Cairnlea is a leafy green and peaceful estate where you can find great homes with space and comfort for a quality lifestyle.

There are a few lakes to enjoy daily activities as well as the scenic Kororoit Creek Trail to explore and enjoy uninterrupted walks, runs or bicycles.

There is a hub that supports a variety of businesses including restaurants, retail, commercial and fitness. NBN fibre to the premises is also available in the area.

Cairnlea is serviced by several key arterial roads including Ballarat Rd and St Albans Rd, add to that the convenience of Western Ring Rd which makes for an easy commute to beaches in Altona or Williamstown, the City or Airport. There are buses but no train stations though a short drive in either direction will get you to Deer Park, Ginifer, Albion or Sunshine Train Stations.

On the south side of Ballarat Rd, there are rare parcels of large land with great potential for exciting future developments. Costco in the west has already started to build several hundred meters away in neighbouring Ardeer along Ballarat Rd.

Space, comfort and lifestyle are Cairnlea's major drawcards and we're happy here.

Cairnlea is a great place to live. Beautiful and green suburb with lakes and plenty of parklands, as well as all amenities close by.

Amenities include Cairnlea Shopping Centre & Brimbank Shopping Centre, Ballarat Road Strip Shops, Cairnlea Park Primary School & Victoria University Secondary College, Sunshine Hospital, several Medical Centres, Deer Park / Ginifer Train Station, ample of bus stop services on Furlong Road and Station Road. Cairnlea is 17 km from the CBD. Easy access to a freeway.

If you're looking for quiet, safe, family-friendly place in Melbourne's West, Cairnlea is a great option. Access to the city via the ring road and Ballarat road is excellent. There are plenty of parks, and the Cairnlea shops provide all of the essentials in one place. Having moved from the eastern suburbs, and working in the CBD, living in Cairnlea has really suited our family. Cairnlea is more expensive than the surrounding suburbs, but it's well worth it.

Property prices in Cairnlea are hitting the roof. If you have a big family and pets and need living space plus a big backyard be ready to spend good money. And if you have a fat pocket why living in the West? Hard choice when in closeby surrounding suburbs you could get a huge land or a house to be renovated to your taste with the same money. I believe Cairnlea is overvaluated.
Some houses are more glitter than value, beautifully staged but cheap in construction. Also there are no decent high schools nearby. The local primary is average and it has been falling down lately as it's grown a lot. Cairnlea Shopping centre and services are quite basic, almost dead, shops dont survive long. We have to close down our own business due to lack of passing by public. Its not improving, unless they bring new commercial highlights to the area.be ready to move around if you need to buy something a bit more sophisticated.

Moved here few months ago because the houses are cheaper around this area, and I can surely say this is one of the best and safest suburb around the area. Nice quiet neighborhood with all facilities easily accessible. Surprised to find out that such a good suburb isnt known by many. A lucky Find I say.
With the Western Ring Rd just few mins drive away, its also not that far away to drive to the city though it will be a pain if you take any public transports.

The only problem here is the internet, VERY SLOW n NO NBN

I originally left a glowing review of Cairnlea years ago, but unfortunately have had to now edit my review as my opinion and the area has grossly changed. Cairnlea used to be a lovely place to live. Not so anymore. The years are taking its toll on the place which once used to be lovingly cared for by not only the residents, but Brimbank council. Now, properties are becoming run down & unkempt, and Council take weeks and weeks to remove weeds and mow overgrown grass (and haphazardly when they do). Parks are neglected. Dumped rubbish occurs regularly around the area. Crime has also increased significantly in the area. I was forced to sell up & move after an attempted home invasion & then break in at my property with thousands of $ of property stolen. Security cams & doors did nothing to deter these crooks. I’ve also had cars broken into, plants, pots & solar lights stolen from my front yard & property taken from my garage while I was home. After 14 years of residing in Cairnlea, enough was enough. Never ever again!

