Ermington, NSW 2115

Ermington is a hidden gem of the Olympic peninsula. It's not nearly as over-developed as nearby Meadowbank, Wentworth Point and Rhodes, so it still retains its leafy and peaceful surrounds. The developments towards Parramatta River are mostly low rise, and have been tastefully designed as they pay homage to the area's naval past. There are also markets by the river on the first Saturary of each month, which gives this area a really wonderful community feel.

Great gentrifying suburb with wonderful parks which is perfect for this family.

We purchased a home here at the end of last year, on the north side of Victoria Road near Cowell's Lane Reserve. We had been looking around Ryde and in the Inner West, and by comparison Ermington, Melrose Park and West Ryde all seemed to offer much better value.

So far we've been impressed by the beautiful parks, central location, proximity to the river, transport to the city via bus (or a few minutes up the road to West Ryde or Meadowbank for the train), and the Coles and Woolies at West Ryde are both excellent. The local Ermington shops have a few new Cafe's and the Woolworths is handy. The suburb has changed a huge amount over the last fifteen years, particularly since the new development near the river, and we think it's only getting better.

With the Parramatta Light Rail Stage 2 going in that will connect Ermington and Melrose Park to both Olympic Park and Parramatta, including the new Gateway Bridge over to Wentworth Point and Centennial Park, we think we've moved in at a great time.

The Melrose Park North and South developments will be big, and we expect a lot of new Cafe's and amenities to become available as they're built too, within walking distance. For now, Hungry Boys down the hill, and Laziza or Dose of Chocolate in the Ermington Strip are all good.

In summary, the good parts from our experience are:
- Friendly, diverse neighbourhood
- Leafy and green, with heaps of parks for dogs and kids
- Quiet at night (particularly compared to the Inner West where we lived before).
- Large blocks with a mix of new and older homes
- Very central to both CBD's, with good access to both for work or University
- Excellent value compared to suburbs only 7 minutes drive closer to the city.
- Hundreds of options within 10 minutes for eating out and for food delivery (access to everything from Parramatta to Ryde).
- Bunnings at Rydalmere is one of the better ones, only 5 minutes up the road.
- Heaps of development means new amenities and increased demand in the area, as well as Government investment.

The areas for improvement
- Extra public transportation (Stage 2 light rail is coming which will be great)
- Traffic on Victoria Road is heavy in peak hour, and more development means more traffic could come
- We'd like another good cafe around the bottom of Kissing Point Rd (we're expecting a few to arrive as the Melrose Park development finishes construction), and better parking/traffic management in the Ermington Shopping Strip.
- A pedestrian crossing/bridge over Victoria Rd at Kissing Point Rd.
- The closest nightlife is mostly in Parramatta (10-15 minutes drive away), though it's not hard to get into Sydney CBD either.
- A traffic light dedicated green arrow turning right from Spurway St onto Victoria Rd would be good.

I'd recommend Ermington for families or professionals. Have a drive around the area and walk the beautiful parks in Cowell's lane Reserve and George Kendall Reserve. I think in 5-6 years the suburb will be even better for entertainment and transport, and being so central and close to the river with large blocks of land, I expect the area values to keep going up.

As the review title indicates, Ermington is a suburb that's in the middle of the Sydney region.

It is central to all work locations - whether it be Parramatta, North Ryde, Sydney Olympic Park or the Sydney CBD.

Great transport options - the M52 City to Parramatta bus option which runs at 10 minute intervals during peak hours Mon to Friday + not to forget great 20 minute service at all other times including over the weekend, the ferry - fast or scenic stops - from Rydalmere Wharf, which has decent parking options and the ever reliable train line from either Meadownbank or West Ryde, that are both practically down the road.

A strip shop which caters to the basics - a butcher, a news-agency, AusPost, coffee shops, drycleaners, GP's, chemists, etc. and not to mention the Woolworths store with a smashing turnover that's 60% higher than the national average!

A great river walk - with bike tracks that cover all the way from Putney in the East to Parramatta park on the Western perimeter. If one is keen, Sydney Olympic Park has plenty of more KMs to offer in dedicated cycling tracks, jogging / walking paths.

The review would be incomplete without giving George Kendall a massive rap - a ~5KM track along a massive parkland that offers a tennis court, basketball hoops, kids play arena, outdoor gyms and multiple cricket and soccer pitches.

The suburb has gentrified and continues to with plenty of older style housing either having been brought down to accommodate duplexes or existing dwellings being renovated to keep up with the latest trends. The median house prices have skyrocketed since the time we have been here 6+ years and counting!

Ermington is a lovely suburb.

Lots of trees and parks available for the kids to play in, dogs to frolic through and nature to enjoy.

The area is gentrifying but there are still a lot of traditional Australian suburban values and people present in the suburb.

The proximity to Parramatta, Top Ryde Shopping Centre makes whatever you desire in reach. The suburb is well serviced by Woolworths, Coles, Aldi and local shops.

With the Parramatta River nearby and so many positives this suburb is often overlooked.

Fantastic neibourhood and still great value for money

Ermington used to be a crap suburb, but this has changed ever since Stocklands started its development on the Riverwalk Estate. There are also many new duplexes, with many of them existing on former public housing land. There are still some public housing, with units prevalent along Spurway and Barlett Streets, but many of these housing tenants are elderly/pensioners.
Shopping is also very convenient too, Ermington & West Ryde Shopping Centres for daily needs, Eastwood for Asian Groceries, Auburn for furniture, Rhodes for IKEA, and Westfield Parramatta & Top Ryde City for all sorts of shopping.
There is no train station in Ermington, but West Ryde station isn't far. There are nearby wharfs at Rydalmere and Meadowbank, which all go to Circular Quay and Parramatta. The bus routes that travel past Ermington are: m52 from Parramatta Station to Sydney CBD (via Victoria Road), 523 from Parramatta to West Ryde (via Barlett Street), 524 from Parramatta to West Ryde (via South Street, Boronia Street and Melrose Park) and 544 from Auburn to Macquarie Centre (via Silverwater, Ermington and Eastwood.)

