"Bushgum is a friendly place to live!"

Hi all,
Bushgum Crescent is located in a ''good area'' of the Upper Coomera suburb - which can unfortunately at times be associated with somewhat negative connotations. Upper Coomera is a vast suburb and being an owner on Bushgum Crescent makes you a part of a welcoming neighbourhood with a number of owner occupiers and friends alike. Viewing this street from a road map would maybe appear like a busy connection road with traffic from the smaller surrounding streets, however local traffic filters from so many different connections that Bushgum Crescent unexpectedly hosts small levels of local traffic only. With parks, walk ways, shops, transport, schools, rivers, sporting facilities and many, many more attributes this region is ideal for a young family or first home owners. Recently I sold a property in Meadow Way (adjoining Bushgum crescent) for a record sales price of $477,000 (which ideally in a down turning market maintains the areas median sales prices) and currently have 5 other listing within the direct region ranging form $380,000 to $410,000 including number 6 Bushgum On Sale for $385,000.00 This home is a little unique and I guess a little deceiving from the exterior with many buyers viewing this home and saying ‘Wow, I am very presently suppressed’- on a large 600sq block, with amazing in-door/ out-door entertaining this home is typical of the style build during the development of The River Edge ( which is the Estate Name) with raked ceilings and openplan living. Just some of the many diverse neighbours you will find in Bushgum Crescent are busy, young and successful with one or two children and a friendly approach to life!

"Bushgum"

Bushgum avenue has regular rectangle shaped block and battle axes. Currently a corner block, Number 8 is going to auction with Ray White. It will be interesting to see what it sells for, generally houses have sold anywhere from the mid 300-400's depending on the block size and construction quality.

Hi, PeterjamesYPC. Number 8 in the street as you would know did not sell at auction, the last asking price shown on realestate.com.au was at $390,000. The market is soft at present however there is still some good interest in the mid $300,000's for your standard 4 bedroom, 2 bathroom properties in the area. As soon as you get over the mid $300,000's it is a lot tougher, unnless the property has large outdoor areas, quality landscaping or pool etc. The most recent sale in your street which was a 4 bedroom, 2 bathroom dwelling sold for $350,000.
