I have grown up in this suburb, brought my children up here and will leave when we downsize soon.
The suburb has vastly changed over the years .pros: New houses being built everywhere, safety, quiet neighbours, in demand schools, great Asian restaurants,
Cons: Overgrown gardens and nature strips, terrible drivers who actually don’t know the basic road rules, congestion and cars parked on streets, lack of care by neighbours about others or the state of properties.

Great schools is the drawcard in GW eg: https://www.highvalesc.vic.edu.au/ and Glen Waverley Secondary as well as primary schools Mt View and Glendal. All highly ranked.

The location is very safe area. There are plenty of shops, supermarkets and eateries. Ample of outdoor car park and public transport. The parks, tennis courts and swimming pools and other sport groups are numerours.

Grateful to meet so many amazing people who make the Glen Waverley community. We are so lucky to be surrounded by top schools, quality restaurants, beautiful parks and reserves and a multi cultural environment. Who wouldn't want to call Glen Waverley home!

Living here for past 2 years and loving it for its lush green surrounding , best of schools, best of parks, play areas, top mall, best of market place and i can keep going on. Best best to live.

Glen Waverley is a bustling suburb with everything at your disposal from a variety of shops, clothing to food and essentials and necessities. The Glen Shopping Centre is a huge and a premier shopping centre with an excellent choice of shops to choose from such at Myer, Woolworths and David Jones. Once you’ve shopped to your heart’s content, you can indulge in a multi-cultural selection of food. With Kingsway and Century City Walk entertainment centre, you are not short of great food and restaurants which is mainly Asian orientated. You are also spoilt for choice and can enjoy karaoke, bowling, movies or relax in the tavern lounge. Only a short stroll takes you to Glen Waverley train station. With a good selection of schools in the area, namely Glen Waverley Secondary College, Glen Waverley Primary School and Wesley College Glen Waverley this suburb is surely growing.

I've been living in Glen Waverley for about 6 years and I really loved it here. I love the convenience of it, like I can walk 10 minutes to The Glen, to train station and to Kingsway where you can find various restaurants which are Budget friendly. People are so nice. Most of them are families and professionals. There's low crime rates. I feel safe living here and if you have school age children, Glen Waverley secondary school is one of the best public school in Melbourne.

I live a few suburbs away, I love to travel up to Glen Waverly for their variety of Restaurant. With the new upgrade to the Glen shopping centre, the options for dining is endless. In my very busy day life, there are so many late night dining options from Japanese, Burgers or a sweet treat crepe. Abosolutely love it here.

There are positives but negatives at the same time. The Brentwood areas of Glen Waverley are much more worth residing in as the areas are peaceful and close to LOCAL shopping centres such as Brandon Park Shopping Centre. The central area of Glen Waverley is worse. There is an influx of traffic on local roads and streets. Vehicles are annoyingly parked on busy days because of nearby stations and restaurants, with people absolutely desperate to find parking. The driving skills and habits of drivers in Central Glen Waverley are just awful. Just recently, noticing hoons or similar drivers around the area. Seriously concerning and annoying. There are positives to Central Glen Waverley, though. Nice restaurants nearby and The Glen Shopping Centre is a nice place to shop. If you want to move here for the school, Glen Waverley Secondary or the nearby primary schools, please don’t overcrowd Central Glen Waverley. Try to live in the southern areas or live in the surrounding suburbs like Mount Waverley. You may enjoy living in these areas more. Parks in the area are nice, especially Central Reserve and Glen Waverley North Reserve. The library facilities are excellent for those book lovers.

We’re born and bred in Australia and have lived in a lot of outer south eastern suburbs. Also lived a number of years in Frankston and a few in St Kilda. We loved everywhere we lived and aren’t afraid of a little disadvantage or diversity. Granted Glen Waverley is a little quiet if you want nightlife within walking distance but as far as people are concerned, everyone is lovely, friendly and really active in the community. At least everyone we come in contact with. After reading some of the negative comments I completely disagree. We love the diversity, the food options, the Glen, the schools, the parks, the great people, the trails, the accessibility to all the freeways and a great train line. Honestly after riding on every line in the East it’s the best by far. Low crime rate as well. Great place to live and raise kids.

Have been living in Glen Waverley for 8 years and absolutely love it. The Glen is being updated nicely and everything is conveniently located. Heaps of restaurants and good schools. Getting a bit busier but guess it is part and parcel of development and progress.

