Have lived in East Victoria Park for 2 years now and have never felt unsafe. Love being walking distance to such a good food strip and being so near by the city.

East Victoria Park is a suburb that offers something for everyone. The Cafe' strip offers every cuisine imaginable, it's like having the world's smorgasbord at your door step. There is good coffee and some great cafe's. There are two leisure centres, with gymnasiums, Aqua Life also offers swimming pools - inside and out, a physio pool, a spa, and sauna. Tucked away from the cafe' strip is the Swansea St Markets which is definitely worth checking out. There is a Farmers Market every Sunday at John McMillan Park (just by the Park Centre Shopping Centre. The homes are an eclectic mix of highly sought after cute character ranging through the eras and trends to stunning brand new. There are good schools - Government and Private. Kent St, Senior High School (Government), offers Specialist courses to students who have proven aptitudes in Aviation, Fashion & Design, CoRE Science and Cricket. Great public Transport. Approximately 5km's from Perth CBD. Close to the airport, Crown Casino, and the new Optus Stadium.

We have lived in East Victoria Park for over 20 years . It not only has a great cafe strip , but also many interesting and unique shops . It is close to the city, it has a great public transport system . It has been cited as being the New Subiaco . I could go on and on . The rating given here is way of target .

I have lived in EVP for the past 3 years and have lived in 3 places within 1km of each other. All homes I have been in have experienced property Vandelisum and theft. In all places I have lived in within Australia, I have never so much of this crime happening. EVP is a great place to live and would be on one of my top best places to have lived but the crime let’s it down. Would love for council to put more street lights, security and improve public spaces, like bus stops which some are in poor condition, particularly the one on Basinghall Street, very busy stop and very poor looking bus stop, it’s hasn’t it’s day.

I have seen an unacceptable number of used hyperdermic needles at Victoria Park train station...big concern as lots of Blind and vision impaired people use the station regulary, including Guide Dogs. Whilst on the subject of dogs one was attacked in East Vic Park with a nail gun, I guess I'm concerned!!

I just read all the reviews dissing East Vic Park. Can't believe it! I'm compelled to defend these poor reviews of my suburb. I've been here in East Vic Park for 7 years and my experience has been that my young family and I have always felt completely and utterly safe. Never had any breakins or crime near us. It's quiet even though we are just off Albany Hwy. neighbours are awesome!! Lots of parks. Great community vibe! Excellent restaurants and cafes! Great daycare options and excellent primary school options. Love living here with my young family.

Moving to East Victoria Park has been an ongoing regret of mine.

What at first appears to be a cosmopolitan inner city suburb with a good selection of cafes, restaurants and bars is in fact an area filled with high crime rates and poorly maintained rental and public housing properties.

The petty crime rate is something I had not expected, and should be a serious deterent for young families or otheres considering moving to the area. During the course of the four years I have lived here, my car has been broken into on a monthly basis, including one occasion where a large rock was thrown through the passenger window of the car in the middle of the afternoon. I have also come home to find the rear door of my property had been tampered with in an attempted break in - despite reporting to the police, little follow occured.
Perhaps more concerningly, the neighbour to the rear of my property (who I have since learned is a public housing tenant) has been involved in some serious criminal incidents during my stay here. A domestic incident one morning resulted in the police being called. On a separate occasion, a number of police vehicles attended the property for more than five hours.
With a high number of rental properties, there is a lack of maintenance of properties. Verges are overgrown with weeds, rarely mowed and often have multiple cars parked on them. Bulk rubbish weekends in particular brings out the worst side of the suburb - domestic waste is strewn across the street weeks before the allocated pick up week. At other times of the year, mattresses and bulk waste are illegally dumped in parklands and beside the street. I have reported this to the council, and thankfully they have been prompt in removing the waste, but it still doesnt inspire confidence.

