Looking for a home in Brighton-le-sands?

"Under-appreciated little gem of a suburb"

I'll start off with the good bits.

Great for outdoor recreation:
- You can walk or cycle to the beach and use the lovely path that runs all the way to San Souci (and continues on to Cronulla/Kurnell). Great cycle path to Mascot then City - cycle commuting is very achievable.
- The water is clean and flat, especially south of Monterey - every spring/summer weekend usually has one great morning for a paddle. Dolphins can be seen in the bay occasionally.
- There aren't many affordable places in Sydney where you can push your kayak for a few hundred metres then launch on the beach and go for a paddle.
- The greenbelt that runs through St George (motorway concession) means there are plenty of green spaces available.

Transport
- Getting to the Eastern Suburbs/inner west or city is pretty straight forward/quick by car/motorbike, depending on travel time.
- Despite being super close to the airport, there is very little aircraft noise. Sometimes a NE breeze will exaggerate the noise but its not a huge roar from overhead, more just the intake noise/grumble from the jets.
- Only 5 days a year when there's a huge westerly does the east west runway get used, then there's a bit of noise but still not that bad.

Liveability
- Most of Brighton le Sands is very quiet. Anywhere on Bay St/Grand Pde/Bestic St or close to Bay St on a feeder road will be noisy but there are many quiet pockets with units. It's a bit further to walk to Coles but the peace and quiet is worth it.
- Down to earth people.

Bad Bits
- Noise if in poorly chosen location
- Some criminal/anti-social elements randomly dispersed throughout. Loud cars, hooning, etc.
- Some obnoxious characters on jetskis on the beach during afternoon.
- Bay St is best avoided for entertainment. Bay St pretty dismal and raucous place at night.
- Demographic is different to, say, Dolls Point or The Shire, if that is important to you.
- Public transport is not as good as nearby places - have to catch bus to Rockdale train station or 303 bus.

"good suburb but the noisiest in sydney!"

i have friends who have lived in BLS for several years and they told me that BLS is the noisiest suburb in sydney! noisy cars and motorbikes all over the place (especially crawford road, kings road and queens road in the evening due to "no right turn" rule from bay street to grand parade)!

"Quiet little Gem!!"

My parents live here and I come to visit them from NYC. Coming home to this place is like a humble gem. The beach is lovely as you go toward Ramsgate, but also pleasant enough to swim in front of all the Restaruants by Bay street! My favorite is Meze's where you'll find under the Novotel Mall best seafood platter ever! The worst is Le Sands restaurant, with the rudest waiters and ordinary food. I love this neighborhood because there's it's very family oriented and people just genuinely want to enjoy the beach, the food and life. Plus it's close enough to the city by train or car!

"Excellent place for families and with soon to be built marina, a perfect spot to live."

Excellent place for families and with soon to be built marina, a perfect spot to live. Close to the boat ramp, walking tracks, market garden and the beach. 15 minutes to the city and 2 minutes to the M5.

Rentals in Brighton-le-sands

"friendly neighbours"

I have lived in Brighton for the last 6 years. There is a local man who whistles as he walks down Bay street; in my unit block the neighbours look out for one another; my husband has made freinds with some of the workers at coles; we are regulars to many of the restaurants in the Novotel, on Bat street and the Grand parade; very conventient public transport access; very close to the city. Very good suburb for those who are looking for convenience and who do not mind some crowds on weekends.

Great for

  • Convenience to shops, restaurants, public tranpsort, close to city
  • Friendly neighbourhood
  • Coles in heart of suburb

Not great for

  • Can get crowded and noisy
  • Attracts "young" groups

"West Botany Street"

Although one of Brighton's main streets, West Botany managed to maintain the calm, cool and collected aspect that brighton le sands is famous for.
