Reviews of Bligh Park, NSW

"Family friendly, quiet and close to everything"

In the 9 happy years I have been here, I have been very pleased with the area. I love how it’s a quiet “dead end” suburb where you only come in here because you need to be here - you can’t drive through to somewhere else.
Access to public transport, schools and shops. Uber eats, menulog & doordash. Good green spaces + a nature reserve with bike and walking tracks. Paths through much of the suburb. Lots of family friendly culdesacs and quiet streets

"Get in now while it's still affordable."

This town is a great place to live. Family orientated, with weekend street BBQs while the kids play cricket or footy. House prices are still affordable and compared to surrounding suburbs it should gain some strong annual capital growths for the next 5 to 10 years. It is ideally positioned close to major arterial roads such as the M7, Northern Rd and Windsor Rd (onto M2). Public transport is satisfactory, with buses running to the train station at Windsor. With trains to the CBD with the North West growth project the train line is set for major upgrades and more frequent trains. At the moment a train runs around every 30 mins to and from Sydney. It has a small shopping complex within Bligh Park with the usual IGA and a few restaurants that you'd expect to find in any town of it's size. Could do with a decent coffee shop down there though. Has numerous parks, footy fields and netball courts. Has Windsor Leagues Club and Bligh park Family Tavern for social afternoons to unwind, have a beer and a punt. For investing you will get reasonable rental yields, pushing 5% for houses and almos 6% for units, with the strong estimated capital growth in the next few years and these yields it's identified as a great investment opportunity. This is also stated in "your investment magazines" top 100 suburbs to invest. With Richmond Rd and Northern Rd upgrades underway and the 2nd Sydney Airport being built in coming years less then 30 minutes away, RAAF Base Richmond 10 mins away, Norwest business district 15 minutes away, it has great employment options in it's immediate surrounds.

In summary, Bligh Park is ideally suited for young families, with affordable housing options well suited for people trying to get into the market for the first time or people trying build their investment portfolio.

"One of the better suburbs in this general area"

It's very family friendly, quiet, peaceful, however, it is too far away to commute to Parramatta, Sydney CBD etc. Public transport is terrible, buses to the nearest train station (Windsor) are not frequent, and train services to the city are half-hourly and take over an hour to get into the CBD. Also, drunken teens can be seen roaming the streets late at night on weekends hence it isn't very safe at night time. We've also had our house egged a couple of times, and we live in what's probably one of Bligh Park's most quiet streets. There are two public primary schools in Bligh Park, as well as a catholic primary school and a catholic high school on the edge of Bligh Park (technically in South Windsor). You will always find parking without fail. In terms of pests, we tend to get a lot of spiders in our house (even though we keep doors and windows closed). During the summer months, we probably get 2-3 per day that we see. We've also had scorpions, lizards and slugs in the house (mainly during summer).

All in all I'd recommend it for young families who don't need to commute beyond Parramatta for work. Just don't roam the streets late at night.

Great for

  • Peace and quiet
  • Close to schools
  • Neighbourly

Not great for

  • Safety issues at night time
  • Far from Sydney CBD
  • Awful public transport
