Reviews of Glen Waverley, VIC

"Not the Glen Waverley of old"

I have grown up in this suburb, brought my children up here and will leave when we downsize soon.
The suburb has vastly changed over the years .pros: New houses being built everywhere, safety, quiet neighbours, in demand schools, great Asian restaurants,
Cons: Overgrown gardens and nature strips, terrible drivers who actually don’t know the basic road rules, congestion and cars parked on streets, lack of care by neighbours about others or the state of properties.

Rentals in Glen Waverley

"Vibrant Glen Waverley"

Glen Waverley is a bustling suburb with everything at your disposal from a variety of shops, clothing to food and essentials and necessities. The Glen Shopping Centre is a huge and a premier shopping centre with an excellent choice of shops to choose from such at Myer, Woolworths and David Jones. Once you’ve shopped to your heart’s content, you can indulge in a multi-cultural selection of food. With Kingsway and Century City Walk entertainment centre, you are not short of great food and restaurants which is mainly Asian orientated. You are also spoilt for choice and can enjoy karaoke, bowling, movies or relax in the tavern lounge. Only a short stroll takes you to Glen Waverley train station. With a good selection of schools in the area, namely Glen Waverley Secondary College, Glen Waverley Primary School and Wesley College Glen Waverley this suburb is surely growing.

For a standard 3-bedroom unit, you can expect to pay approx $520.00 per week in rent.

"One of the best suburbs in Melbourne"

I've been living in Glen Waverley for about 6 years and I really loved it here. I love the convenience of it, like I can walk 10 minutes to The Glen, to train station and to Kingsway where you can find various restaurants which are Budget friendly. People are so nice. Most of them are families and professionals. There's low crime rates. I feel safe living here and if you have school age children, Glen Waverley secondary school is one of the best public school in Melbourne.

I live a few suburbs away, I love to travel up to Glen Waverly for their variety of Restaurant. With the new upgrade to the Glen shopping centre, the options for dining is endless. In my very busy day life, there are so many late night dining options from Japanese, Burgers or a sweet treat crepe. Abosolutely love it here.

"The Real Review Of Glen Waverley."

There are positives but negatives at the same time. The Brentwood areas of Glen Waverley are much more worth residing in as the areas are peaceful and close to LOCAL shopping centres such as Brandon Park Shopping Centre. The central area of Glen Waverley is worse. There is an influx of traffic on local roads and streets. Vehicles are annoyingly parked on busy days because of nearby stations and restaurants, with people absolutely desperate to find parking. The driving skills and habits of drivers in Central Glen Waverley are just awful. Just recently, noticing hoons or similar drivers around the area. Seriously concerning and annoying. There are positives to Central Glen Waverley, though. Nice restaurants nearby and The Glen Shopping Centre is a nice place to shop. If you want to move here for the school, Glen Waverley Secondary or the nearby primary schools, please don’t overcrowd Central Glen Waverley. Try to live in the southern areas or live in the surrounding suburbs like Mount Waverley. You may enjoy living in these areas more. Parks in the area are nice, especially Central Reserve and Glen Waverley North Reserve. The library facilities are excellent for those book lovers.

"Great quiet place with great people 👍"

We’re born and bred in Australia and have lived in a lot of outer south eastern suburbs. Also lived a number of years in Frankston and a few in St Kilda. We loved everywhere we lived and aren’t afraid of a little disadvantage or diversity. Granted Glen Waverley is a little quiet if you want nightlife within walking distance but as far as people are concerned, everyone is lovely, friendly and really active in the community. At least everyone we come in contact with. After reading some of the negative comments I completely disagree. We love the diversity, the food options, the Glen, the schools, the parks, the great people, the trails, the accessibility to all the freeways and a great train line. Honestly after riding on every line in the East it’s the best by far. Low crime rate as well. Great place to live and raise kids.

"Loved Glen Waverley but..."