I lived in Glen Waverley for quite some years. I moved away from the suburb many years ago, around 1995. The major issue with Glen Waverley imho is. 'The Glen' needs a 150 Million upgrade, take Ringwood Eastland for example, lots of investment. Not that it's Glen Waverley's fault but Ashburton/Ashwood are drug and crime hotspots very nearby. In Ashburton and Ashwood there are 10% Public Housing there, 10 households in 100. A large portion of Ashwood in some spots 44% public housing and in Ashburton it is dotted with 26% across the entire suburb, and Chadstone also has it's fair share, this is right on Glen Waverley's doorstep and Glen Iris. The 3147 postcode is riskier than average 1 in 54 homes burgled according to the crime stats. In Glen Waverley you have a 1 in 69 chance of burglary, which is the Victorian average. Compare that with say Ringwood 3134 1 in 110 homes burgled which is 'safer than average'. Then as you move along the Lilydale Train line it leaps to 1 in 129. These are statistics from the RACV Burglary Statistics report. This is the problem with living near Public Housing is the crime issue associated with Public Housing. "SERIOUS criminals are keeping their taxpayer-financed public housing while locked up in jail as desperate families remain on waiting lists for years". This is why although I loved Glen Waverley when I lived there I wouldn't live there now because the potential increase in crime and risk of Public Housing issues on the doorstep in Ashburton/Ashwood. The Director of Housing should remove Public Housing tenants that have a criminal record or are currently committing drug offences or crime. This should be Victoria wide. In NSW - TOUGH laws to evict criminals from NSW public housing will be introduced to parliament today after the government announced a crackdown on problem tenants during the election campaign (2015). In Victoria as the 'Education State' we are way behind NSW in education statistics and dealing with Public Housing issues. Not very educated really. But there's my only gripe with Glen Waverley and the sooner some politician cracks down on Public Housing, the crime rate WILL drop.

I went to Glen Waverley Secondary College, and the teachers and leaders there are so dedicated and passionate. Many of the students are tolerant of a range of cultures, religions and people, and prioritise learning. This, and the vibrant high quality extracurricular activities has made love my experience at the college.

Great parks every few kilometers, and Jells park and the aquatic centre are fantastic for active recreation. Need more trees on the nature strips, because the hyperdevelopment has caused the sad loss of natural habitat and beauty.

Thr neighbours are friendly, but keep to themselves a lot more than in rural Australia, unfortunately. There should be more community activities, concerts and groups tk bring people together. Around 75.9% of residents are not ethnically Chinese (2016 census), so this 'monoculture' argument is false and exaggerating.

The library is old, dodgey and in dire need of expansion, and the staff should moniter the study area more closely. The staff is friendly. Outside the library they have made a great outdoor area to relax, eat, study and get a drink for you and your dog. The public tramsport is also excellent.

Kingsway is nice, and definitely not monoculture though. Korean barbecue, japanese cuisine, cafes, La porchetta as well as Chinese, Malaysian and Vietnamese resturants. The bowling and cinima make it great place to hang out.

probably my favourite suburb to live in vast far since relocating to Melbourne, I must admit it can be hectic in the central area with everyone always rushing, there is a good variety of food and restaurants but mainly Asian based, cinemas and hotels some top rated schools in the area, huge park around the corner basically everything you want in a suburb is situated here.

It's true. Glenny has transformed into a barely recognisable suburb as compared to 20 years ago when I went to school here. This has come with good and bad. It's hard not to get affected by some of the negative reviews below but it seems like a lot of these people are racist or just grumpy about the entry level prices! "Strange people from single places?" Come on! A Ghetto? Yeah, hardly!!!! For all the migration that has occurred I do think City Council has a strong role to play in steering where the activity centre is headed. I was disappointed for instance that the new development at Montclair Avenue was approved for a Snooker Centre (allowing drunken youths access to a balcony on the sixth floor? I dunno if that's a great idea?!) I'd LOVE to see the public space used more for good, busking, street entertainment or cultural events. I LOVED the sounds of summer concert held at Bogong Park and would love to see that back again. The library is old and tired and the table and seats recently installed out the front are encouraging. The activity plan and the redevelopment of the Glen looks promising and will only make it a better destination. Let's take it to the next level!

Glen Waverley is very mono-culture. What was once a thriving suburb is starting to look run down and dirty and I cannot get over the stench that now lingers in Kingsway. The greenery is slowly disappearing and being replaced with concrete in a show of my house is bigger than yours - a trait of the people that now live there. The tax department would have a field day if they investigated all the shops here. Everybody is paid in cash with no trace.

Glen Waverley has lots to offer its residents including a modern train station, small shopping centre with all the essentials, great cafes/restaurants, big parks and an all round safe friendly environment.

You will pay a premium for property especially big blocks closer to The Glen, but renting is still realistic for tenants. It's a popular area for investors, so finding tenants is not a problem.

Glen Waverley is an all round quality suburb offering good infrastructure, multi cultured people, great schools, all within 25-30 minutes drive to Melbourne's CBD.

I grew up In Glen Waverley and can confidently tel you its a quiet and friendly suburb centrally located with good transport links.