Whilst there is no doubt the Albany Highway strip is a highlight, the crime and homeless population of the area is still evident. I have been approached in the carpark of the Park Centre by an aggressive beggar who followed me to my car - again reported to the shopping centre operators but not an isolated incident.

We used to go to restaurants in Northbridge but it is getting very dangerous ... so we switched to East Vic Park!!

East Vic Park has the same quality restaurants (or maybe even better and cheaper?) and have plenty of free parking!!

Most importantly, I cannot see any drunk people or druggies here!! The street is so much cleaner and family friendly too!!

Found this area very expensive to rent in, we paid high rent in a modern block ( which was meant to be secure ) but was still woken up every Friday, Saturday night with drunk bogans fighting. Called the police several times in 12 months of living there. Not an ideal area with a small baby. I had a brick thrown through my passenger car window and bag stolen when my car was parked in the street. Lots of food options but mostly average, although its improving in Perth these days. A lot of people like this area because of the close proximity to the city and cafe culture, I would look else were there are better places to live.

I have worked in East Victoria Park for 8 years & find it a very convenient place to live, close to restaurants & shops, trains & buses, only a short cycle drive or walk to the city & Swan River. More & more strata subdivision going on so I see parking as an issue into the future & developers should take this into account when subdividing blocks. There are many beautiful character homes from about the 1920s through to the 1950s which have been renovated & restored by many owners who love doing that sort of thing. Capital growth in property values should be very good into the future because of the close proximity to the city & the fact that more & more people want to live close to the city. I can see a lot more blocks of apartments happening into the future. The two biggest attractions to the area are Curtin University & the restaurant & cafe precincts (which thankfully don't have any nightclubs which I would see as a potential negative for the area).

Close and convenient for the city, I dont spend my life travelling to and from work.
When I am home there are plenty of parks where I can take my sheep dog for a run.
I enjoy eating out and regularly walk to Albany Highway for a meal, I have lived in the area for six years and havent been to all the restaurants yet. I like tha atmosphere and the tree lined streets.
I live across the road from HomesWest Houses and get along very well with the ocupants who are mostly new migrants. The kids like playing with the dog.
EVP does experience a reasonable amount of oportunistic theft and vandalism which I have found more of a nusance than anything else. I dont know how this compares to living in any other inner city suburbs but consider it is unfortunately probably the norm.

I lived here for 2 years and enjoyed the proxi it's to the city, but was always feeling unsafe at night. We had three attempted Break and Enters in that time.

Easy access to city even in peak hours, quiet with lots of parks. Dog Friendly & close to cafes, schools & uni.
Have lived in the area for 6 years and love it, ticks all the boxes for my busband & I (both in our 30's).
There are some streets/areas I wouldn't live in including streets around train line.

East Victoria Park , a great place close to CBD , cafes , unis practical living away from the traffic madness of the freeways.

EVP has areas that people love. But then there are areas like i live in that you feel like a prisoner in your own home after dark. in our street we are the only home not to be broken into. Great during the day...drunken homeswest people by night. We live around the corner from Hubert st. Enough said. Dont buy within a block of this street. It will always be an up and coming suburb. have lived here for 7 years hoping it will change. Looking to move to a safer place which i hate doing as our street neighbours, time to Perth, restaurants and amenities are fantastic. If you want to call the police every Thursday and Saturday night (no exageration) then you may like it here. If you want to live here i suggest buying a large dog and locking the doors even when home. My wife and are in our 30s...

This suburb is a great place to live and offers all the basic needs like excellent public transport, numerous public parks and close proximity to supermarkets and the CBD. The Albany Highway cafe strip continues to grow stronger on the basis of adding more interesting and higher quality shops, newly refurbished pubs and bars and a variety of new restaurants from different cuisines. I'm not saying this is a perfect neighbourhood as there are still a lot of older homes and homeswest properties in some parts of EVP, but this is the growth opportunity as the suburb will flourish as more younger couples and professionals are moving into the neighbourhood. I have lived here for the last 10 years and it has been great to see the evolution of this great suburb and I believe it will become the place to live over the next few years.