I lived in Glen Waverley for quite some years. I moved away from the suburb many years ago, around 1995. The major issue with Glen Waverley imho is. 'The Glen' needs a 150 Million upgrade, take Ringwood Eastland for example, lots of investment. Not that it's Glen Waverley's fault but Ashburton/Ashwood are drug and crime hotspots very nearby. In Ashburton and Ashwood there are 10% Public Housing there, 10 households in 100. A large portion of Ashwood in some spots 44% public housing and in Ashburton it is dotted with 26% across the entire suburb, and Chadstone also has it's fair share, this is right on Glen Waverley's doorstep and Glen Iris. The 3147 postcode is riskier than average 1 in 54 homes burgled according to the crime stats. In Glen Waverley you have a 1 in 69 chance of burglary, which is the Victorian average. Compare that with say Ringwood 3134 1 in 110 homes burgled which is 'safer than average'. Then as you move along the Lilydale Train line it leaps to 1 in 129. These are statistics from the RACV Burglary Statistics report. This is the problem with living near Public Housing is the crime issue associated with Public Housing. "SERIOUS criminals are keeping their taxpayer-financed public housing while locked up in jail as desperate families remain on waiting lists for years". This is why although I loved Glen Waverley when I lived there I wouldn't live there now because the potential increase in crime and risk of Public Housing issues on the doorstep in Ashburton/Ashwood. The Director of Housing should remove Public Housing tenants that have a criminal record or are currently committing drug offences or crime. This should be Victoria wide. In NSW - TOUGH laws to evict criminals from NSW public housing will be introduced to parliament today after the government announced a crackdown on problem tenants during the election campaign (2015). In Victoria as the 'Education State' we are way behind NSW in education statistics and dealing with Public Housing issues. Not very educated really. But there's my only gripe with Glen Waverley and the sooner some politician cracks down on Public Housing, the crime rate WILL drop.

Glad to see the Glen Shopping centre upgrade is in full effect. Really interesting points about government housing. Many suburbs and I'm sure all train lines across Australia are challenged with having to provide and hence share public space and transport with people that need the assistance. Fully agree that education and mandatory and much tougher sentencing should be the baseline tenets of any community as I dont think we can reduce public housing?

I grew up in power avenue and victory blvd and worked my ass off as a tradesman and moved out of ashwood. I never had an issue their yes people were struggling but we learned how to survive. I now own 7 businesses and my parents own a home now. But that how it is you think youre different from everyone else. My father was an immigrant and worked hard we lived in Carlton flats and housing commission. I tell you anywhere you go there is crime you cant run from it. Respect the hood then it maybe respect you too. I went to Alamein primary school and great golf course and lots of parks chadstone a hop skip and jump away.

"Fantastic schools, bustling centre, variety of churches, natural reserves and a bustling centre."

I went to Glen Waverley Secondary College, and the teachers and leaders there are so dedicated and passionate. Many of the students are tolerant of a range of cultures, religions and people, and prioritise learning. This, and the vibrant high quality extracurricular activities has made love my experience at the college.

Great parks every few kilometers, and Jells park and the aquatic centre are fantastic for active recreation. Need more trees on the nature strips, because the hyperdevelopment has caused the sad loss of natural habitat and beauty.

Thr neighbours are friendly, but keep to themselves a lot more than in rural Australia, unfortunately. There should be more community activities, concerts and groups tk bring people together. Around 75.9% of residents are not ethnically Chinese (2016 census), so this 'monoculture' argument is false and exaggerating.

The library is old, dodgey and in dire need of expansion, and the staff should moniter the study area more closely. The staff is friendly. Outside the library they have made a great outdoor area to relax, eat, study and get a drink for you and your dog. The public tramsport is also excellent.

Kingsway is nice, and definitely not monoculture though. Korean barbecue, japanese cuisine, cafes, La porchetta as well as Chinese, Malaysian and Vietnamese resturants. The bowling and cinima make it great place to hang out.

"A thriving place which requires guidance to become awesome."

