Broadmeadows, VIC 3047

Broadmeadows is, without a doubt, the best value suburb wihin 20 kms of Melbourne CBD, bar none. Period. Don't believe the haters and before you buy into what is said on social media, have a read of this.

Broadmeadows has basically everything you need in a suburb. It has good quality heavy rail service into the CBD, good shopping, lots of parks and schools, access to several freeways, easy access to the airport and is really not far from anything. Essondon DFO is 10 minutes away, Glenroy is 5 minutes away, Coburg is 15. The 24 hour Kmart (one of only three in Melbourne metro) is 5 minutes away in Campbellfield. The CBD is around 17kms as the crow flies, and is around 35 minutes by train. Taking into account citilink, you can be there in 20 minutes in off peak if you drive. Need to get to other areas of Melbourne, both the 901 and 902 buses stop at Broadmeadows train station, and if driving is your thing, the M80, Citilink, Tullamarine and Hume Freeways are all within easy reach.

Broadmeadows Central is an amazing shopping centre, boasting all the major supermarkets, all of the banks, a hoyts cinema, kmart, timezone, severals chemists, restaurants, and frankly, for its size, punches waay above its weight for what it offers. Just over the street, you have Bunnings, Supercheap and other shops, so in terms of shopping, you have everything you need right at your doorstep.

For parks, there are 2 notable parks. The first being Jack Roper reserve in the east, heading towards Campbellfield and centres on a very picturesque lake and large array of walking paths. I wouldn't swim in the water at all, but it is lovely to walk around. The other is to the north west in Broadmeadows Reserve, which is an expansive park which borders Broadmeadows, Jacana and Westmeadows, and takes in the local creek. The downside of the park is that, due to its proximity to the airport, the planes fly low and frequently overhead, so it is very noisy with aircraft noise. That said, it's great if you like plane spotting!

Broadmeadows is far from perfect. Olsen Place has potential to be a lovely shopping strip but is sadly neglected. The bus situation, if you aren't on the 9xx buses is convenient for basically no one. This is espcially true if you catch the 538 or 540 buses to the station, as they drop you off on the eastern side of the station. If you need to get to the shopping centre from there, it's a long and awkward walk through the tunnel under the station, cross Pascoe Value Road and then walk through the carpark to get to it. The town centre is too car focused, and is frankly not a great experience as a pedestrian. Pearcedale Parade now has a 40 km/h daily speed limit, but almost no one actually drives at that speed. The slip lanes into Dimboola means that people drive at high speed through the area, and pedestrian access to the shopping centre, especially from the Pearcedale Parade, is abysmal.

You also have to be on your guard while driving. People drive recklessly and too fast through what should be quiet residential streets. Burnouts happen, though less frequently now than they used to, and there are people who get around on very loud dirt bikes.

You wont get the nice cafes that you get closer in to the city - so if you are the kind of person who likes to walk to a cafe and have a coffee on a Sunday, you will be disappointed. There are options for that around. Glenroy is a few minutes away and has lots of cafes.

The area seems safe to me. I've lived here for over 3 years and have never had any issues. Maybe once upon a time it was rough, but it certainly doesn't seem to be that now. I've walked home in the dark from Jacana station a few times and never had any problems.

For all of its shortcomings, it's probably the only area in Melbourne where you can buy a free standing house on 600m2 for around $650,000 (which isn't nothing, but compared to other parts of Melbourne, is ridiculously cheap). There are lots of units going up and the area is starting to change.

TL/DR - Don't write off Broady just because of its reputation. Living here is actually pretty great, even if there aren't a lot of cafes around

Avoid that area at all costs.

It’s hilarious that people are promoting this dump of a suburb. There is rubbish everywhere, overgrown grass, dumped trolleys and houses falling apart. The area looks disheveled and down right ugly. The suburb is riddled with crime and full of people who lack respect for their surroundings. This place will never get better unfortunately.

We recently sold our house in Coburg North in search of a property with a larger block size and to reduce our loan. We discovered a beautiful home in the west of Broadmeadows with block size of 700sqm. We are loving the extra room for the kids and starting our self-sustainable veggie garden. Next, we plan to renovate and add extra rooms.
The neighborhood is lovely and peaceful.
Parkland and parks are amazing, love a Sunday bike ride along the trail.