While buying into the suburb these days is expensive for most people but for people like my parents they have been luck to cash in on the recent sales boom driven by Chinese investors.

The Glen is basic but has everything you need and Glen Waverley station is safe with regular trains coming and going. Around the train station and Kingsway traffic and parking are a big issue, but once that is sorted but the council there won't be an issue.

Plenty of parks around and good community based sporting clubs. In terms of safety I have never felt unsafe and would think its fine to walk around at night without any trouble.

It's become very multicultural over the years, with a good sense of community and friendly families.

*Insider tip: If you want the BEST pies ever go to Kerrie Road Bakery! The tall blonde lady (about 45-55) who i presume is the manager or owner is absolutely lovely and very friendly.

The area is not as good as Cheltenham or Mordialloc for the price point or distance from the city. The high schools are over rated. The area lacks parking. The new development will make it worst. It's an area now attracting an increasing number of wealthy oversea investors. Locals should look elsewhere
As property is over valued for what it offers. Competition at auctions is very competitive so unfortunately most locals are priced out by cash up oversea buyers who have the advantage of the lower yuan.

It will become over populated with new developments. So in five years time, Springvale road will become a parking lot around Glen Waverley.

It doesn't have a decent public golf course. Not much variety for restaurants. Mainly Asian restaurants now. The Glen doesn't have a Kmart or big W. Never find a car park.

30 to 40 minute drive to the beach. Why would you spend so much when Cheltenham is cheaper and closer to Southland, better golf courses. High Schools are better also in other suburbs such as Mckinnon.

Hardly any car parking for train travel. 1 hour travel to the city if your lucky to find a car park. This includes finding a car park.

The Education results at high schools are high as students get outside tuition so the hype of gwsc and Brentwood is overrated. teachers have it easy. See how the schools would go if they had students who didn't get outside help. The results of the school would be much lower.

So overall, why would you spend over million for a house 30 to 40 minutes from the city?

Ask any estate agent why? More commission of course. They push the great results of high school at the auctions but do they mention that your child needs to get tutored also to achieve those top results.

Sure, comparatively priced above other suburbs about the same distance from the CBD, you pay for what you get. Schools, not everyone has to go to GWSC, the top 3 public school in Victoria. Other schools is just as good and also there are 3 top private schools within 10 mins drive from town. We have our own train line that hits right smack into street lined cafes (we could use a good pub around here) with the variety of cuisines worthy of a run for those in the city (we are not all just Malaysian and Chinese foodie paradise you know although we attract our fare share of foodies from our northern neighbours). Our parmigianas, waffles, all day breakfasts and contemporary steaks are reasonably priced, varietal in establishments and professionally serviced. We also boasts award winning hair dressing salons from every continents of the earth. Our shopping center is one of the most spacious with David Jones, Thomas Dux, Coles, Target, JB Hifi & Woolies as the anchor. And we are expanding this in the next 5 years. With a fantastic food court and coffee places competing for your dollar , we are spoilt for choices. We have access to the most number of horizontally variety of medical services from orthodentist, GPs, plastic surgery to TCM. We are 5-10mins access to all freeways, including the M3. We are also near farms which gives us plenty of organics straight from the ground and the Carribean market offering more choices. We are also surrounded by public parks with stretches of walking tracks. We also have our very own new generation aquatic center with a wave pool. To be fair, we are also 15 mins drive to 3 other shopping malls if we are bored with the Glen. We have lived here for decades. We have seen it grow. There is something here for everyone. Look closely, do your research, and you can still budget yourselves to come and enjoy this platinum suburb. The Glen Waverley box actually stretches within Blackburn, Highbury, Jells road and the Monash Freeway.

Safety, Good school, Nice restaurant and cafe.. good public transport not far from University & hospitals (train and bus) , Location Location Location (not far from city) there is no perfect place like Glen Waverley.. I see one review with low score that's because he or she can not afford to buy that's why write a bad review,, The is jealousy not a review,, given the chance every one want to live there.. i want to live there but can not afford it.. leave the Chinese alone,, they have their own world,, they bring in money to Australia it may not benefit you indirectly but it give a lot of JOBS.. in somehow It benefit everyone. Now a days its hard to make end meets,, We are very lucky to have there investors comming here and wanting to live here, Australia is big enough and there is plenty of land to built.. If you do not like the area move out .. there are lots of area you can go where you can afford.. Imagine living in a place where there is no investors ,, there will be no JOB, No opportunity, No money, no house.. so what you rather do.. stay home and look at the SKY and live in nice area but have no money to pay bills.. or let the Chinese investor to invest and make the country more prosperous, and we can get on our life.. Everyone benefit from this either you or your family member either you are a cleaner, Electrician, plumber, waitress, Business owner, Judge, Bus driver, public servant, courier, truck driver and etc remember every one benefit from it..