It's true. Glenny has transformed into a barely recognisable suburb as compared to 20 years ago when I went to school here. This has come with good and bad. It's hard not to get affected by some of the negative reviews below but it seems like a lot of these people are racist or just grumpy about the entry level prices! "Strange people from single places?" Come on! A Ghetto? Yeah, hardly!!!! For all the migration that has occurred I do think City Council has a strong role to play in steering where the activity centre is headed. I was disappointed for instance that the new development at Montclair Avenue was approved for a Snooker Centre (allowing drunken youths access to a balcony on the sixth floor? I dunno if that's a great idea?!) I'd LOVE to see the public space used more for good, busking, street entertainment or cultural events. I LOVED the sounds of summer concert held at Bogong Park and would love to see that back again. The library is old and tired and the table and seats recently installed out the front are encouraging. The activity plan and the redevelopment of the Glen looks promising and will only make it a better destination. Let's take it to the next level!

Great for

  • Cinema and bowling
  • Good Asian restauarants and shopping
  • Good coffee shops
  • Walking distance to main attractions
  • TAB and POKIES

Not great for

  • No live music venues
  • No mum and dad businesses which display care in their offering
  • Horrific parking and traffic
  • Limited variety
  • Poor parking

You're kidding yourself if you think Glen Waverley hasn't gone backwards in the last 10 years, it will be the next Box Hill and Springvale in the sense that every shop that makes it culturally diverse will be gone in the next few years. That's what made Glen Waverley attractive, the diversity. You used to have the option of nearly any cuisine you wanted, but the time will come when the only option will be Chinese, and that will make for a very boring precinct. The only draw card will be The Glen and the cinema/bowling. Busking and street entertainment will never happen and the only live music venue will be karaoke. Don't expect it to turn into a trendy area with street festivals and community spirit, because it will never happen.
But hey, let's pull out the race card again to shut everyone's opinions down.

michaelb31

I wholeheartedly agree that diversity is very important so you have my utmost agreement on that point. Glen Waverley is very Asian centric though (just like many suburbs are or were Greek or Italian or Anglosaxon Aussie before that) - so what would you like to happen? What's your PERFECT mix of diversity? How would you suggest it improve? Let's flesh it out right here right now. For me, it seems how you define or measure `progress' or (conversely) a `backwards' direction is a bit different. What suburbs are doing it right for you? I must say, if Springvale and Box Hill are particular failures to you, then I'm sorry but that only confirms to me that it's not me playing the race card - I'm just holding a light up to it. Furthermore, if a bowling alley and cinema are your only saving graces for the area then I wish you all the joy that Gold Class and rolling a ball down an alley can provide. City Council has a very important role to play in how a municipality is steered, they are the only ones that can say no, that is not what we will allow and you're actually kidding yourself if you think that things just happen or don't happen without council planning and foresight.

ngocp

Wow, you really need to think about what you write. The 'race card' is a cheap way to shut a discussion down and you really like to let it fly.
" I must say, if Springvale and Box Hill are particular failures to you, then I'm sorry but that only confirms to me that it's not me playing the race card" - Just because ngocp thinks Springvale, Box Hill and Glen Waverley are not good suburbs does not mean they are a racist. He/she is clearly making a direct comparison between the two and what he/she thinks Glen Waverley will be like. Again, just because they don't like these suburbs and the way they look, what shops they have, the way they're changing, etc., doesn't mean he is discriminatory against Asians.

"City Council has a very important role to play in how a municipality is steered, they are the only ones that can say no, that is not what we will allow and you're actually kidding yourself if you think that things just happen or don't happen without council planning and foresight." - Ultimately, the council can only steer the municipality in a certain direction, but they cannot make a community great - that all depends on the people that live there.

michaelb31

Wow, way to go referring to yourself in the third person. You even seem to have forgotten your own gender for a second. LOL / COOL. ANYWAY, I'm not here to argue with you or debate over rubbish, we can agree to disagree but you just can see how your comment would be abrasive and seem pretty defensive when it's presented back to you - man up and stand by your words. The fact is that Box Hill and Springvale are at the opposite ends of the socio-economic spectrum and you just can't compare them in any OTHER THAN the glaring commonality of having extremely high asian populations (that have done well). IF you consider THAT a failure then every mathematical logic would say you don't think highly populated asian areas are a success. Am I wrong here? Your argument of DIVERSITY might be true if you're looking at one street or a clump of streets. ZOOM OUT. It's clear other non asian operators in Kingsway that know what they're doing are still doing very well. If you want "diversity" why don't you just visit oh ANY OTHER SUBURB in Melbourne. Your point about what makes a community great is a good one, listen to your own words. Why do you think people from abroad have flocked from afar to come and settle down in Glen Waverley? The answer is for a good education for their children. If you think that's backwards then maybe you are right, we should just end the conversation there!

