"Expensive"

Guildford, a charming suburb in Perth, has a rich historical heritage and a picturesque atmosphere that appeals to many. Its historic streets, colonial-era buildings, and serene Swan Valley location have made it a highly sought-after destination for residents and visitors alike. However, one aspect that needs to be emphasized is the rising cost of buying property in Guildford.

In recent years, Guildford has become increasingly expensive, making it a challenging market for potential homebuyers. The demand for real estate in this idyllic suburb has driven up property prices, pushing it out of reach for many budget-conscious individuals and families. While Guildford's beauty and heritage are undeniable, it's essential to be aware of the substantial financial commitment required to own a piece of this historic paradise.

Despite its high property costs, Guildford continues to attract those who appreciate its unique charm and proximity to the Swan Valley's wineries and attractions. For those with the means, Guildford offers an exclusive and historically significant place to call home. However, for others, it may be a dream that remains just out of financial reach.

"Beautiful and full of life!"

Walking distance to pubs, resturants and cafes with all price ranges so perfect if you like going out. Beautiful antique stores and new furniture/homewares stores. Lovely parks and architecture.

"Lively and rich in character"

I lived in Guildford before moving to the country. Fortunately we did not sell and we are moving back. The reason, the access to the train, shops, parks and the river. All within walking distance. You could live there easily without a car.

The picnic areas by the river is beautiful and we put our kayaks in there. The train station is within 3 minutes walk and is a short ride to Perth city. We have noticed that the local shops are expanding and renovating, possibly due to the increased numbers of people with the new sub division opening up nearby. The restaurants are also within walking distance as is the Rose and Crown, a fantastic hotel. Unfortunately the Guildford Hotel itself is still sitting in ruins, but I expect that to resolve soon.

Guildford can be noisy with the train and planes. It is also bustling and alive with the main street often full of shoppers, commuters, school kids, and locals. Peace and quiet can be found further away from James street, although there is the flight path too.

Guildford is not to be confused with South Guildford, which has a totally different character, more suburbian and muted, and further away from the shops and train. People often market their South Guildford property under Guildford, to add to the perceived value of their property.

All up, the suburb seems to be getting 'closer' to Perth, as Perth expands. Close to the airport and brickworks, as well as the Midland shopping precinct provides employment opportunities and good rental returns. Guildford has been described as the next Subiaco. I am not sure about that, but it is very convenient and has a positive and historic feel that is attractive.

"Old suburb close to Perth"

Guildford is a suburb of Perth about 14 kms from the CBD. Guildford is as old as Perth and Fremantle and is an inland port. Many of the building are very old with shops with old verandahs still in use today and the whole suburb has been heritage listed. Given the close proximity to the capital there is a good chance you will find employment in any number of fields and there is a good transport system for those who wish to commute by public transport. Guildford is surrounded by good schools both primary and secondary, state and private and is close to TAFE Colleges and universities. There are plenty of sporting and recreation venues including golf courses, playing fields and recreation centres. There is no shortage of medical centres and allied health professionals, with dentists etc all close. There is plenty to do in Guildford with some great restaurants, hotels with live entertainment as well as all the cultural activities in Perth. Being close to Perth the property prices have risen in recent years and almost reflect those of the eastern states. Rental properties are climbing in value as well but with good employment it is not an issue.
