"Unpolished Gem"

Beldon offers a pleasant residential environment with easy access to amenities and transport links. The suburb's proximity to the coast and its community-oriented atmosphere make it a desirable place to live, and its affordability makes it increasingly appealing to a range of homebuyers.

Beldon presents a residential gem in Perth's northern suburbs. Its affordable property options, community atmosphere, proximity to schools, and convenient amenities make it an attractive choice for families and individuals seeking a tranquil suburban lifestyle. While it may not have the same level of hype as some other surrounding suburbs, Beldon's solid real estate market and future prospects make it a noteworthy consideration for those looking for a welcoming and affordable place to call home in Perth.

"Great little suburb"

Friendly safe little suburb, close to train station, 5 minutes to one of the nicest beaches in perth, marinas, fishing, boating and also walking distance to parks and shops. I live in a quiet street. No hoons and feel very safe.

"Get a dog"

Live next to a homeswest house. Don't feel safe and always hearing hoons driving around early mornings. Only plus is being close to the beach. Get a dog and good security. Some pockets would be better than others

Not great for

  • Above ground power lines
  • Commuting time to Perth city
  • Dining out requires a trip to adjacent suburbs

"Community Spirit, friendly neighbours and shopkeepers, safe and secure"

I have lived in Beldon since 2003 and frankly would not want to live anywhere else!. I have known my neighbors for years and see them regularly in the street and at local shops . People on my street wave as they drive past. Plenty of options for shopping, and fast food, plus a new 24hr gymnasium has opened which is in walking distance. Staff at Woolworths Beldon are all very friendly and know me by name and provide the best service.

Great for

  • Low crime rate
  • Friendly neighbors
  • Handy to nice beaches
  • Multiple bus routes
  • Walking distance to shopping
  • Good schools

Not great for

  • Above ground power lines

Rentals in Beldon

"Near the beach, the shops, the train and the freeway"

We've lived in Beldon for over 2 years and love it. Walking to edgewater train station takes 15-20mins, the local shops, take-aways and video store are a 5 minute walk away. Mullaloo beach is a beautiful beach and is less than 5 mins by car or a 10 minute cycle. We're very near to both whitfords and Joondalup shopping centres. I feel really safe here and, although we are on a pretty busy road, I hear no traffic out in the back garden. Our block is nearly 700sqm so that's a big plus and rezoning is planned within 2 years. All in all I would say it's a bargain suburb with great infrastructure.

"Not a safe suburb"

High crime rate. Get double bolted doors, security gates, an alarm and a big dog. We have been broken into 3 times in 2 years. So have all our neighbours. Too many hoons as well. Just check out the burn marks all over the roads. We can't wait to move.

I can leave my windows open, front door open, walk the dog safely in the evening, friendly people everywhere. Never been broken into in 20 years.

"Handy to one of Perths nicest beaches"

Beldon is a nice area with many families in the neighbourhood. It is handily located near Mulaloo beach which is patrolled, Whitfords shopping centre, and Joondalup. There are also several smaller shopping centres in Beldon and surrounding suburbs. It is easy to access Beldon from either the Mitchell Freeway or Marmion Avenue. There are several bus routes that connect through to the train service into Perth. Public transport commute used to take me about 35 to 40 minutes to get into town.
We left there in mid 2010 and there were many houses that were in the process of being refurbished and had houseproud owners.
We never had any problems with security or felt unsafe and are not aware of any issues within the neighbourhood.
Overall the suburb is relatively quiet but there are a few pockets that are closer to arterial routes that experience road noise during peak hours.

"4 minutes to the best beach in Australia and ready to boom !"

In any real estate report that has been written in Perth in the last 6 months, Beldon has figured prominently as one of the suburbs to buy in for good capital growth and also lifestyle. It is one of the older suburbs in the northern corridor and,as such, is filled with many smaller 3 x 1 houses and 4 x 1 properties buit most of them are on blocks of 700 sq meters or larger and will be suitable for sub division in the future. Some of the blocks in the higher areas of Beldon even have ocean views !
As mentioned above, Beldon is litterally only a few minutes drive to Mullaloo Beach which is rated as one of the best beaches in Australia. This suburb also sits near to the new Ocean Reef Marina about to be constructed by the City of Joondalup.
Get in quick.....the current prices are going up fast and it will soon be out of reach of first home buyers and investors !