janetp2

What council planning and foresight? How dare you! You are obviously a real estate agent with a vested interest in propping up this deteriorating suburb and its speculative foreign investor bubble. Go take a drive down Larch Crescent, Mount Waverley for an example of how property speculators have ruined Glen Waverley and Mount Waverley and probably Wheelers Hill as well. It is disgusting to see the 'for sale' signs that continuously go up on the same properties - properties that are half dilapidated or half pulled down or simply abandoned, covered in long grass. It is a symbol of the utter greed and rampant lack of control by real estate agnets, local councils and regulators, who have all contrived to completely decimate these suburbs in the name of greed and money. I can't wait for the property bubble - which is now bursting - to hit you right in your smug face. I can't wait to see all these foreign investors watch their money drain down in these wretched propetiues. Divine justice.

janetp2

By the way, you talk about the socio-economic spectrums of Box Hill and Spirngvale, you need to be aware of the huge proportion of Asian money laundering going into Australian real estate. Try taking a look at Transparency International. How can a foreign buyer (usually Chinese) buy a property for 4 million dollars outright in Regent Street, Mount Waverley and install a part-time student to live in there? Ask yourself these questions and wake up, pal.

janetp2

And, by the way, I agree with ngocp above. Entirety spot on.

michaelb31

Janetp2: You're clearly pretty upset with your situation, the real estate bubble and world politics in general so I'm sorry if my review, tone or feedback has caused any needless spike in blood pressure. I'm taking some of your words with a grain of salt as obviously there's nothing I can say and do to appease you. You do have valid stresses and observations. I did open the Transparency International website to have a look - interesting but unfortunately nothing too surprising, many if not all developing countries are corrupt to the core, including the US. It's the only way they've ever known how to transact and it's a part of an humanity. I don't know how donating to them could ever help fight corruption in China but i'm personally very glad I don't live in that ecosystem and that Australia is still a proud culture of whistle blowers and has one of the strongest minimum wages. To answer / correct your assumption here and in other reviews, rhetorical or otherwise, 1. I am a 100% Aussie and proud of it. 2. I'm 100% not a real estate agent (agree that the decent agents out there are few and far between) 3. I could only guess that any cashed up investor (referring to the place in Mt Waverley could foreseably buy a place and have their child, niece, nephew or family friend live in it / look after it until such time as they were ready to. Happens all the time but respectfully, even if they did get their money from nefarious means, what can we do aside from report actual suspicious activity. If you see for instance, a place that is vacant / dilapidated (therfore subject to fire risk or squatters) / becoming a drug house I certainly would recommend you report it to council or the coppers. They can and will certainly do something about it. I've reported a place myself where squatters were breaking in to and lighting fires - the council served the landlord a notice immediately after which it was hoarded up and demolished not long after.

Have lived in Wheelers Hill for 38 years and have observed how the entire area has changed with houses torn down and ugly macmansions going up. How many demolitions have involved silent partners, I wonder? The traffic congestion is awful at peak hours, especially FTG Road, which is s quagmire during school drop offs. Weve watched the decreased amenity of the area over nearly four decades with limited parking at both of the WH/BP shopping centres and poor driving skills of the locals. For the first time ever we are seriously discussing escaping WH where we thought we would have a forever home. The number of times we have had developers knock on our front door, intent on demolishing it. Please go away.

