaviour!
With regards to the cement factory, let's put this issue to bed...Firstly, it was there before the estate, so why buy near it if you dont want to be next to it. Secondly studies in Beeliar have proven that the 'dust' actually came from the market farms opposite the estate, not the cement factory. The estates actually affected by the steam from the cement fatcory are South Yangebup, South Coogee, Coogee and predominantly Munster. Staying near the top of the estate, closest to the factory, you have a slight smell for about an hour sometimes on a Sunday, if the wind blows vaguely in your direction.
The area is a great investment as with the proposals for Port Coogee entertainment area and also Cockburn central being finalised, the property prices will start to significantly rise in the area.
People are friendly, and generally very pleasant, the shops 'which were boarded up' occurred once to my knowledge, which happens everywhere, Coogee, Freo, Subiaco, Perth, Vic Park, Claremont.
I suggest to any potential buyers out there interested in this area, that they come and see for themselves, what Beeliar is really like and don't be persuaded off by some bitter rants of disgruntled sellers who want to ruin the area for everyone else. Saturdays and Sundays are lovely here, the coffee shop is usually busy, the parks are full and many people are seen walking the streets with their children, without any fear of being bowled over by rabid dogs or mowed down by reckless hoons!
So, grumpy sellers, good riddance, to residents, congrats on keeping our little community here thriving and one of the best kept communities in the south! To potential new residents..welcome and enjoy!

We lived in Beeliar, in Meve, for eighteen months. What originally drew us to the area was the location (proximity to employment and the CBD). We also liked the leafy appearance to the Meve estate, the lake, and all.

The positives of living in the area were the location (close to Coogee Beach, short 15 minute drive to Freo) and the shops (the IGA opened while we were living there). When the cafe subsequently opened, it was a lovely addition as well. And it was convenient to be just a 10 minute drive from Cockburn Gateway.

The negatives, however, were enough for us to decide to make our permanent home elsewhere. We noticed that there were a high number of rentals, with six that I know of on our small street alone. Then a half dozen Homeswest houses were built starting about three blocks from us. We experienced a vehicle break-in within the first two months of living there (goods stolen), and smaller thefts from around our property over the next year. Neighbours were aware of the problem and reported similar occurrences on their properties: houses and cars broken into.

The area never really felt completely safe for me, especially at night. We'd hear hoons going up and down the Grange. Going to the IGA some mornings meant seeing it or the liquor store boarded up again because of yet another break-in. New public exercise equipment was installed by the lake only to be vandalized almost immediately. There were teens riding off-road motorbikes around the oval and we'd have to pull our little kids out of their path. A few dog owners also let their dogs run free and my two year-old son was knocked over on multiple occasions by large dogs running loose.

There wasn't much for the kids to do. School playground equipment was fenced off and not for public use outside of school hours. There was a small, older slide and climbing frame near our house, but the brand new, nicer playground was a 20 minute walk from us up Black Swan Rise. There was nothing for the kids to play with down at the oval or by the lake either.

We had problems with the dust from Cockburn Cement coming into the house through the evap a/c during the summer. And the odour was quite noticeable some days.

I think the part of the problem is that there is a mix of residents in Meve: ones of a certain means who have moved there in recent years and other families who do not contribute much to the community or their surrounds. I haven't seen dead rusting cars, aluminum-foiled windows, or punching bags in the front entranceway since I moved from Beeliar. And I think that until this gets addressed, the neighbourhood will never live up to its marketing. The area does seem to have an active residents association and it has put on great community events in the past like the Christmas concerts and kids' movie nights. But a few events can't make up for all of the negatives of the area.
