"Unsafe Suburb"

The Facebook group of this suburb is filled with people picking up parcels from porch of there neighbors. Lot of political flags from certain community on cars and houses of individuals. Quite unsafe at night due to hooliganism around Ed Square. Bad quality houses expect premium price at par with few good quality houses so do a lot of due diligence.

Looking for a home in Edmondson Park?

"Undervalued and too close to city."

This suburb is very close to the city and for people travelling to the city, this suburb is a dream. It’s very safe to walk and cycle as the streets are filled with smart electric cars / bikes driving at low speed.
The build quality of homes for the price quoted is very reasonable and fortunately many people think it’s a premium suburb.
The suburb also has the Ed.Square shopping centre as plus.

"Overpriced and too far from city."

The place is very far from the city and for people travelling to City , this place is a nightmare. Not very safe to walk or cycle as the streets are filled with stupid noisy cars/bikes driving at high speed.
The build quality of homes for price quoted is very poor and unfortunately many people think its a premium suburb.

The suburb has only Ed Square as plus.

"Cheap build suburb"

This suburb is overrated. The house builds are so shoddy, badly structured with cheap fittings. Single black slabs in kitchen to barely laminated cabinets. Cheapest tiles used in bathroom and very small backyards. You need to be careful of the house price scam this suburb has been running in the name of ‘premium suburb’.

"Is a Good suburb but has its Cons like most other good ones"

I've been living here since 2021. its close to shopping and even Costco is just 5-7 min drive. beautiful houses and decent neighbourhood. They say that this suburb still has a great potential to grow. May be by 2027 we might see its true value.
Cons:
- Some narrow streets where it gets difficult to get through your car due to cars being parked on either sides of the road.
- Not many parks around.
- Cant find the rating for Public school in the area.
- Occassionally find a few annoying locals who race on empty streets.
- Lot of construction going around. This has resulted to rise in noise and dust.

This is an underrated place mainly due to this neighbouring suburbs.

"Promising suburb"

We moved to Edmondson Park in 2018, lovely neighbors and very quiet and peaceful suburb, very happy with our decision. Hope the info below will be helpful to someone plng to move here.

There is a private school in the heart of Edmondson Park St Francis Catholic school which has a great reputation. No public school yet, but that was not our priority, we were happy to spend on a private school. Aldi and brand new Woolies is just a 15 minute walk (5 mins drive).

Edmondson Park train station 20 minute walk depending on where u live, it could be closer too. There is a bus on demand only in peak hours connecting to the station n costs only 50 cents if linked to opal. Parking at station is not easy to find after 7am, but bus on demand and parking a bit away and walking is what I do.

Parks are in the pipeline too, just 1 park at the moment called Clermont Park. Costco and homemaker centre is a 10 minute drive and real quick connectivity to M5/M7. The Edmondson Park town centre plans to open 2020/2021 with 120 retail shops, eat street and Event Cinema too.

Overall a promising developing suburb which will be great once it reaches its full potential. At the moment no public school, lack of parks and lack of trees too.

"Has been really ideal so far"

Having just built a home here last year and having had a baby since then, our family has been really satisfied with Edmondson Park. We are on the Ardennes Avenue side and have found neighbours to be lovely, incredibly easy access to M5/M7 and plenty of close infrastructure, which will only improve with the shopping centre nearly finished, and parks to come. Will only get better I'm sure! Any weaknesses to the suburb are really those of any new estate that is growing, which is that infrastructure will be added over time and not always be immediately available, these things tend to resolve over time.

"Overcrowding and poor planning"

The station doesn't have enough parking. Getting onto Camden valley highway can be a nightmare. Development is out of control. Very poor infrastructure.

"Going to be great Investment place"

Lot of development coming! Big shopping center with 120 shops, Cinema and 4 start hotel with 160 rooms coming soon! Even in downturn prices haven't fell down..It's holding and the moment this phase is over, prices are going to shoot up! Definitely a place to invest money or buy a house.

"Great Potential in the near future!"

Booming suburb. Lots of young families are moving in this area. Brand new houses on decent size blocks. The place is still evolving and certainly needs more schools and public amenities, which are in the pipeline, but will take time. Massive Town Center construction is also under way.

Can't get a perfect location with respect to transport, situated at the crossroads of M7 & M5, plus South West rail link. Gateway to the future Badgery's Creek airport, will get some well needed jobs and stimulate growth in this area further.

A few issues at the moment are lack of parks, amenities and incoherent development, but overall a nice & relatively safe suburb.

"Buzzling suburb for young families!"

"Great Family Suburb"
Relatively new suburb and we love it. It's a great area for families with good amenities, and schools, and brand new houses on good sized blocks.

"Brand new suburb"

its a brand new suburb and going to have 6500 houses. Edmondson Park railway station and the town centre are on its way.

Seems like it'll be a crowded area but still nice to live in.