Cairnlea is an fantastic place to live. I grew up in the country and then moved to Melbourne and used to think I would always want to live near/directly in the city to be close to the nightlife etc. I even bought a small townhouse 5km to the city and lived there for nearly 5 years. Later I began to tire of the city though, the noise, traffic and not feeling so relaxed. Also I missed living in a more family area. I then began to look around for where I would buy after selling my townhouse. A friend had already had a place in Cairnlea for around 9 years so after deciding to buy in the West as its more affordable and newer I settled on Cairnlea.

I love how quiet it is, not much traffic around. The neighbours are all very friendly and wave to say hi. There are shops close by e.g Coles, pizza shop, chemist etc and if you want to go to a larger shopping centre highpoint is close. The only negatives I can think of is the internet here is not as fast as what I was used to closer to the city, public transport is not great but not much of a problem as I always drive and there is no nightlife but that is not why I decided to live here. Value for money here is great for the size of house you can get. I can see myself living here pretty much forever...

Luckily for us we bought here during the first stages of development and watched this suburb grow. To our delight it has become the place we have always wished to live in. Close to major roads, Western Highway and Western Ring Road, 4 minute drive to Albion Train Station which is a Zone 1 (takes only 22 minutes by train to the City). You can choose between the Ring Road over the West Gate, Western Highway / Ballarat Road and then through either Sunshine/Footscray or Dynon Roads into the city (4 ways to get into the City by Road and all take max. 45 minutes in bad peak hour traffic conditions - usually 25-30 minutes) This place is a jewel and I hope that the new residents appreciate it and keep it that way. The abundant parks and lakes are just beautiful. We don't have a nightlfe here but with this type of access to anywhere in Melbourne I'd prefer we didn't. The small shopping centre in the middle of the suburb has everything a busy time deprived person can wish for - good eateries as well. The only downside is that we don't have a good private high school in the area - plans existed by were put on the back burner. To have had this sort of educational facility here will be a major plus and would certainly be the icing on the cake.

Cairnlea has great street appeal and is well designed with seperate presincts which minimises street traffic. It has great access to major road arteries and is nice distance away from the city. Its parks and walkways are very attractive and accessible and is a great place to raise families.

I've lived in Cairnlea for around 4-5 years, i would not change it for any other suburb in Melbourne.
Its missing the latte culture, but that will soon come... I work in the city and travel time is around 30-45mins during peak hour, the west gate can take longer sometimes but I often listen to the traffic reports in the morning and choose between Calder/West Gate/ or Ballarat road.

Great place to take the little ones to the park for a play or simply a walk, really relaxing place.

We lived in cairnlea for 2 years generally good so close to everything! School options not great for high schools.And needs more cafees.A fare bit of theft in this area aswell but generally a safe a nice suburb. Great lakes and bike tracks.

Cairnlea has a choice three access's into the CBD. Ballerat rd, Westgate or the Tullamarine Fwy and guess what its only a 20min drive. Just off the Western Ring ensures you are close to everywhere. Cairnlea's property is currently booming. They saying is.... invest in the West and thats what people are doing. Ikea has planned a future development on the corner of Ballerat road and Cairnlea drive.....prices will increase once the shovel hits the ground! Check it out.

Incredibly underrated. Just 2 minutes from the Western Ring Road, and either way you are into the CBD in 20 minutes off peak, plus straight down via Ballarat Road if traffic is choked up. 15 minutes to Tulla Airport, and only 45 minutes to great beaches down Geelong. (15 minutes to Altona Beach)

The area has very nice homes, none of which are more than 5 years old, and particular estates within Cairnlea are in a cul-de-sac, so no hoonery, which is great. Very down to earth people live here, forget about pretensions and wanna-be's. I grew up in the outer East, and Cairnlea is just as good, if not better in many ways, and cheaper and closer to the city.

Heaps of parks and bike trails too, great schools, with excellent brand new facilities, plus an expanded shopping centre. Only 15 minutes to what will be the second biggest shopping centre in Australia, if you like that sort of thing.

Only 10 minutes to the major Hospital servicing the west, which is undergoing a $37 million upgrade. 10 minutes to Victoria University, a very underrated uni which I attended and loved. Only 6 minutes to the nearest Zone 1 railway station.

A great place to live, very easy to commute to the City and great facilities make this a good choice for most people