"Monoculture"

Glen Waverley is very mono-culture. What was once a thriving suburb is starting to look run down and dirty and I cannot get over the stench that now lingers in Kingsway. The greenery is slowly disappearing and being replaced with concrete in a show of my house is bigger than yours - a trait of the people that now live there. The tax department would have a field day if they investigated all the shops here. Everybody is paid in cash with no trace.

3
felixy

I agree with the hideous McMansions popping up lately but have you call you (and others) out about the so call stench that you say lingers about? Laughable! Glennie's footpath trading is absolutely booming! It's the envy of many suburbs. I very much doubt young cafe goers at places like Piatella, YOMG, Mocha Jos or any of the other fine eateries around would patronise a street that stank. LOL. Sounds like many of you people are SOUR GRAPES. Keep the review real / reasonable please!

"An all rounder"

Glen Waverley has lots to offer its residents including a modern train station, small shopping centre with all the essentials, great cafes/restaurants, big parks and an all round safe friendly environment.

You will pay a premium for property especially big blocks closer to The Glen, but renting is still realistic for tenants. It's a popular area for investors, so finding tenants is not a problem.

Glen Waverley is an all round quality suburb offering good infrastructure, multi cultured people, great schools, all within 25-30 minutes drive to Melbourne's CBD.

Don't bother with Glen Waverley.

Schools over crowded.

Lack of car parking.

High rise buildings turning Glen Waverley into a ghetto.

look at other areas as rental is Too expensive.

Moving to Glen Waverley, you will regret it. Look at pearcedale , Broadmeadows
For better value.

If your moving in the area for the school, don't bother. You will need your kids tutored
To get those educational results boasted by GWSC.

Hope that helps.

With changes with negative gearing rents will go through the roof. Prices will collapse.

"Central quiet with great cafes, restaurants and transport links"

I grew up In Glen Waverley and can confidently tel you its a quiet and friendly suburb centrally located with good transport links.

While buying into the suburb these days is expensive for most people but for people like my parents they have been luck to cash in on the recent sales boom driven by Chinese investors.

The Glen is basic but has everything you need and Glen Waverley station is safe with regular trains coming and going. Around the train station and Kingsway traffic and parking are a big issue, but once that is sorted but the council there won't be an issue.

Plenty of parks around and good community based sporting clubs. In terms of safety I have never felt unsafe and would think its fine to walk around at night without any trouble.

It's become very multicultural over the years, with a good sense of community and friendly families.

Hi

The area is a dump. Have you seen all the apartments being built. Wondering why everyone living in the area is selling out. The Monash council has a lot to answer for this.

Kings way parade stinks., however To give credit, some of the restaurants are good.

School results are great but it's due to the hard work of the students and parents commitment to invest in tutoring. Therefore Brentwood SC and Glen Waverley Secondary College is over rated and would not have these results without the parents hard work and commitment to invest money in education, So credit goes to the parents.

Why would you send your child to tutoring if the school is so great in the area? So overseas investors looking to move in the area, think about it. Better education options in America or Uk.

Overseas investors should not believe in the hype as Glen Waverley is getting crowded. Real estate agents will Sell Anything to make a profit. So don't waste your money in the area. Also the government is cracking down on oversea investment. So more than likely you will need to sell up unless your a resident.

I would recommend Ballarat, Bendigo, Werribee, Doveton, Heidelberg for Chinese investors looking to buy properties for investment in Australia.

Hope that helps.

HoH

Glen Waverley is not worth the money.

Oversea investors, I wouldn't bother. The government is tightening its rules now.

If you want to get fined , buy, but you will be force to sell the house due to tough foreign investment
Restriction.

So better leaving your money overseas,

I also love the strip of shops at Kerrie Road, including the bakery.

Ive heard that people get around the FIRB restrictions with silent partners at auctions. The purchaser demolishes the house and sells it to another who builds a new house. Is this true? Is this why we are seeing the suburb change?

"Average. Over valued now. For price point why would you buy in this area."

The area is not as good as Cheltenham or Mordialloc for the price point or distance from the city. The high schools are over rated. The area lacks parking. The new development will make it worst. It's an area now attracting an increasing number of wealthy oversea investors. Locals should look elsewhere
As property is over valued for what it offers. Competition at auctions is very competitive so unfortunately most locals are priced out by cash up oversea buyers who have the advantage of the lower yuan.