Has been great been here for 4 years, kids schools literally a minute away, surrounded by shops and parks, buses to the city and to Curtin Uni, Multiple gyms down the road lots of well known restaurants. Definitely a good area for families

Just a shame Homeswest are slack on the 3 strike rule, 6 strikes and counting..... They really need to step up to the plate before it does the area some permanent damage.

Unfortunately after nearly 12 years living in East Victoria park we have decided to Leave. Ideally would have loved to stay but to purchase what we want its way to expensive. So we have done the next best thing and bought in carlisle near the lathlain border. Another under rated suburb.
I agree with several comments about East Victoria Park being the next Subiaco & Leederville and no doubt in the future the area will be rated as one of the best suburbs to live in.

Lots of traffic, drag racing in the streets, not a friendly neighborhood, Full of Homeswest, not a pleasant place to live

EVP has it all. Nice streets, with lovely character homes, great cafes and restaurants, fantastic pubs and great shopping. Located between 4 and 6 kms from the CBD, it truly represents the best value suburb in inner city perth, which has the potential to become the next leederville\Mt Lawley\Mt Hawthorn.

Public transport is fantastic, and it's close to the Polly Farmer, so it's only a quick trip anywhere, whether you work north or south.

Why would you live in a McMansion 40kms north or south, when you can get much better value in EVP?

I've lived in EVP for over 6 years now and can't find any reasons to leave. One of the best things about EVP as apposed to Vic Park proper is the size of the lots. There are very few rear stratas, apartment blocks and large unit developments - it's one of the reasons why we're starting to see old homes demolished and large houses being build without subdividing.
As others have said there is an abundance of public open space especially for recreation. In our area there is the huge footy oval, tennis club, Millen Primary School sports field and another two smaller parks with new childrens play equipment.
It's always quiet and our neighbors are great. It's nice to be in a suburb where the majority of people enjoy maintaining and improving their homes.
Shopping and eating out is excellent. The Vic Park strip is still walking distance and offers hundreds of choices. It's also worth noting that there are more and more funky stores and coffee shops opening, with that great Melbourne feel. EVP is central to both Swansea street markets and Clontaf markets (Saturday's) where you can buy grower direct.
Public transport is pretty good through EVP mostly because of it's proximity to the city and the Curtin uni traffic. Buses run down Etwell Street and can take you to the City, Cannington (carousel), Booragoon (garden city) among other central places.
There is also a few great gyms worth noting including Curtin Stadium (just over a year old and impressive) and Aqualife which has an indoor pool.
All in all EVP is an charming central suburb with great amenities and offers families and singles a quiet, leafy home while still being on the doorstep of a cosmopolitan hub.

I think it is the most undervalued suburb in Perth. Great place to live and excellent for Students as rents are very reasonable if you are going to Curtin University...Love it

I love living here, our street has two parks and we have the best neighbours in the world.
Close enough to the cafe strip but far enough to not get the noise and traffic.
Walking distance to many pubs, bars, restaurants, shops etc

\With all the creature comforts you could wish for. Parks are a strong feature and nearly all have an area set aside for children to play safely. There is the local swimming pool with 2 outdoor pools and 2 indoor pools with spa, sauna, children pool and sauna. Shopping is a breeze with local IGA, Woolworths, Coles and the Swansea markets

6km from the CBD, loaded with restaurants, cafes and if you like it, night-life for the young AND old. Shopping is a breeze with supermarkets, fresh fruit and veg markets and trendy clothing shops located within minutes by car or for the energetic within walking distance. Transport is excellent with both train and comprehensive bus routes. Plenty of parks for rest and relaxation with excellent walks or bike riding paths. Schools, College and University also minutes away and all are easily accessed via car, public transport, bicycle or walking. Seriously worth consideration if you cant afford the likes of Subi or Mount Lawley