Broadmeadows is the best place to raise a family, beautiful place, good future. Amazing shopping centres, hospitals. Easy place to get to in and out etc. city and airport. We’ve been living here for a long time and we love it! We love to see the sunrise rising above Broadmeadows and the setting. A great community And mixed cultures living here and diversity.

We moved here a year ago after being priced out of neighbouring suburbs and love it.
We bought off Johnstone street near the valley, beautiful park lands and Moonee Ponds bike trail.
My husband rides easily to work every day in Brunswick.
We are 10 mins to the shopping centre and train station. Everything we need here and more

Whole day noise with car whizzing sound
Totally crime and unsafe place to live
They had crazy driving anytime
You can see car accident on the way home everyday

Its a suburb with a lot of open space and parks .. Its very safe , have been living here for sometime .. unlike other suburbs there is no cultural uniformity if that makes one feel unsafe , it may not be ur place . Recently a lot of real estate investment have given as to rise in property prices .. .

You have 2 train lines, Craigieburn and upfield, to the city within 30 mins. When one is down, you can easily go to the other with the same time. The third train line, the circle line in on the plan too. (Bonus point, always have a seat to work).

It’s very close to the airport, which cost you $18 by Uber. Cheaper than the sky buy!

5 mins to Broadmedaws shopping mall with all the big shops you want. Coles, Woolworth and Audi all in one mall. Buntings, Kmart, Big W, and 5 banks! The hoyts cinema with reclining chair is AMAZING. Also the 24hr Kmart at camperfield is in 5 mins drive too! Not many fancy brand like Zara, but for daily life, SO CONVENIENT.

There are 2 dog friendly reserves in broady, and another 4 within 10 mins.

Broady has terrible reputation, mainly because many low social economy groups who were deployed here by the government and early batches of Middle East refugees. Not personal, but they are ruthless sometimes and literally do whatever they want (eg dumping rubbish at reserves, don’t clean up their front yard, having minimum 5 cars in a house with another 5 for their car fix job.)

However, the populations is changing dramatically in the last 2 years (since I bought my house in 2017). More young couples and Australian families move in after original residents sold there big land for townhouses.

Is it safe? I will not walk around by myself after sunset for sure. But would you do that anywhere else besides the CBD or south yarra with plenty of people, shops and lights to make you feel safe? Definitely feel safer here compare to frankston.

There’s no night life at all, but I guess it’s for living not partying place for young couple like chapel street. Good thing is that it is super quiet at night. Solid sleep to the morning.

Last bonus point, Kebab, kebab, and kebab place everywhere and they are AMAZINGLY DELICIOUS AND CHEAP. I used to hate kebab until I moved here. $8 for a giant kebab and taste gorgeous!

Not a nice suburb.

diverse and most culturally rich suburb in vic.
through each passing year its getting better and more interesting.
and with all surrounding suburb overcrowded with townhouses and concrete junks.
the broadie is a place of relief with old cottages and good old labourers.

Close to Melbourne's CBD, great infrastructure / amenities and exceptional property investment area.

Visit this suburb and you'll see what I mean!

Soulless suburb, that lacks any class. Unsafe and has a very bad vibe.

nothing wrong with the suburb aside from the stigma attached. might be a slow burner but isn't this the best way of getting in now before it becomes extremely competitive, then unaffordable? at the moment, you can buy a decent size block of land and a house which can be renovated and you'll still be able to live quite comfortably. its weird how suburbs flourish, it just takes a couple of hip and cool cafes/eateries for people to start recognising it and the rest follows..

i have friends that live in glenroy paying almost double what you would in broadmeadows/ pascovale but they still come to broadmeadows to run their errands? sounds silly to me but it makes me feel better knowing i spent 400k less on a home which which is no better nor worse.

anyhow, land will alway appreciate in value so my thoughts are for 10 years to come. take a drive around broadmeadows and you will notice how may old homes there are.. but also, how many are being replaced with brand new development.. i take this as a sign of growth and change.

i live just on the other side of camp road close to the train station, that little pocket is quite peaceful. lots of the elderly and families. i can walk to the shopping centre, schools and train station within minutes. there a small strip of shops near the train station on railway cresent... I'm hoping one day someone will turn one of those into a trendy cafe that will make great breakfast and coffee! any takers? haha...

so close to work in the city is very good.

We love living here. So close to the city via train or car doesn't take long to commute to work. Quiet neighbourhood generally which is nice.