It will become over populated with new developments. So in five years time, Springvale road will become a parking lot around Glen Waverley.

It doesn't have a decent public golf course. Not much variety for restaurants. Mainly Asian restaurants now. The Glen doesn't have a Kmart or big W. Never find a car park.

30 to 40 minute drive to the beach. Why would you spend so much when Cheltenham is cheaper and closer to Southland, better golf courses. High Schools are better also in other suburbs such as Mckinnon.

Hardly any car parking for train travel. 1 hour travel to the city if your lucky to find a car park. This includes finding a car park.

The Education results at high schools are high as students get outside tuition so the hype of gwsc and Brentwood is overrated. teachers have it easy. See how the schools would go if they had students who didn't get outside help. The results of the school would be much lower.

So overall, why would you spend over million for a house 30 to 40 minutes from the city?

Ask any estate agent why? More commission of course. They push the great results of high school at the auctions but do they mention that your child needs to get tutored also to achieve those top results.

Not great for

Wow sorry but that had to be the worst review I have ever read. No decent public golf course? Not much park land? Have you ever heard of held park? Oh and right next to it is oh wow a golf course and as a person who had played golf for a number of years and in various states it is quite good. Your review on schools in Cheltenham being better I have no idea where you get those statistics from and your statements about the students abilities on Glen Waverley well I am sad to start is very very simplistic and shows your lack of knowledge on students abilities drive and cultural importance on education. Are you upset that you yourself can't afford on Glen Waverley well go cry me a river and get over it

JimmyJ1

I agree with Glenn. The area is a dump. Never heard of held park. Jells park it should be, so the reviewer must not know the area, Jells park is a nice area and fantastic facilities. The annual Christmas concert is a highlight. Yes there is plenty of land but who knows, the government or council might sell it one day
To an oversea investor when it runs out of money in the next fifty years.

To be serious, the golf course is ok but doesn't compare to other courses in Victoria, it is one of the worst public course in Victoria. Nice area but greens, fairways are not up to standard. Have you heard of Royal Melbourne, near Cheltenham.

Glen Waverley is getting overcrowded like Box Hill and Doncaster. Many apartments getting built.
The area was nicer in the 80s and 90s, when I grew up in the area, but you can't stop change and money coming in from overseas now.

Hopefully the crackdown by oversea investors by the government might slow down property growth in the area and prices can go back to normality. Therefore, future generations can still live 30 minutes from the city. How can prices go up by 20 percent in one year if there is no wage growth in Australia.

So oversea investors should beware that the government is cracking down on overseas investments if your buying into the area, heavy fines have been introduced, if your not a resident.

Hope that helps.

"Good and quality location"

Sure, comparatively priced above other suburbs about the same distance from the CBD, you pay for what you get. Schools, not everyone has to go to GWSC, the top 3 public school in Victoria. Other schools is just as good and also there are 3 top private schools within 10 mins drive from town. We have our own train line that hits right smack into street lined cafes (we could use a good pub around here) with the variety of cuisines worthy of a run for those in the city (we are not all just Malaysian and Chinese foodie paradise you know although we attract our fare share of foodies from our northern neighbours). Our parmigianas, waffles, all day breakfasts and contemporary steaks are reasonably priced, varietal in establishments and professionally serviced. We also boasts award winning hair dressing salons from every continents of the earth. Our shopping center is one of the most spacious with David Jones, Thomas Dux, Coles, Target, JB Hifi & Woolies as the anchor. And we are expanding this in the next 5 years. With a fantastic food court and coffee places competing for your dollar , we are spoilt for choices. We have access to the most number of horizontally variety of medical services from orthodentist, GPs, plastic surgery to TCM. We are 5-10mins access to all freeways, including the M3. We are also near farms which gives us plenty of organics straight from the ground and the Carribean market offering more choices. We are also surrounded by public parks with stretches of walking tracks. We also have our very own new generation aquatic center with a wave pool. To be fair, we are also 15 mins drive to 3 other shopping malls if we are bored with the Glen. We have lived here for decades. We have seen it grow. There is something here for everyone. Look closely, do your research, and you can still budget yourselves to come and enjoy this platinum suburb. The Glen Waverley box actually stretches within Blackburn, Highbury, Jells road and the Monash Freeway.

