"Peaceful and Friendly - a good place to live if you cant choose between the bush, the beach or the town."

Bensville is divided in two by a main road that has gotten busier over the years. I live on the "bush side" where it is quiet, it has no curb and guttering and there are no shops of any kind. On the "water side" there is a discount chemist, a hairdresser and an empty shop, it is newer and has curb and guttering. There is a public wharf, which is a gorgeous quiet place to sit. Bensville has a bus service, but as it's not frequent enough, most people use cars. It might sound bad that we don't have shops, but whatever we don't have in Bensville can be found within half hour or so drive away... Erina, Gosford, Woy Woy are all within that distance. We personally like it quiet, so we are happy to drive ten minutes to do groceries. We shop at Kincumber, but we could just as easily go to Woy Woy or Umina. There are beaches within 15 mins drive in either direction, Terrigal, Avoca, MacMasters, Copacobana, Ettalong, Umina all fit in here... I like to walk in the mornings at Ocean Beach (Umina) because the sand is usually hard packed and fairly flat. It is also a nice family beach, dogs are allowed on part of it too. The best boat ramp is found at Woy Woy, and Brisbane Water is great for boating. We have lived here for 16 years, there is an Independent Christian School at Bensville, and the local public school (Empire Bay Public School) has a good reputation too. Children cannot walk to Empire Bay Public school from any part of Bensville due to lack of safe paths on the main road which is a 70 zone (and there are only a few Streets that kids could walk from if they went to the Christian School too) school buses run along Empire Bay Drive. We have good internet access. There is no gas, a lot of homes are heated by wood fires. There are lots of trees, birds, fruit bats, many people have dogs and sometimes they bark. I know the names of about 15 families in my area,10 of those would go to church with us, or school with our kids, the others would be the ones who live closest to us. We wave when we see each other and chat out the front with three of those who live nearest us, (probably once a week or fortnight). The local park on the bush side has beautiful open space, the equipment is old and has been partly removed by council, there is no news about when or if it will be replaced, the water side is a newer estate, it is curbed and guttered... it has a small park with new (small) equipment. Bensville is safe, and quiet. We love it here. :o)

Looking for a home in Bensville?

Surrounded by trees, five minutes from the ocean, and a quick walk to Brisbane Waters - Bensville is the perfect location. Easy access to Erina for some retail therapy and some of the best restuarants on the coast around Avoca, Killcare and Wamberal. It is one of the coasts hidden treasures.

Thank you for the very helpful reviews, it sounds like such a beautiful part of the world. I currently live on the northern beaches of Sydney though i’m looking to buy a house on the central coast, I love the beach but also love to be out in nature with a big back yard or acreage. I run a business from home and love a quiet peaceful life. I have been researching the whole of the Central Coast for the past 8 months and I think Bensville fits the brief for me. I just have one question and i’d be very grateful if you could please let me know what your thoughts are. I have read that Empire Bay has a mosquito issue from November to April, is this something that affects Bensville, in particular on the bush side? I would greatly appreciate your honest opinion.

Also I have read that the Kincumber Sewage treatment pant is a bit on the nose, is that something picked up in Bensville?

Hello Andrew,
Occasionally that sewerage treatment plant is on the nose as I drive from Kincumber Central to Bensville, but this has never been a problem for me in Bensville itself (I'm on the "water side", but not quite at the newer housing estate section of Bensville.

Some of Bensville is still unconnected to sewerage, and in that case, one just needs the septic tank emptied occasionally.

It is a gorgeous place to live, surrounded by slender gums and magnificent bird sounds.

As the writer above commented, beaches and the best cafs and restaurants are a zippety zip away.
Such good value.

Does the king tired and heavy rain cause flooding to the homes on the waters edge?

Weve been here for 18 yrs since moving from the Northern Beaches with our young family of 5 kids. Our house backs on to the Bouddi National Park. Perfect place for us. We love the Bush, the Surf/ Beach & the shops/ cafes/ great takeaways/ restaurants etc but especially the peace & chilled out environment here in Bensville & in many unique areas all over the Central Coast.
no nightclubs in Bensville.
We have mozzies at different levels depending on the weather & season/ conditions & where you are in Bensville. Were on the bush so we manage them if theyre in large numbers in a particular year. Theyre soon forgotten.
My daughter lives 3 doors from the water & backs onto a tidal She-Oak/ Mangrove area & has never had water go further than her back fence.