To be blunt, you will get out bidded as the agents will target certain demographics at the auction.

I have lived in Glen Waverley now for 20 years and cannot speak more highly of my suburb! Our house backs onto the Bushy Park Wetlands yet is close enough to the train station, shopping and Kingsway restaurants for all the convenience we could ever need!
Real neighbourhood spirit and great schools nearby. Recommended for everyone!

Its a beautiful green and peaceful suburb, the make up of the population are very multi cultural and diversified, it has great schools, good public transport hub, train & bus, its an easy reach to any where, The Glen shopping center at Glen Waverley as well as shopping centers at Box Hill, Chadstone and The Knox. The very popular Glen Waverley Secondary College and the nearby Glendale, Highvale and Brentwood schools is one of the main attraction of people who wants to call Glen Waverley home. Dinning out at the Kingsway restaurants, enjoy the Chinese, Malaysian, Japanese, Thai, Mexican and Korean cusine or have a cup of coffee in some of the best coffee shops in Kingsway Glen Waverley..... and much much more.

I've been living in the Glen Waverley area for almost 10 years now - so I've witnessed it was when it was not so red hot yet (in terms of prices) till now - on a somewhat downward spiral currently.

Positives:

- Great transportation. Train line is relatively short and safe. There is also a bus hub that connects GW to most surrounding and further suburbs.

- Great school, but I somewhat think they've overblown/exaggerated it's "academic greatness".

- Good restaurants/cafes/facilities. Very good Asian restaurants and cafes nearby. Decent nightlife with a couple of good, safe late night cafes and the somewhat seedy Karaoke scene (if that is what you're into...)

- Vibrant Entertainment life - Cinema, bowling centre, wave pool, karaoke bars...etc.

- Commercial sector is quite vibrant with 3M, Toshiba and the Police Academy nearby as well as a swat of medical clinics.

- Various swaths enjoy green scenery and a good view of the Dandenong ranges.

Negatives:

- Prices here have at least doubled, sometimes tripled in some pockets and I seriously that it is sustainable. Seriously overblown housing prices.

- Being 20km from the city, it's probably a tad far and representing a "middle" suburb. If it was 5km closer and town planned like it is, wow...I can imagine the area being even further serious $$$.

- Medium to High density housing starting to appear in parts closer to the town centre.

- The Glen shopping centre is somewhat out of place. Needs to be refurbished/extended/expanded.

- Parking in city centre increasingly difficult, traffic is congested on weekends and on Friday nights.

Where do I begin? Glen Waverley has everything. Great connectivity, Cafe’s, restaurants, and schools everything that you can think of is here. If something is not then it’s only a few minutes away. It’s a lively place but the increase in traffic on Springvale road is a bit of a concern. Overall Glen Waverley acts as the eastern suburbs hub and is always a happening place.

Florence St is around the corner from where we live. We have lived in Glen Waverley all our lives and are now bringing up our own children here. Whilst the property prices are expensive in comparison to some other areas Glen Waverley offers unbeatable value in its local facilities, train station and schools. You can walk to everything here and especially if you live in Florence St too you are in the Glen Waverely Secondary zone, one of the best secondary colleges in the country! There are a lot of Asian families moving in to the area but still plenty of Australians and lots of other nationalities too, everyone is very friendly and there doesn't seem to be much in the way of racism here, everyone lives together happily in this suburb and respects each others cultures, the way it should be. I doubt anyone could be unhappy living in Glen Waverley.

Having been living in GW for over 6 years, very happy with everything here, it is just close to everything, railway, shopping, restauants, one of the best secondary schools in Vic...The area is having a lot of developments on the way which will make it more attractive for people wanting to reside here.

Provided you are not expecting to be able to walk to your favorite night club. Plenty of restaurants to choose from, with some great ones thrown into the mix. If you really need to spend $500+ at a restaurant to feed 2, then move somewhere else. Great shopping centers, plenty of GPs, schools, Monash freeway, public transport, good people,well stocked dan murphys. Dont think Gw is over priced when you take everything into account. Do agree that there seems to be a couple more Chinese families in the street. But hey so long as they don't sit out the front on couches dragged out onto the lawn, drinking topless and they mow their lawns from time to time I really don't care. That factor alone would not affect me buying in the area. All of the aforementioned draw cards along with resale value would be more important for me. I think that in spite of The slight drop in interest from foreign buyers, there is still enough going for glen waverley to keep prices reasonably stable.(as stable as anywhere else in Melbourne)

I would recommend it for Families

One of the most populated suburbs in Australia, Glen Waverley has almost 40,000 residents. Its proximity to Melbourne’s CBD, lively social scene and business hub make this a hugely desirable location, especially among young professionals. Glen Waverley plays host to many restaurants, cafes, cinemas, night markets, hotels, shopping malls and department stores.