If its that bad the price would drop but its keep going up.. you are entitled to your opinion. there are lots of people who want's to move in to this area but can not afford it,, you can't go wrong with good schools and access to public transport

GlenG

The place is a dump. The schools results are high because the kids get tutored outside school. The teachers have it easy. Most of the students at gwsc get outside tuition. Why do people sell if such a great location.
The Glen is useless. Better areas to live in such as Frankston or Point Cook.

Frankston? Point cook? Are you idiot?

"Over valued now"

Unfortunately average Aussies can't enter the market. Newer couples should give this suburb
A miss unless you want to face the disappointment of being outbidded by so called
Buyers from overseas. I thought they couldn't buy established houses?

Houses are now too expensive due to the buzz of the Glen waverley secondary
School hype and so called legitimate overseas investment. The cafes haven't got much variety unless you want to eat Asian food.

Car parking is a nightmare and high rise development is in the pipeline which will
Make it look terrible and over populated Traffic will end becoming worst than punt
Road in peak hour.

Probably give mulgrave, wartirna South, or most of monash a miss as you won't have a chance
In hell to buy in this area. No younger couples are at the auctions so this is a sad state of
The housing market.

Watch the agents as they are under quoting to get bigger crowds at auctions.
To be blunt, you will get out bidded as the agents will target certain demographics at the auction.
This is the reality. Had an agent say that the exchange is low at an auction. What is that got to do at an auction
If foreign buyers can't buy an established house.

"City and country - the best of both worlds!"

I have lived in Glen Waverley now for 20 years and cannot speak more highly of my suburb! Our house backs onto the Bushy Park Wetlands yet is close enough to the train station, shopping and Kingsway restaurants for all the convenience we could ever need!
Real neighbourhood spirit and great schools nearby. Recommended for everyone!

Great for

  • Fantastic parkland a stone's throw from the shopping centre
  • Great nightlife - a mix of good quality Asian + Western restaurants, and a cinema, bowling, karaoke bars etc.

"A Great Suburb - Multi cultural and very diversfied society"

Its a beautiful green and peaceful suburb, the make up of the population are very multi cultural and diversified, it has great schools, good public transport hub, train & bus, its an easy reach to any where, The Glen shopping center at Glen Waverley as well as shopping centers at Box Hill, Chadstone and The Knox. The very popular Glen Waverley Secondary College and the nearby Glendale, Highvale and Brentwood schools is one of the main attraction of people who wants to call Glen Waverley home. Hi,

I live in the area. It is now overcrowded, no car parks and stinks. Will end up like a box Hill.
Train stations overcrowded etc. so it is not a peaceful, green area anymore. In the 90s, it was a nice area, however, in 2016 it is congested and with more cars in the area, getting polluted.

So overseas investors, give the area a miss.

Long term, how can it be multicultural if no Anglo Saxon are now buying in the area. So factually incorrect.

Schools are ok but results due to tutoring.

Good luck getting a car park when catching a train. Wait until the apartments get built.
The area is green, yeh right. More like congestion, trees getting down ect.,

Suburds is green, are you kidding. Houses being built now have no backyard or trees.

Ok , the Glen is good so that is factually correct.

So overall, gen Waverley is going downhill.

Overseas investors stick to Frankston.

classclown

I have Jewish client that lives in Frankston the whole street is Jewish owned? I wonder why my brother bought a house in Karingal. Its doubled in value in the last 5 years. End of the day there will be a property crash but eventually it will go back up in value. Its like the Greeks owned Springvale then moved out to Clarinda Clayton and Oakleigh its a community and even if its Chinese owned they are smart investors. Maybe you should move interstate

"Good value about 6 years ago, way overpriced now....."