We bought a house here about 2 years. It is so close to work, and the shopping centre is very accomodating. Neighbours don't really talk to much but no issues in my street.

We are a young couple both working in CBD . When we deicided to settle down in the suburbs the initial review we got form existing crowd was to prefer the far east or far south west. After our set of research we found that in fact in terms of reachability , liveability the northern suburbs are better. And in North only a few areas are in fact promoted by developers where property is beyond half a million. The excuses for not choosing suburbs like Broadmeadows was the crime rate and old taboos of being a industrial zone . From our research in police records available in public domain we found in fact the CBD where we lived till date had the largest crime rate and still we found CBD quite safe. And then with a lot of further research we found recently all factories being shutdown had resulted in job loss which was nothing to do with the suburb. We did a few more visits and reading and also found out that in fact many suburbs like footscray and fitzroy also had a similar history which got changed rapidly over in a decade time as new people moved in and settled.

First myself and my husband purchased a house back in 2004, for investment reasons, when got got married, we decided to move into the investment property. Now after 3 years, living in Broadmeadows, i can tell you that we've had no problems, the freeway is at our door step, a shopping centre, gym, swimmingpools, cathlic scholl, fire bergaide, transport facilities, buses, trains, heaps of taxis at the shopping centre, you name it Broadie has it. Yeh Broadmeadows has had a bad reputation from the past, but it's cleared alot since then, and any how is there such a thing like a perfect suburb, NO, every suburb has it's good and bads, Craigieburn has street racings and bulagaries,assults, Essendon, Moonee Poonds and Ascot Vale, are known for crims that live in the areas, which have made it to the news, Epping has alot of people on drugs, just visit the Northern Hospital, in the emergency department, that's were you'll see them.At the end of the day, no one or any body can really judge a suburb, todays day and age, every suburb is pretty much the same. But i'll tell you something Broadmeadows is were the money is, prices hav e risen over 200 % in the last decade, and it's still going to rise, why, it's already in high demand for house, unnits and old houses on large blocks, give it another 5 years, wouldn't surprise me if it reachers to North Melbourne prices, you'll see.

Having fallen in love with a 'Broady Boy' and moving to the Northern suburbs from the East of Melbourne, the first thing Broadmeadows offers is instant character and culture. With its bad reputation on the mend- we can't help but notice the transformation taking shape.

Only 15ks from the city- Broadmeadows is still quite affordable when compared to other suburbs sitting as close to Melbourne's CBD, with freeway access on our doorstep. The recent surge in land prices is seeing older properties sold off to be replaced by neat and tidy new homes and townhouses.

The Broadmeadows Shopping Centre offers all the major retailers, banks, and food outlets. An impressive homemaker centre and plenty of local tradespeople help to keep business local. The central Police Station and its officers have a good reputation within the community and help to keep trouble to a minimum.
With the Courthouse, VicRoads, Leisure Centre, Library and Hume Council offices within walking distance to one another, there really is no reason to have to venture out too far. Our medical centres are constantly expanding and plenty of funding is going to local schools, TAFE and employment. The numerous walking tracks and parks help to keep the ever expanding area green and appealing.

While nightlife doesn't exist in Broadmeadows, its not far to the busy city nightspots and restaurants- keeping the nights quiet back home is a nice consolation.

With modern Broadmeadows being multicultural and predominately working-class, the area is full of friendly faces and modest people, happy to work hard and raise their families whilst enjoying the easy-going lifestyle the area offers.

My Aunt lives in Broadie. We often visit her and go there to do shopping. I have always found Broadmeadows to be quite a safe suburb with friendly courteous people. Sure it has some druggies and there are some people who look very poor with sunken cheeks and pale complexions and poor clothes but they are diminishing. At this rate of change it will be the next Glenroy in five years and the next Pascoe Vale in 10. It is quite central with easy access to the North, the CBD and the East and West. While I would not live there just yet. I would not mind investing there. In fact I would love to invest there.

I purchased an investment property in Broadmeadows off the internet and although I had heard very negative comments about the suburb I was amazed when I visited there to see the radical transformation that is occurring. Many of the old houses are being demolished and in there place are lots of modern townhouses. The shopping centre there seems huge and there seems to be a lot of infrastructure and services. As Broadmeadows is located only about 14klms from Melbourne and the train service is excellent, I think that it will continue to improve.

Not a suburb i would liek to live in but it is in a good location.There are heaps of shops around and transport.