I have lived here with my husband and kids for a dozen years. The central location (great public transport) and parks are the highlight for anyone especially families. The area has drastically improved over the years and frankly you won't find a better location in Sydney (it's smack in the middle). Quick train, bus or ferry ride to the city.

Ermington is great value of money. Nearby suburbs such as West Ryde, Eastwood and Meadowbank cost significantly more. It is very centrally located. There are frequent buses going to Parramatta and Ryde/West Ryde. Although not on a train line, it is a few minutes to Meadowbank and West Ryde stations, which are less than 30 minutes to Central. There are also ferry services from Rydalmere and Meadowbank.
There is a good choice for shopping. The new Top Ryde Shopping Centre, Parramatta and Rhodes are close by. Auburn with range of furniture and electrical stores is a short drive down Silverwater Road.
One of the great things are the parks, sporting facilities and network of cycleways along the Parramatta River. I often ride to work in arramatta which is a bit over 20 minutes. On weekends I often ride across the bridge at Silverwater through Olympic Park, Bicentennial Park and Rhodes and back over the river at Meadowbank. It takes less than an hour.
On the downside there are areas of housing commission in Ermington and some neighbouring suburbs. The Ermington Shopping Centre does get dragged down a bit by this but I haven't had any problems myself.
Another downside are the houses are generally older postwar housing (lots of fibros). However this is changing with a lot of knock down rebuilds and new duplexes.
In terms of schools I have heard the local high schools, Marsden High School has issues.
However there is a good set of options of private schools at high school, from local Catholic high school at Dundas to a range of choice from Catholic to elite private schools - eg Kings School and Tara at North Parramatta, MLC, Meredin, St Patricks and Santa Sabina near Strathfield station (which is only four stops from Meadowbank) to Arden at Epping.

We have lived in Ermington for over 6 years now and as a young couple we love the friendly neighbours and the way leveryonme ooks out for each other. We have incredibly good neighbours who are always willing to lend a hand. People still say 'hello' as they walk past and stop to have a chat if we are outside.
Ermington is central and getting to anywhere in the Sydney area is easy. There are many great shopping locations all within easy reach and you can choose from Top Ryde, Rhodes, Macquarie or Parramatta for serious retail therapy or West Ryde or Ermington shops for all your day to day requirements.Ermington shops consists of a chemist, bottle shop, dry cleaners, tobbaconist, hairdresser, a selection of good take aways, a choice of bread shops, a Cheesecake Shop, Woolies, one of the best old fashioned cake shops around (try the Bee Sting Bun) a Post Office, two Banks and more...
The area has changed in the time we have been here and there are a lot more young professional couples moving into the area and we are seeing a lot of new homes popping up in almost every street.
Definately an area to watch!

A very quiet and surprising central suburb located essentially in the middle of Sydney. It is very well service in term of infrastructures like parks, buses, internet, cables, schools and child care. Neighbours were friendly and down to earth, with great community spirits. Everyone in my street know each and going out of their ways to look after each other. The suburb have changed dramatically in the last 5 years... for the better.. with older people moving out replacing by young professionals with kids. Older houses replaced by shiny new houses. The council improved the area by laying new footpath and planting tree along street.

I have recently checked the suburb out as based on the previous review. Yes, I found the suburb to be quite pleasant, green and quiet, with houses on big block on lands. Given it central location... being close to Parammatta (7km), City (14km), world class entertainment areas such as Homebush (2km), emerging employment centres such as Macquarie Park (6km), and shopping centres such Rhodes and Top Ryde, it is a surprisely affordable. The suburb appears to go thru a transformative phase.. where a large number of older homes replaced by newer and more attractive homes... obviously taking advantage of the surprisely (Sydney standard) big allotments. You can see so much up-size to the suburb. I was told this area used to be home to a fair number of social housing... probably with it proportional share of social issues but you can see this has been remediated with a large number of old social housing stocks sold off by the government, knocked down, and replaced by newer private homes. This is quite evident as you drive thru the suburb.Overall, a surprisely nice package for the price.

Ermington is a surprise package, it's only 15km from the city and is very accessible from every direction. Jump on a bus or drive to west ryde station and you are in town in no time. It's a very affordable suburb to purchase a home and is evolving into a cleaner, safer and better suburb. The riverwalk development on the water is making the suburb more attractive and the old fibro homes are being demolished and replaced with brand new homes or duplexes. There is some government housing in the area but the tenants are friendly and mainly elderly. There are numerous shopping centres in the area like Parramatta Westfield, Macquarie shopping centre, Top Ryde shopping centre and Rhodes shopping centre. DFO is also nearby in homebush bay. Overall, a very convenient and affordable suburb with a friendly atmosphere and not the area people once thought it was.

Ermington is a suburb that is within Parramatta council and is placed next to the highly accessible Victoria Rd. It has its own line of shops that provide you with all your basic necessities and has a lot of new development town houses and apartments so everything looks quite new. It is very easy to get to places like Carlingford, Parramatta or Lidcombe from Ermington because it just happens to lie in the middle of everything with major roads connecting throughout. Further allong Victoria Road, there is a very popular putt golf place in Ermington. It is also reasonably close to the University of Western Sydney Parramatta campus.