I've been living in the Glen Waverley area for almost 10 years now - so I've witnessed it was when it was not so red hot yet (in terms of prices) till now - on a somewhat downward spiral currently.

Positives:

- Great transportation. Train line is relatively short and safe. There is also a bus hub that connects GW to most surrounding and further suburbs.

- Great school, but I somewhat think they've overblown/exaggerated it's "academic greatness".

- Good restaurants/cafes/facilities. Very good Asian restaurants and cafes nearby. Decent nightlife with a couple of good, safe late night cafes and the somewhat seedy Karaoke scene (if that is what you're into...)

- Vibrant Entertainment life - Cinema, bowling centre, wave pool, karaoke bars...etc.

- Commercial sector is quite vibrant with 3M, Toshiba and the Police Academy nearby as well as a swat of medical clinics.

- Various swaths enjoy green scenery and a good view of the Dandenong ranges.

Negatives:

- Prices here have at least doubled, sometimes tripled in some pockets and I seriously that it is sustainable. Seriously overblown housing prices.

- Being 20km from the city, it's probably a tad far and representing a "middle" suburb. If it was 5km closer and town planned like it is, wow...I can imagine the area being even further serious $$$.

- Medium to High density housing starting to appear in parts closer to the town centre.

- The Glen shopping centre is somewhat out of place. Needs to be refurbished/extended/expanded.

- Parking in city centre increasingly difficult, traffic is congested on weekends and on Friday nights.

Where do I begin? Glen Waverley has everything. Great connectivity, Cafe’s, restaurants, and schools everything that you can think of is here. If something is not then it’s only a few minutes away. It’s a lively place but the increase in traffic on Springvale road is a bit of a concern. Overall Glen Waverley acts as the eastern suburbs hub and is always a happening place.

Glen Waverley still has affordable property as most of that which is out of reach of many is in clusters in the central part. You can still but under its median value in some pockets even now in 2015.

"Glen Waverley is Great Value!"

Florence St is around the corner from where we live. We have lived in Glen Waverley all our lives and are now bringing up our own children here. Whilst the property prices are expensive in comparison to some other areas Glen Waverley offers unbeatable value in its local facilities, train station and schools. You can walk to everything here and especially if you live in Florence St too you are in the Glen Waverely Secondary zone, one of the best secondary colleges in the country! There are a lot of Asian families moving in to the area but still plenty of Australians and lots of other nationalities too, everyone is very friendly and there doesn't seem to be much in the way of racism here, everyone lives together happily in this suburb and respects each others cultures, the way it should be. I doubt anyone could be unhappy living in Glen Waverley.

"Great location within close proximity to everything you could ask for..."

Provided you are not expecting to be able to walk to your favorite night club. Plenty of restaurants to choose from, with some great ones thrown into the mix. If you really need to spend $500+ at a restaurant to feed 2, then move somewhere else. Great shopping centers, plenty of GPs, schools, Monash freeway, public transport, good people, well stocked dan murphys. Dont think Gw is over priced when you take everything into account. Do agree that there seems to be a couple more Chinese families in the street. But hey so long as they don't sit out the front on couches dragged out onto the lawn, drinking topless and they mow their lawns from time to time I really don't care. That factor alone would not affect me buying in the area. All of the aforementioned draw cards along with resale value would be more important for me. I think that in spite of The slight drop in interest from foreign buyers, there is still enough going for glen waverley to keep prices reasonably stable.(as stable as anywhere else in Melbourne)

"Perfect for young professionals"

One of the most populated suburbs in Australia, Glen Waverley has almost 40,000 residents. Its proximity to Melbourne’s CBD, lively social scene and business hub make this a hugely desirable location, especially among young professionals. Glen Waverley plays host to many restaurants, cafes, cinemas, night markets, hotels, shopping malls and department stores. It is also home to the head offices of BMW, Nestle, Toshiba, Ansell, NEC and Adidas as well as the Holmesglen Institute of TAFE, a number of primary, specialist and secondary schools and various sporting clubs. It has great public transport links and a vibrant Chinese dining and entertainment area in the main street.
